Property Ratings at Colonies Landing Apartments
I moved here six years ago on what was supposed to be a one-year lease. My grandmother has lived here for almost 20 years and after her second hip replacement, I needed to be close by to help her with her long road of recovery. After my first lease was up, I decided to renew for one more year. After the second year I decided to make it a permanent move, not because of my grandmother, but because of my experience. The prices are one of the cheapest in the area, it’s so quiet and the staff is really great. From Monica and her ladies in the office to Luis and his maintenance staff, everyone is very responsive and on top of everything and the care and concern that they have for my grandmother, whether on her good days or her really bad days, is awesome and completely appreciated. 10/10 would recommend!

Inefficient administration. I will illustrate with 3 facts the bad work of this apartment complex. First of all, we used to rent an extra parking space in the complex lot, but even with the payments up to date, they rented our parking space to another tenant without the minimum of communication. when we confronted them with the problem, they asked us to prove that the parking space was still been paid by us and we did! To this day we have not received a single word of apology for the inconvenience. Also, theft of car's tires is a common event that happens at this complex, something that they know and willing they do nothing about it, not even alert new tenants of it. And finally, by the time we got fed up and our lease was about (not finished) to expired, our realtor requested a payment history to go to another rental and in the history they stipulated that we had an unpaid balance of 57 dollars (which was never told to us) even though there was still a week left on the lease and we were still living the unit. we made a claimed and it was fixed but not before we lost a rental unit due to this wrong balance owed and without any apologies for the inconvenience. In conclusion, this condo administration is a disaster. Think long before you arrive here because at first chance they will deceived you.

After my last 6 years here I am done with the constant raising of the rent. Rent has increased over $250 a month with no capital improvements to the buildings. They did "patch" the broken concrete all over the parking lot but the Gates break down all of the time. Also the second exit was chained shut years ago so its one way in and out now. The apartments are old and outdated inside and out with inefficient heating/cooling equipment. The appliances are cheap and the faucets are cheap. The plug in receptacles are worn out and there is about 3 inches of paint from all of the repaints over the years. The cost a month is NOT worth the living conditions.
The word to describe this apartment complex is okay. Not too bad, not amazing, just average. I like how there is a locked fence protecting the entire complex and the only way to get in is with a key, another plus is that the maintenance staff is always on time. The worst thing about the complex is the PARKING. Oh my it's so bad. There's cars parked all along the street and they have the nerve to have like 50 empty "reserved" parking spaces. But overall my experience here has been good and if you're looking for something affordable this is a good place to check out. I hope this helps and good luck with your apartment search! :)
