Property Ratings at Colonial Village Apartments
The new management is a bit disorganized and inspects rigorously. You may have more than 2 inspections in a month. They will name it asset inspection, pest inspection, fire alarm inspection, HVAC inspection, etc. If you love privacy and freedom, this is not the place for you. You're basically letting strangers inside your house and they require access to "all rooms". You don't even feel safe in your own apartment. Dry leaves are all over parking spaces by their property. Out of four properties on Troy St, this is the only property that does not vacuum dry leaves by the parking spaces. If you have a little extra money, look somewhere else. This place used to be affordable, but because of the deteriorating maintenance and extreme inspection, the affordability is not worth it anymore.
1. Unsafe-Faulty alarm system. Goes off randomly at 4 am on weekends so often that the residents don’t go through the proper procedures of coming outside when they go off. 2. Inconvenient- No staff live on the property. If there is an emergency no one will respond. 3. Will cause health issues-lots of smoke throughout the apartments and hallways and outside. This was supposed to be a non smoking community, but that’s not true. 4. Only 1 laundry room for entire complex and only one trash room. No trash service.

We appreciate your time in providing this feedback and are very sorry to hear of your experience. While we plan to address your concerns below, we also encourage you to contact us directly at the leasing office so we may speak with you further regarding any unsatisfactory experiences with your community. Our goal is to provide a safe environment and exceptional support to every resident we serve. 1) Our fire alarm system is currently in great standing, passing all fire safety inspections through Anderson Fire Protection Service, and is in compliance with all county and state inspections, and therefore is not faulty. If they are “going off randomly”, they are signaling danger based on their intended function to provide safety to our residents. Once an occurrence is detected, the fire department is alerted and our fire alarm monitoring system is engaged to notify all other proper authorities, including our apartment staff. 2) While we may not have a staff member living on site at the property, we manage each of our communities as if we lived there ourselves and are continually working to improve the services and support we provide our residents. With our 24 hour emergency maintenance service, our goal is to provide ongoing support, should you need to reach management outside of normal business hours. If you need help right away because of an injury or you are in immediate danger we recommend calling 911. 3) Our management works to enforce leases in regards to smoking and issues vacate notices to tenants when we are made aware of residents breaking this rule. Please notify us of any incidents you may be aware of. 4) There are two laundry facilities on site that all residents have access to. Additionally, trash is picked up twice per week. Since we have not had any disruptions in our trash service, we can only assume you may be referring to trash being picked up directly from your unit, which is not a service that we provide. We hope this has addressed your concerns, but as mentioned above, we encourage you to reach out to us directly to speak with us further.
For rent controlled housing, this is a lovely complex with a well maintained landscape. The rooms are a nice size, and the living room and kitchen are spacious. For the most part all of the flooring and fixtures are in good shape. However, the maintenance leaves something to be desired. The maintenance crew just comes and goes in our unit as they please, whenever they have to install something or check the HVAC etc. Yet, they never show up when we actually need them. I had water damage in my ceiling for 9 months before they finally caved and fixed it. We had to hassle them ever couple of weeks for 4 months before they did that. We also have some roaches in our kitchen every now and then. They have sprayed the place multiple times, but clearly whatever they are using is not effective.
This apartment community is a couple blocks away from the Courthouse Metro and close to Rosslyn & DC. If you are looking for a 2-bedroom or 3-bedroom apartment, come to this community as the grounds are well kept and there's a laundry facility/trash room/community room all in the same area. The rental office staff is very helpful with any questions or concerns and maintenance works diligently in a timely manner to complete repair requests. There's a great number of restaurants and grocery stores nearby and there are bikes for rent within walking distance. If you love the city life, you will love living here. Living in this community for many years has given me such convenience, a sense of security, and a great feeling to recommend Colonial Village apartments to anyone! Hope this helps:)
