Stretched along the Rappahannock River, Fredericksburg is about halfway between Richmond and Washington, DC. Once home to George Washington’s mother, Mary Washington, and the site of several Civil War battles, Fredericksburg is a history lover’s dream.
History buffs have a lot to explore in Fredericksburg, including the Fredericksburg and Spotsylvania National Military Park, George Washington’s Ferry Farm, Mary Washington House, Chatham Manor, Kenmore Plantation and Gardens, Hugh Mercer Apothecary Shop, and the James Monroe Museum and Memorial Library.

Terrible. Do not move here. Would give zero stars if I could. Buildings were run down, dirty, bug infested, and moldy. There was mildew growing under the caulk in the bathroom when we moved in and pre-existing water damage in the kitchen. Paint was chipped, and there was a gap between the windows and the frame in the back door that made the apartment difficult to air condition appropriately and let bugs in. Laundry machines were never working, and there are only two of each type per building, so if one was out of order and the other was in use, it would be very difficult to do laundry. Management also attempted to overcharge us numerous times throughout our stay here, they attempted to trick us into signing a lease at twice the listed price, they also attempted to charge us for an additional month's rent after we moved out. Do not expect the listed price to be what you actually pay to live here, they hit you with $150-200 in hidden fees such as the mandatory cable and utilities. Lastly, they charged us over $800 so they could replace the carpet in our unit when we moved out despite the carpet not being damaged. We ended up paying because we just wanted this place to be behind us. The park nearby is the only thing that made living in this cesspit bearable.

They literally paint over dirt, bugs, and even door hinges, no actually cleaning before you move in. Also only one usable outlet kitchen and no ethernet output. My ac broke 3 times so far and I've only been here 5 months. The parking is sooo dumb. Only a few visitor spots which you need a visitor pass for, also you need a pass for regular spots. This committee is too old and cheap to require all of that. Good luck having more than one person/car visit you at the same time. Can't wait until I move out!!!!!

I would not recommend anyone to live at any property owned by MAA, but especially not Greenbrier! From the first week my roommate and I moved in (2 females) we have had major safety concerns of very aggressive & inappropriate neighbors. We have had so many issues with this neighbor the FBPD has helped us take protective order steps meanwhile the staff and management at Greenbrier have done nothing... they have been informed of every issue, they continually lie to us about processes being taken but nothing has changed. Now that we are trying to move out (again we have been asking for assistance on leaving because we feel so unsafe) they are only offering us to move to sister buildings where the rent is double, and or keeping us where we are but again increasing rent which goes to show that truly what matters to them is taking you money always, absolutely NO customer service, we have had so many issues with parking management is not clear on polices/ or they change them often with little to no notice, internet and cable issues which again we have had COX out twice and they inform our management needs to update buildings this still has not been accomplished. Pluming issues with dishwasher and tubs backing up, the heat and AC units are just terrible you either have to run it 24/7 or sweat/ freeze, they don't take care of the property trash is always overflowing, branches falling on cars, then they just leaf blow them around scratching vehicles, appliances are not updates often hand me downs from other apartments. I would stay far far away from Greenbrier!

Do not rent from here. My kids and I have had respiratory problems since moving here 3 years ago. Come to find out there was black mold under the kitchen sink. Everything is falling apart and the plumbing is horrible. The master bathroom toilet clogs at least once a month. Horrible horrible horrible. This place should be shut down. It's getting too old.

I love the location, it is quiet and perfect for dog walking. However, the buildings are run down and many neighbors complain of mold. My biggest complaints are the “MAA Connect fee” which is $45 per month for “free” cable and the website where you have to submit maintenance requests and pay rent. I dealt with that, though, it wasn’t enough to move over, and renewed my lease; there was a slight increase which seemed reasonable-ish. I just got a lease renewal form which indicates my rent will go up 20%, or $240 per month. That’s crazy! My mailbox looks like it is about to fall over, and they haven’t made any improvements since’ve been living here.

I moved here in 2013 and the apartment was decent. The leasing office lady was nice and the maintenance men were hardworking and got the job done. However, during the next year or so I saw a change in management and then another change in management like a revolving door. The wonderful gentlemen who used to clean the steps, sidewalks, etc. left for another facility. No one cleans the steps anymore. In fact, I have cleaned our buildings steps just out of respect for the people in our building and I. Lately I was accused of leaving my dogs waste and was charged $50. These people did not even have the decency to tell me until I saw the statement. First of all I pick up the dogs waste. Second of all these pictures of "evidence" showed me on the sidewalk and my dog on the sidewalk. Unfortunately this management team considers you guilty until proven innocent. This place is a joke. There grounds are littered with trash. The trash cans are overflowing. The pet waste cans are overflowing and today I went to get more pet baggies for doggie waste and guess what? They were out. Hmm. There is no genuineness here. The rental office seems to prefer money over loyalty. The only thing decent about this place is the fact that there is Alum Springs Park behind this complex. A friend of mine who lived here for over 20 years moved last year. She said this place was getting worse and worse. Its up to you if you want to move here, but I would listen to me, and "don't move here"s post, and "avoid this place like the plagues" post. There is no perfect place, however, there are places with a higher moral character than others.

The place is a dump that does not even deserve 1 star. Being new to the area at the time, this place was a BIG mistake! What these insatiably avaricious people charge for an old musty place that smells like mold is absurd. When I arrived, the carpet was already ruined. When I left, Greenbrier had the nerve to charge me $700 to replace the carpet (that was already ruined). Greenbrier charged this $700 in addition to a bunch of other made-up fees and refused any of attempts at discussion--sending everything straight to collections. Read the lease and you will see that it is 100% in Greenbrier's favor and not AT ALL in yours; everything is designed to make these greedy people more money at your expense, and though technically legal, certainly not honorable. Avoid Colonial Village at Greenbrier like the plague. You can find WAY better places in the area; you can find cheaper rent; you can find reasonable and courteous landlords. STAY AWAY from Colonial Village at Greenbrier!

Contrary to what one review said about this being an "awesome first apartment" that is incorrect. Too many fees (Pest Control fees) yet I still have bugs, MAA monthly connect fee, trash fee, and other miscellaneous fees which increases the rent I'm still waiting to get a screen door which was offered and requested 4 months ago. Trying to reach someone by phone is like trying to find Waldo. Maintenance is not very good at repairing things nor do they respond in a timely manner. My opinion, find another place to live

If you are a young professional starting out or a young couple in your first apartment this apartment complex is great! It doesn't have any lavish extras but you get what you pay for and for the money you get excellent value. When we moved in the apartment was clean and freshly painted. There haven't been any bugs and any maintenance requests we have submitted have been taken care of promptly. For under 1000 for a 1 bedroom the value is second to none.
This complex is not the nicest or the most sophisticated place in the area the buildings have been around a few decades and the design of the apartments shows its age, but they are well situated and reasonably priced. The apartments are nestled in the woods just outside of the city park with minimal traffic noise and pleasant views for many of the apartments. A convenient trail leads right to the train station downtown as well as two of the three local national parks. The staff is incredibly friendly, my apartment had a lot of issues on move in but they worked incredibly hard at fixing them right away. The complex also include a nice pool and a tiny fitness center that is perfect for some quick cardio. Overall its a great starter apartment.
