Property Ratings at Colonial Terrace
Colonial Terrace is a wonderful opportunity to live in a great neighborhood at a reasonable price. From the moment we moved in, we have found the Management to be exceptional. From Max who solved our logistical problems upon our moving in, to our Manager Sarah Loewen who keeps the property well manicured with beautiful flowers and maintains the mini-forest that that adds ambiance close to our rear parking lot. She accents a well developed security, surveillance system with key codes and chipped key entrance with active enforcement against marijuana usage through policy and legal action. She has also worked to unify the community through well-organized events and the addition of a barbeque and picnic area. When I'm choosing a place to live, it's always the people! Here you have a great neighborhood, nice neighbors and an exceptional management team.
I would not recommend Colonial Terrace apartments to anyone. The rent is decent, its located in a great area, parking was fine, and the apartment was spacious however there were too many downsides to this place. The walls are thin, no in-unit washer and dryer, mice (yes, mice), ants, box-elder bugs, we had two windows just fall right out and shatter on our floor, the screens were not on tight (hence the bugs flying in), and the building needs major renovations. Management was slow to respond (if they ever did), the fridge was duct taped together, and strong constant smells from other apartments. This just was not the place for me!
I've lived here since October 2014 and it's been a great experience. The property manager, Ashly, and maintenance are very quick to respond and take care of things. Residents are given plenty of notice about property-wide maintenance events such as snow plowing the parking lot, garage cleaning, etc. The location is great-- just 30 seconds away from hwy 100, with really easy access to uptown/west end! However, with the building being right on a busy corner, the noise from Minnetonka blvd can be very loud sometimes, so that should be expected. But inside the building, the neighbors are quiet and I've never had any problems with noise. The apartments themselves have been nicely remodeled within the past 5 years, I believe, and they look great. The building also has a community room now with a kitchenette, TV seating area, and an exercise room with a treadmill and elliptical. If you like to do your exercising outside, there are lots of parks, sidewalks in the neighborhood, and the Cedar Lake Regional Trails are nearby, which I really enjoy. The off-street free parking lot is a major bonus and there is also a heated garage available for a monthly fee-- perfect for winter. Overall, I recommend this property and will be calling it home for more years to come!
Lived here for a year 2015-2016. Ashly was great with getting back on questions and easy to work with. Maintenance was usually taken care of in a few days. Honestly you could hear noise walking down the hallway but not when you're in the apartment. Safe and great neighbors. Close to uptown. Downfall is the exit of parking lot! Very stressful to get out when it's a busy morning. Lived on the street side so traffic can get noisy sometimes but you adjust to it. Very comfy but bathroom needs to be redone and closet doors!

I love how on top of maintenance request the landlord is. The apartment is for the most part clean and inviting. I love that the unit is updated with new apartments. I only wish the bathroom was the same. There is one small community space with a treadmill and a elliptical and a couch and a tv. I wish there were more. I also wish there was a place to be outside, balconies, or garden space. It's close to uptown and the Minneapolis lakes chain which I love and you will too if you're an active person. Overall, a very great place to call home.
I was looking for a 1-bedroom in that neighborhood, and found this one. Called the office, and was told that there's no 1-bedroom available right now, maybe coming back and check again in March to see whether something opens up. The building looks nice and the location is very convienient for school, shopping.
