Jacksonville is gigantic. At nearly 900 square miles, it is by far the largest city in the contiguous United States, in terms of geographical area. The landscape is so vast and varied that you are almost certain to find any kind of environment that suits you. From the high-rise buildings downtown to the marina condos along the river to the suburban neighborhoods farther from the urban core, your apartment rental options in Jacksonville are nearly endless.
Jacksonville is never short on leisure activities. The dining and entertainment offerings are top notch, from the bustling nightlife in downtown to the upscale shopping at Saint Johns Town Center and everything in between. Football fans will feel right at home in Jacksonville as NFL Jaguars games tend to draw big crowds no matter how the team is doing. The Jags’ home field has also served as neutral turf for the annual University of Florida-University of Georgia rivalry game each Halloween weekend for decades.

Property Ratings at Colonnade at Regency
I have been living here since August 2022. I love my unit but since May 24th, I have no AC in my unit. It’s been upwards of 85 degrees in here. I have had to take my children to a hotel at times because it’s too hot to stay. I pay my rent every month only to have to pay more money for hotel rooms. No one seems to know how to fix it. All I get are excuses and please be patient. I have two special needs children and feel this is unacceptable and unhealthy for them to live in.
Breach of contract week before the move, nobody cares, no apartment to move into, no communication, nobody to speak with, clueless property manager without any costumer service skills , and security deposit refund became issue that u can’t speak bout because there is no communication
I have lived here from April 2019 to April 2021. Thank God I am leaving soon. Living here is a nightmare. The apartment itself is decent, however my AC unit always breaks about once a month. Maintenance is incompetent and so is the front office. Recently someone in the front office had the bright idea to allow a construction company to repaint the buildings. It seems like the right idea, although it's like putting lipstick on a hog. BUT THEY ARE WORKING AT 7AM WITH MACHINES THAT BEEP EVERYTIME THEY MOVE. If you work late nights and need to sleep in, this is not the place for you. And it gets worse. The breeze ways are filthy, rusting, and molding. The apartment dumpster is always overflowing and can remain like that for several days. I used the pool one time and I never went back due to the ungodly amount of bugs and crap floating around and in the water. And finally, although the front office workers are super sweet, communication with them is difficult and they seem so disorganized. The only thing good about this place is that the rent is cheap.....and this is why. COVID is no excuse because everything I listed are problems that have been consistent before the pandemic. I would give 0 stars if I could.
This property is the best staff are always by the line and if they are not available another person would pickup and let you know they will call right back in the morning and they do. The apartments are not very clean on the outside but Don’t let it fool you the Inside is gorgeous and they gave me a newly painted apt .Last thing is they recently put very nice trash bins outside that you do not have to bring inside your house and I think it’s a very nice idea. 100% Recommend for inside.
I lived at Colonnade at Regency for a year and boy, it was an experience. I moved out this past March due to inconsistencies in management and staffing. Whenever I had questions regarding my lease, property, ending my lease, there was always conflicting information between the staff and the managers. I was told I didn't have to pay a deposit for my dog, but then two months later, they gave me a warning note on my door stating that I was in violation of my contract by having my pet with me. It was disclosed on the lease! I paid the fee and went about my business. There is never enough parking in the middle of the complex. Some nights I would have to park towards the front or the back and walk all the way to my apartment at night. The apartments are poorly made and you can hear the walls settling throughout the day and night. I enjoyed the staff at first, but they became a huge disappointment towards the end. Very little contact when you need something done.
Colonnade at Regency is a great community. The units are nice & the property is beautiful. The grounds are well-kept. My leasing process went very smoothly and the management & the staff is always courteous & helpful. I've had no issues living here & enjoy living in this community. It's also very convenient to Southside, Monument & Atlantic Blvds & all the restaurants/entertainment/shopping in the area. Happy Resident!

Thank you so much for your stellar feedback and five-star rating! We couldn’t be happier to hear that your experience at Colonnade at Regency has been so positive, and we hope we will be able to enjoy your presence in our community for years to come. Please reach out to our team if we can do anything else for you, or just to say hello!
This apartment complex is not resident friendly or military accommodating. The property management and staff are never in the office on time. Multiple breaks are taken. You will have to call multiple times to get an answer from the staff. When we had a maintenance request, we had to call many times to get things fixed because the work order was never submitted. The air conditioner will not cool down your apartment during the spring and summer if on the third floor. Our rent was on auto pay. There were many months when there was a ‘glitch in the system’ per staff, and the rent was not withdrawn. We were not notified until an eviction notice was on the front door, or we called ourselves on the 5th or 6th of the month to find out why the money was not withdrawn. As for military, the management team will find random reasons to not give your deposit back if lease is broken early for military reasons. The property grounds are not kept well. The buildings need a facelift. For the money, it is not worth it with outdated cabinets and trash left throughout the hallways (even though there is valet waste). I DO NOT RECOMMEND THIS APARTMENT COMPLEX AT ALL!
