Property Ratings at Colonnade
Apartments state they have a gate. However, it never worked. Cars broke into daily, they never do anything about it. Cameras don’t work they said. Updated apartments mean shelf paper on the cabinets. They charge you for some maintenance issues that they are responsible for. Packages are stolen all the time. Office is never open. When you move out, it doesn’t matter how clean you leave your apartment , they will find bogus charges to keep your deposit. I could go on for days days about the horrible experience here.
Property Manager at Colonnade, Responded To This Review
Hello, We are sorry to hear that you have been dissatisfied with your time in our community. Our gate is currently awaiting repairs. We apologize for any inconvenience or delay as we work to coordinate with our vendors for additional parts and service. Our cameras are currently operational; however, we recommend residents refrain from leaving their cars unlocked or with valuables inside. Sadly, crime can occur in any community. Though we provide deterrents, we cannot guarantee our community will be 100% crime free. If you witness suspicious or criminal activity, we highly encourage residents contact the police as they are best equipped to investigate/assist. We recently implemented a new package locker system to aid with missing or misdelivered packages. We inspect the apartment and compare the condition at move out to the condition noted on the move-in inventory form. Any damages beyond normal wear and tear are subject to charges. Please contact our billing department billing@udr.com if you have additional questions about your charges. We appreciate you sharing your feedback with our team and wish you all the best in the future! Kind Regards, Madison WeCare@udr.com
The absolute worst. We stayed at the apt for 8 months while our house was being built. We chose this apartment complex because of the proximity to our new house. From the start I should have known this place was awful. We moved in and the dishwasher, dryer, and one stover range did NOT work. They forced us to submit maintenance requests after moving in instead of it working from the start. There were also stains on the carpet they said they would send someone to clean and never did. The gates NEVER worked. Constant issues with safety and cleaning on property. Constant break ins, several NEVER reported to residences. We only knew from other neighbors letting us know. (The office knew about all of them) The worst is when we moved out they are now CHARGING us for carpet replacement because it shows stains UNDERNEATH the carpet and stated we should have noted it before we moved in. (AS IN WE SHOULD HAVE RIPPED UP THE CARPET AND CHECKED IT??) We now have a lawyer involved. It has been 3 WEEKS and NO ONE will talk to us on the phone they are only "able" to communicate over email. DO NOT MOVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!!

Hi, We are very saddened to hear about your disappointment with your experience in our community. We sincerely apologize for the condition of the unit you moved into. If things are not up to a residents standard at move-in, we always encourage them to submit service requests so that we can make it right. At move-in, residents are strongly encouraged to document the condition of the unit on their move-in inventory form. We inspect the apartment and compare the condition at move out to the condition noted on the move-in inventory form. Any damages beyond normal wear and tear are subject to charges. Your feedback is valuable in helping us improve the experience for all current and future residents of UDR communities. Our goal is to provide exceptional housing accommodations and customer service. We are sad to read we missed the mark. Thank you for your review.
This place is a joke - facilities are lack luster at best - black mold everywhere. highly recommend looking any where else but here.

Hi, We are sincerely sorry for your poor experience and disappointment with our community. We encourage all residents to reach out to the office and submit a service request any time they experience a maintenance-related concern so our team can address it promptly. We value your residency and feedback; Please consider contacting us at WeCare@udr.com for additional assistance. Kind regards, Rachel
Lived here (part-time) for one year. My packages were almost always stolen. There were car break-ins all the time. Did NOT feel safe here. Some of the residents in my building seemed to be professional pot smokers - this smell seeped into my apartment. Old apartment with cheap upgrades. To extend my lease was going to be $300 more per month! (I knew I was leaving before this renal increase notice regardless) Lastly, I am a single woman - no pets, no kids, and am very clean. I left my apartment in great condition and spent time scrubbing the tub, toilet, sink, windows, etc. and was still denied my full deposit back. They also tried to charge me for something I turned back in after moving out. Thankfully I took pictures for proof of me returning it and they removed the charge. Make sure you do the same!
Parking is awful. Our car was vandalized twice and broken into once. The apartments themselves are badly measured. The master bedrooms doors overlap with the door to the bathroom. One of the counters doesn’t open completely due to the stove/oven. The dishwasher is always sliding around in its cubie. There’s also the problem of the sprinklers that they point at the only sidewalks that lead into the apartments which they turn on at what seems to be random hours (i.e. 5p one day, and then 8:30p the next) which can make getting into your own home a water event. People also drive like maniacs within the complex at all hours. Instead, we are subject to the constant weaving of cars going fast next to us with little regard to anyone’s safety. This happens in the mornings when students are walking to the bus stop that is at the front of the complex and even at 1am. There's also only one place to throw away trash and it's all the way in back of the buildings which can suck if you have a lot of stuff to throw away. It usually gets overrun with trash as well. There’s usually a bunch of furniture that other residents throw out around there too so it can be a bit of an eye sore. The apartments are beautiful but I wouldn't recommend living here.
Parking is horrible at this complex. I live near the beginning of the complex and can never find a parking spot near my building. If you have someone who gets off work after 8 or likes to go downtown Nashville to have fun, then you will never have a parking spot. I am often forced to park near the back of the complex near the visitor parking spaces. This can be extremely annoying when I get off work and trying to carry groceries into the apartment. The only visitors parking spaces are near the rear so if you invite someone over, they have to do a fair amount of walking. There has been a lot of suspicious activity and several robberies of people in the complex. The office sents is an email whenever something like this happens at the complex. Since I have lived here, gates have always been up and it’s a pretty secluded complex so I find it surprising so many robberies have happened here. With all of the recent emails that I have realized about robberies on the complex, I am no longer feeling safe in my home. For the price that you pay, they are overcharged especially to be on the outskirts of the city. I would recommend looking at other complex before leasing here.
