Cherry Hill is a close-knit community located 8 miles southeast of Philadelphia. Haddonfield, its neighbor immediately south, creates the border between the two towns. With a preserved historic district teeming with Victorian, colonial and federal-period houses, it's no wonder that Philadelphia Magazine chose Haddonfield as one of the best places to live in the Delaware Valley.
The close proximity to the city combined with safe neighborhoods, excellent school systems, and all the charm living in a historic town brings, checking out the area is a no-brainer to those contemplating a move in the area.

Property Ratings at Colonials Apartment Homes
Overpriced mice/bug invested apartments ! . Whenever something needs to be fixed or retouched, maintenance will do what they can (the bare minimum) just for such issue to reoccur weeks later. Property Manager,Kathleen and leasing agent Timothy are not the most pleasant from my experience living here, but they are always changing employees in that leasing office which says a lot. . The leasing agents and property manager do not even live there to begin with so that explains the lack of care/compassion. Sidenote: Every response to a tenants complaint/review is some kind of passive aggressive response and even more lack of compassion/professionalism from the leasing office. Overall Do Not Settle by moving here !

There are mice in the building. Leaving will not do anything about it and say they tried but putting mouse traps. Whole building is infested with mice so I was forced to leave in middle of my lease in which they charged me a early termination fee which I don’t think I was liable for but ended up paying anyway because krista and the property manager would not do anything about it. Also gave them a written 30 day notice and when I came to give them the key they were closed on a Saturday so I couldn’t return the key until Monday due to them being closed on the weekend. For which I got charged 2 extra days for absolutely no reason. Leasing staff does not care about anything and just wants to charge for any reason. I was told that I was supposed to drop off my keys in a box where rent checks are deposited with nothing else posted.

The office is open on Saturday from 9:00AM-5:00PM, and we also have a rent drop box in front of the leasing where rent checks and keys can be dropped off after hours. The staff had to call you last Monday to ask for your keys. Please review the lease agreement that you signed regarding early termination of your lease.Congratulations in your new home!!!
Mouse infestation, saw 2 mice first night I moved in. Smart mice, won't be caught. Mold issues mostly in the air conditioning units, dust from i assume pop corn ceiling probably isn't healthy. You have to constantly adjust the water temperature when taking a shower. You either freeze or burn. If you work late and need a shower, it won't be hot. Laundry facilities stink, washers smell nasty and dryers hardly ever work. Horrible smell on the first floor and the first floor is over run with sewer flies. Parking is ridiculous. When you complain about parking they suggest paying for a reserved spot. People stop complaining because it seems to fall on deaf ears. Besides the mice a neighbor of mine caught a sewer rat in a glue trap.