Do yourself a favor and run away from this complex. Staff are rude, apartments are old musty and outdated, the units reeks of old mop water, expired meat, and or gym, the carpets and cabinets are old. I smell every time my neighbor goes to the bathroom, and my apartment was not cleaned when I moved into the unit. The entire complex needs to be quarantined. I can’t wait to move.
I’ve been living here for 6months omg I hate it here! Thankfully I’m moving. It be 8 or 9 in the morning they mowing the grass it’s going to wake you up it’s loud and super annoying. It’s so dirty ughhh it’s just disgusting.
If I could give no stars I would. Walmart is right across the street so people bring the carts to the apartment complex and leave them. While the apartment manger has no control over tenants bringing the carts, they can remove them from under the stairwell and return them. There have been carts lined up under the staircase in my building for weeks. The trash compactor is always broken and the property is disgusting. For the cost of rent, this can be better. My advice would be to come tour the property on your own before signing a lease. They have an apartment to show in leasing office so you never see how horrible the property is until it's too late
Property Manager at Colonnade at Regency, Responded To This Review
These reviews are disheartening. Our management team has recently changed. Even given the circumstances, we are striving to work around the clock to maintain a cleaner more appealing property for residents and guests alike. The trash compactor has been addressed and we will be continuously checking and reporting before and after every Valet Trash pick up. Bulk Items belong in the bulk part of our compactor area; any questions for our residents to properly dispose of items can be answered through the office. Thank you for all patience and understanding through this transition.
Apartments are not maintained well at all. Had a one bedroom here and it was a horrible decision. Staff was very rude and unprofessional. One girl that worked in the office had some really nasty remarks to say once she hung up the phone about a client she was polite too just seconds before she hung up. Both neighbors reported cockroaches in the apartment, thankfully I didn't have any. Very shady and dim lit property. Trust me this place is nasty. I would never ever suggest anyone live here.
Property Manager at Colonnade at Regency, Responded To This Review
Please keep in mind all background checks are completed by CoreLogic for our property. If someone is not clearly approved through our updated qualifications, a higher deposit or any ability to rent is not offered. We are unable to go back through the leases done before our management, but we assure you our qualifications have changed since the posting of this concern. Pest control is regularly provided and every unit has this service included in the rental rate paid to the office. I am also glad you didn't have to experience that but saddened by what you did endure. If anyone has any pest control issue we can not stress this enough, please say something to the office. There is never a concern to small or big for us to find solutions for.
My husband and I lived here for seven months while he was here in Jacksonville for the Navy. I can't even begin to explain how dirty and disgusting this property is. Recently the property has taken a nosedive due to the surrounding area taking a decline, and the staff at the Leasing Office is just as terrible. Our apartment was vandalized, trash all around the property, and just poorly organized and mismanaged property.
Property Manager at Colonnade at Regency, Responded To This Review
Looking back I can see this review was done some time ago, however, your concern was never addressed and for that, I am terribly sorry. Gold Elm Management is now overseeing the property and has been effective since 05/01/2018. The property was poorly mismanaged and that is exactly what has led us to where we are now. I believe this place has every ability to be greater than it was and hope that anyone that has moved in or visited since our change can speak honestly about us now. Some of the greatest outcomes can be rebirthed out of the ash left behind. We are and will continuously place all of our efforts in to bettering not only our community but working to rebuild this once beautiful area.
I found this apartment through apartment.com when I moved to Jacksonville. I love the quietness and a lot of packing space. It's gated and in a good location. One minute drive to regency mall, 10 minutes from town center. The management are very friendly and repairs are done almost immediately. Clean environment. I intend to be here for a while.
The Colonnade @ Recency is an amazing place to live. The office staff are so nice and friendly. My mother was thoroughly impressed and she rarely gives compliments. I was relocating because I'm in the military and this place was exactly what I needed. The price for the space and location was right on point. I couldn't have asked for a better place and I owe it all to Apartments.com. I just entered in what I needed and a list of lovely locations popped up. It was so easy and very efficient. I suggest this site to all of my friends and it is always my go to reference to anyone moving anywhere. This sight is phenomenal.
my apartment is great I have a great view from my balcony my walk in closets are huge, bathrooms are gorgeous, the whole apartment is spacious I love it here. Being in the military I travel a lot it is nice to have such a great place to call home.
We moved in and it is close to THE MALL, WALMART, HIGHWAYS, GAS STATION, BUT THE NEIGHBORS ARE SNOBS OR ROUDY. THERE ARE WATERBUGS, SPIDERS, THEY PATCH UP EVERYTHING, AND DO NOT LET ANYBODY LIVE ABOVE YOU BECAUSE YOU WILL NOT HAVE ANY PEACE! WASHING MACHINE AND DRYER ARE IN THE UNIT, UTILITY BILL IS LOW, BUT THE RENT IS TOO HIGH, AND NO REPAIRS GET COMPLETE.
Have a two bedroom, two bath apartment. Love the apartment but not the complex. Grounds are not properly maintained and the buildings externally are showing deterioration. Biggest problem is the garbage compactor. Most week ends we have to tolerate a mound of garbage because the compactor is not working. This is very unsanitary as well as being an eye sore.