Horrible Customer Service - I made my rent payment before the 5th of the month but had to close my bank account 3 days after making payment due to suspicious activity. The rent payment had not cleared yet when I close it so I was assessed a late fee of almost $100. Tried talking with office staff about it and was directed to the assistant director for both Carrington Hills and the Colonnade as assistant director. The assistant director came off very incompassionate, pushy, and unwilling to help. After talking with her, she said that no one on the property had authority to waive the fee and that only corporate could, and that she would message them and get back to us on the next business day by noon. After about three day of leaving voicemails and emails, I was able to get in contact with her and she didn't give me any indication that she talked to corporate at all and gave the same pushy answer that she had before of unwilling to help. So I was able to find corporate numbers online and called them myself who were, also, very inconsiderate of the situation and was pretty much like it past the 5th now, every though you original payment was before that, it now past the 5th so you have a late fee and we are not going to waive it. I have always paid rent on time and never caused any trouble. I will never rent from another UDR complex because they are unwilling to help residents and only care about money, and would strongly advise looking elsewhere before renting here.
Don't do it to yourself. Management is unresponsive and blames things on "slipping through the cracks". Wood Roaches, centipede's, and spiders are everywhere; both inside and outside of your apartment. Crime is up and the gates stay broken. I was a great tenant for the 20 months that I lived here but when it came down to researching options on breaking my lease due to the growing issues within the community it took over 6 weeks to get any response which lead to me having to reach out to corporate. Corporate finally had local manager call me. But unfortunately even her responses stretched out over another 2.5 weeks before she came to a final resolution. It was extremely disappointing because the delay in their responses lead to options being extremely limited. It just sucks being at the receiving end of bad service, crime, and bug infestations.
I was informed when moving from out of state that my apartment would have all updated features and wood floor.when I moved in nothing was updated and there was old carpet..maintenance takes forever to fix and issue plus they have changed manager's twice
My experience with this apartment complex has been nothing short of exceptional. From the moment I came to visit, the office staff (Ms. McKinney) made me feel right at home, she gave me an excellent tour, and fully informed me of all the future expenses if I chose to call the Colonnade home. Nealea made this move as painless as possible, and she was an absolute joy to work with. After moving in, I love the Colonnade 10x more than when I first came to visit! The location is great! You are so close to everything you could ever imagine. The actual property that the complex sits on is beautiful, and full of amenities! Personally, I love the esthetic of the big beautiful trees, the swimming pools, and the 24 hour fitness center is a big plus. As far as the actually apartment homes go; they completely exceeded my expectations. The homes themselves are spacious and very private. I never hear any sort of sound disturbances from other residents near by. The stairways and hallways are always clean and well lit. The homes come with great quality appliances, and washers & dryers are included. I could not be more happy with my decision to live here, and would highly recommend this property to anyone looking for a reasonably priced apartment home, in a safe location, with exceptional amenities.
They do not care about the individual. I am 6 months pregnant and just got into a car wreck with a semi. It is my last month at the colonnade and I asked for an additional week to pay off the rent and utilities. They told me it would be a$28 late fee but that I had until the 9th to pay (which gave me 4 extra days) . well it's the 6th and they added $150 in late fees and are saying if I don't pay the $577 by the 9th they'll charge me for another months rent (despite the fact that I am not living there) all they care about is money, no regard for the individual. DO NOT RENT FROM THIS BUILDING. They find every reason to nickle and dime you.
I just moved into the plan 1 single bedroom apartment. The staff has been very attentive and helpful. It's nice having my own in unit full size washer and dryer. All the appliances are nice and new looking and I have a great view overlooking the pool and clubhouse area. I've only been in for 3 days but so far everything is very nice.
Pros: I love my one-bedroom unit. The carpet was completely replaced just before I moved in, and the new California closet is spectacular. It's beautiful to look at, and it's very roomy. I appreciate that a washer and dryer are included in the rent. Also, because those appliances are in the bathroom, the bathroom is quite large. It has a very long vanity and plenty of space to move around. Overall I'm very pleased with my individual apartment. As far as the entire complex goes, I frequent the pool and gym. It's so handy having both of those amenities within walking distance (and at no extra charge!). I don't personally use the business center, but I appreciate that it's there. I have found the staff (especially the maintenance crew) to be nothing but helpful, kind, and accommodating. The location is also good, for the most part. Because it's close to the interstate, it doesn't take long for me to get on the road in the mornings. Plus, Kroger is just a mile away, Target is 2-3 miles away, and the countless offerings in Providence are just five miles down Central Pike; there's no need to get on the interstate. Cons: The parking leaves something to be desired. I live in one of the middle units, and beside me is a sort of add-on parking lot, so I never have trouble finding a good spot. Most of the other apartments, however, share a smaller lot, and I can imagine it's tough to find a spot really close to your unit. As nice as it is having a gym, it is very small, and the equipment is rarely fixed or updated. This sometimes makes me wonder, "What am I paying for?" In just five years, my rent has increased by $200 PER MONTH! Nothing in my actual apartment has changed, so I'm not sure the increase is justified. Still, though, it's one of the cheaper complexes in the area, and the inclusion of a washer and dryer is hard to come by. My final con is probably just specific to me, but I wish the apartments were in a neighborhood with walking paths. Unless you walk around the complex (and some people do), you really have to drive somewhere else to go for a walk or run. Overall I would recommend The Colonnade, especially to young singles or young couples. I've been here five years, and I think the fact that I still have mostly positive things to say is a testament to the team here.
