Property Ratings at Colonial Village
Pros: Big kitchen, fair sized rooms. Decent pool. Good area. Grounds are pretty (except for the dog poop people don't pick up), it's easy to reach management (cooperation is another story) Model unit is NOT showing reality. Cons: Old plumbing, old carpets in the unit and hall, no crown molding or threshold guards there's always nails popping up between the kitchen and living room stabbing your feet. When I called maintenance, they took a spackling tool and banged on them a few times then left. Our tub was soft and mushy under the surface, like stepping on a tarp that's covering a pile of wet mud, and when we told the front office right after our move in inspection were told it would be replaced when it was time to update the unit. So basically not getting fixed before we moved out. This resulted in sitting water after each shower. AC units freeze and leak as they have not been replaced in over a decade or more. Baseboard heat leaks. The only well-kept playground is by the main office, the rest have rusty or broken equipment and always have empty liquor and beer bottles/cans strewn about. Packages are not safe as people steal them and the front office refuses to set up cameras in the main entryways. Parking is a nightmare after 5pm. Laundry rooms and appliances are dirty and there is always at least 1 machine or more out of order. If you have to go to the ground level laundry room, the drain is always backed up and leaves a puddle of filthy water from the washers, which are set to drain from open piped right into the drain in the middle of all the appliances. They do not fix these-they leave you the number for the vendor to call yourself. Seems like bad planning to let residents be in charge of community laundry service requests. The only 2 machines to load your laundry card (yes you need a special laundry card) are in buildings that are fully inaccessible by early evening. There is absolutely no sound absorption so you hear everything and everyone hears you. People constantly (maintenance included) prop the entry doors open and leave them like that, so controlled access is a joke - this is assuming the door locks on those doors are even working that day. The bedroom doors are a cheap wood that swells when it's humid out won't fully close in the summer. The only reason I gave 2 stars and not 1 are the pros I listed. Yes, the prices here are nice compared to others in the area, but still probably $100 or more a month over what it's worth to live here.
many problems with property manager and maintenance
Worst apartment maintenance.. anything broke they wont fix it immediately, you have to fight with the team to get work done each and every time. The garbage disposal breaks every 2-3 days, reason they would say either you dont know how to operate and/or this is a old building. The shower water is erratically changing from cold to hot every few mins, if you have kids please dont come here. They will make you sign a "lead warning" only during your actual lease agreement day so you have no choice. Please think twice before you choose this as your home!! Its not worth it, there are better places around, if you count money as I did, you will repent forever.
Nice elevator building with 1, 2 and 3 bedroom units. Located near major highways making it easy to get where you need to go. Recently updated large kitchen and bathroom. Two spacious bedrooms with walk-in closet in the master. Pool, workout room and tennis courts on premises. Beautiful lake with walking path to exercise or picnic tables if you just want to relax and enjoy the view. Playground area for the kids so there's something for everyone!
I have lived in this complex for 4 years. No major issues or problems. Washer and dryer are not in unit but there is a room in each building, ours has 8 washers and 8 dryers for 5 floors, at $1.25 a piece with a programmed card. Very nice facilities, 4 basketball courts, workout room, pool, tennis court, multiple playgrounds for the kids, big lake with a trail to walk around with benches and grills. The buildings are not brand new by any means, some cracked walls and old tiles in kitchen and bathroom, but maintnence is always helpful and they replace anything that actually breaks or is not functioning.
Plumbing system is really bad. The apartment isn't that bad but the water and plumbing are really below average.
this apartment complex could be great. The size of the apartments are great for the money and fairly updated on the inside. They have a wonderful pond with fountains and a trail to walk all the way around it. Best part is they let my 30lb dog live here which is very hard to find an apartment that allows dogs over 20lbs without the rent being outrageous. Only problem here are the bugs and the staff. During the winter and spring I had tons of centipedes! Ew! And in the summer big black carpenter ants. They come to spray your cabinets for bugs but it obviously doesn't do too much. The staff seems nice but not genuine. And they seem to get to things when they get there. I've called for multiple things that broke or things that were leaking and they never give u a time frame when they'll be there to fix it. They'll just walk in when they're ready, no call ahead of time. Then they don't leave a note that they were even in your apartment, which bothers me. Air conditioner has had this raunchy smell coming from it and have called on it three times when after the first time they sprayed some stuff in it and if it didn't work said they'd have to replace it, which they have yet to do. Now it's starting to smell when it's not even turned on! I had a leaky window that had been leaking for weeks that I had to line up buckets under the windowsill. they just fixed this problem finally but now the drywall above the window has permanent wet marks but they don't seem to be concerned about mold growth. If their staff could just get it together instead of chitchatting in the office all day and have a little more pride in their buildings, this could be a very great place but until then...
We LOVE our apartment. It is so big and comparable to what others are paying for a 1 bedroom and we have a 2. Our kitchen is open into the dining area and we have had many gatherings with friends and family even though we live in an apartment. The people in the office are so friendly and when we decided to get a dog, they were able to explain the process and now we have a puppy who had made our little apartment more of a home. They are great at responding quickly to any maintenance requests we may have and are beyond friendly. We are very happy to call Colonial Village our home.
This place is one of the best places I have lived , 4 play grounds , a gym, laundry, tennis court, basketball court,jogging track, fishing pond.lots and lots of parking . There is no worries here all you have to do is be ready to enjoy a peaceful living space and wonderful neighbors.