Western Pest has addressed this mice issue and doing a regular exterminating preventative treatment. Laundry facilities are cleaned on a regular basis.Resident must contact the management office to address her concerns.
I have lived in this building for 2.5 years. If moving wasn't so stressful & time consuming, I would have left after the first year. Theres a number of issues I've had living here. There are chunks of mold growing above the stove that should have been cleaned before I moved in. We had a huge fire in Sept. 2018 and you could not hear the fire alarms from inside the apartment. I was one floor & one apartment over from it but at that point I could not exit the building. There is CONSTANT vandalism due to the kids living here, or not living here. The doors to the building have not properly shut & locked behind you since I moved in, giving anyone the chance to enter from outside. There have been multiple car break ins & the only camera in the parking lot faces the dumpster.. so, that's helpful. I also went to the office to tell both property managers that a man was trying to enter my apartment late on a Wednesday night and it was laughed off to be a drunk man, which I agreed, he must have been an intoxicated resident, but of course the cameras don't show the long hallway, which I'm at the end of. I was told camera footage takes a long time to get, which is also ridiculous especially when someone technically was trying to enter my apartment which ended in me having to call the Cops. On top of that, it has been 4 weeks since I gave them this information& I have not heard anything since. This building does nothing for the safety of it's residents. We have had children break hallway lights, scattering glass through the hallway & stairwell, which was not immediately cleaned& I had to thoroughly check my dogs' paws since we take the stairwell to go outside. A/C units leak, causing water build up under carpets & down the walls, to other apartments. I have had pictures all off the wall because of paint flaking off & water damage/stains throughout because of an upstairs leak. Just told "it'll dry" rather than proper steps to be taken, avoiding build up of mold and mildew. This is an unhealthy environment to breathe and if you are allergic to mold, you WILL suffer living here. Money & time has been spent "improving" the look of the front building; new paint, new windows, etc... & the back (west) building has never been touched. Colonial Bikes have been installed in the winter, yet my building still had broken doors. This property is NOT somewhere to live, AT ALL. I cannot wait to leave and I would never recommend anyone to stay here.
I've lived at The Colonials about a short 6 months now and have had nothing but a pleasant experience thus far since I've moved in, they replaced all the windows in my building, repainted the entire interior hallways from top to bottom, pest control doing an entire sweep of the building looking for (and dealing with) evidence of rodents and access ways for rodents to get in, power washing the exterior, fixing a parking lot drainage issue and fixed a few nagging issues I personally had and fixed them very promptly. (a leaky drain and trash compactor not working).. Apartment living is just that, it's going to come with a certain level of expectations you need to expect that you aren't going to get unless you own your own home, which in itself comes with its own set of problems. It's a give and taken.. The Colonials meets my expectations of apartment living. It's quiet, problems are dealt with timely, cleaned daily, staff friendly and attentive.
My family and I recently moved out of the colonial apartment buildings (on Cooper Landing road in Cherry Hill). Our experience living in these buildings was horrible. We had cold bedrooms in the winter, a stove that did not work, a window that did not open, a bathtub that was chipping and did not drain properly... even though we requested these items to be fixed. The office people say “ any request you make we take care of within a day”. The truth is that maintenance finds ways not to make costly repairs at the tenants expense.” Don’t rely on them fixing things. They just care about saving money. The building fire alarm went off two times and it was so quiet that you cannot hear it from inside the bedrooms in the apartment. The first time it went off, because of just smoke, we were awake and barely heard it. The second time it went off, when there was an actual fire, we were sleeping. The police needed to bang on our door to wake us up. What good is a fire alarm if it isn’t loud enough to inform residents that there is a fire. Moving into the colonials, as it is right now, is putting you and your family at risk in the event of a fire. The apartments are fully carpeted minus the kitchen and bathrooms. Having carpet underneath where we ate (the dining area) was horrific for us as a family with children who frequently spill. We ended up needing a professional carpet cleaner multiple times. Fully carpeted apartments was a poor choice of management. When we moved out the colonials forced us to pay for carpet replacement for almost the entire place under the notion that the carpet was stained. They say the stains couldn’t come out, even though when I had it professionally cleaned everything came out. If you move into these apartments, they will find small things to hold you responsible for and force you to pay for them. I am glad I got out.

I am sorry to read about your poor experience. I would be happy to speak with you about your experience. Please feel free to reach out to me at kim@morganproperties.com
Management and owners of this property should feel ashamed! The building I observed this past weekend left me with a very, very poor overall impression of the Colonials at Cherry Hill. The doors to the building, designed to prevent outsiders from entering, did not lock from either the inside or the outside. It would appear to me that this security deficiency could allow any individual from the outside to walk into the building and directly up to residents' apartment doors. Very scary, in my opinion! There were also two elevators located in the six-floor building I observed, one of which appeared to have been broken for quite some time based on the yellow "out-of-order" barriers surrounding its entrance. The other elevator, which moved at a snail's pace, would stop on the fourth floor each and every time we headed down from either the fifth or sixth floor. Very inconvenient for those who may have a handicap or those who simply wish to avoid taking the stairs.

Thank you for your experience. We are working to update and upgrade the community and appreciate your patience as we make the appropriate changes.
I had looked at a dozen or so apartments in the area and out of all of them the Colonials was the best! I have a one bedroom apartment that has a washer/dryer, full sized appliances, brand new kitchen cabinets and countertops and it just hits all the things I wanted in an apartment. The main living space feels big and opens up to the kitchen with an island very nicely.
