Property Ratings at Colony at Centerpointe
Management is poor, apartment conditions are low quality, and they nickel and time to collect fees for everything. Do not rent here…much better options close by.

I toured 7 complexes before deciding on Colony at Centerpointe. It was an easy choice. Leasing agents and maintenance staff are very friendly and responsive. They provide many activities for the residents. Amenities are great. I highly recommend Colony!

What a wonderful acknowledgment of our community and team! It is delightful to know how pleased you are with our amenities, communal activities, and the prompt service of our team. We are so glad to have you here with us.
Having lived in a number of different apartment communities in the last 8 years, I can say with confidence that the experience I've had with Colony at Centerpointe is at the top of my list. Aside from the actual apartments and their value for dollar (which is exceptional) it's great to be a member of a community where you're not just a 'number.' From the initial tour all the way through (and beyond) our move-in, Hannah, Diamond, Bianca, and the rest of the staff have made the experience exceptional. What stood out to me most was how cooperative, transparent, and thoughtful everyone has been. From the move-in goodie bags, to consistent community engagement, and beyond - you can always count on being met with heartfelt smile. If you're in the Midlothian area looking for a new place to truly call "home" then this should be your first (and last) stop! Thank you again Hannah and Team!

We love the team here at Colony! They are always kind and they care about the tenants. When we’ve had issues with neighbors or needed maintenance they have always responded quickly and with personalized attention. They make our community feel like a home! And we love the events like Trunk or Treat, and food trucks!

Hello potential tenant, I’m taking a few moments to give you the courtesy of a review of this place having lived here, and dealt with endless annoyances, and petty dealings by Colony management. This is my unbiased opinion but also one shared by much of the current tenant base who are all slowly making their way out as newer and better buildings are coming up around very quickly. Review: One star just for showing up (like the SAT) but it honestly should be less. This place is truly terrible and has gone downhill fast with the current management team. Prices say luxury but everything about the amenities and the apartments scream basic and even low-end. Fees…there are fees for everything and the morons they hire to manage this place couldn’t exist without these fees because they sort of make up for their incompetence and help them hit their quotas. Yes, there are quotas which is why when things are slow they’ll start charging you extra for things or having your car towed because it is touching the white line in your own parking spot. It’s all just revenue generation for them- and it’s frankly disgusting to see some of the older residents in the community struggling to afford to live there while everything about the quality of it goes so far downhill. Low-end appliances that never get fixed (dryers that don’t actually dry), AC that is constantly going out and needing repair, and garbage disposals that can’t handle much more than water. Snarky, rude and generally intolerable front desk folks who try to suck their residents dry by constantly raising prices on everything but then host weird little forced interaction giveaway events (very let them eat cake) in order to try to buy their affection. How about just don’t raise rent every 5 seconds and/or try to tow your residents or charge them $100 for plastic bracelets, etc. these people don’t care about you and will literally do anything to make a buck because they’re so badly mismanaged. I have it on good authority that they’re actually being sued right now because of how they dealt with some resident interactions, and I believe that based on how they responded to some of the issues I raised with them during the time I was there. I certainly wish I would have had someone warn me before living here. All the best on your apartment search and I hope you find the right place down the road or across town.

We love hearing praise for our amazing team! Thank you for recognizing Bianca, Diamond, Ryan, Arnaldo, and Joel. We look forward to assisting you again and again.
I recently moved to Midlothian VA from NY and I cannot tell you how beautiful this apartment complex is compared to all in Rochester NY. Both inside and out.. you really get what you pay for and then some. Staff is great answering all questions or handling issues, (Bianca, Ashley, etc), maintainence is always there when you need them and do a great job. Complex is well kept. We are so glad we moved here. Handles in the shower for my mother who has a hard time walking and getting in and out of the tub. Also this area is excellent..all stores and everything a person could need is 10 min or less away. The pool....WOW! This pool is wonderful and relaxing. Very well kept up also. All in all, this complex is a resort..with resort living and amenities. Wonderful place to live...

Welcome to our community! We understand that moving long-distance can be stressful, so we are thrilled that Bianca, Ashley, and the rest of our team have made this process as seamless as possible. If you need anything as you get settled into your new home, please feel welcome to reach out.
The fact that these apartments were just built in 2016 is crazy because you expect a fairly new and quality product, but it definitely looks like it was haphazardly thrown together with no real quality to the work. The most frustrating part of our entire lease term were the noise issues. I don’t know if we were stuck with the most inconsiderate neighbors in the world or if the shoddy work just meant that we had incredibly paper thin walls. Our upstairs neighbor was the biggest culprit of our noise issues. The noise always started during community quiet hours of 10PM to 6AM. He would vacuum, lift weights, stomp across the floor and we’d even hear screams and what sounded like running in the early morning hours. We sent multiple emails to the office and nothing was done, the noise issue never changed once, in fact it seemed to become more frequent. We were told by the office to contact the courtesy officer for issues that occurred during these quiet hours, but anytime we did, we never once received a call back. We also experienced noise issues living close to the clubhouse, this didn’t bother us during the day but on certain nights usually around 11PM to 11 AM people would begin playing bocce ball right outside our window. Not addressing issues in the community seems to be the office staffs forté. The parking in the community is ATROCIOUS. Especially if you live closer to the front of the community. If you don’t get a spot in front of your building before 5PM you better bring a good pair of shoes because you’re walking from the other side of the neighborhood once you’ve finally found a parking spot. This is frustrating because as you walk back, you’ll count multiple cars that do not have proper decals or any decals at all, meaning they should not be parking in those spots. We contacted the office about this and either got no response or a dismissive we’ll send the tow truck around tonight. But we never once saw a tow truck in the neighborhood during our entire time living there. So many cars did not have decals and parked in residential spots, yet no one was ever towed. The reason I feel I need to let all of the dirty laundry out about this community and really do my part to ensure people don’t make the same mistake of renting here as we did is because of the crazy false move out charges they are now trying to pin on us. I am currently disputing them with their corporate contact and I am prepared to speak to a lawyer if they aren’t willing to fix this.

I do not recommend living here for many reasons... 1. Noise The walls are very thin. You can hear everything from your neighbors closing their cabinets, flushing their toilet and standard conversations. Nothing can be done about this either since these tenants are just going about their lives. It's not their fault the apartment was cheaply made. If you're unlucky enough to have an inconsiderate neighbor though that plays their music/TV at absurd levels at all hours of the day there's not much you can do either. You can advise management, and while they may give the noisy tenant a notice, no real resolution is ever made. You'll just be continually complaining to management... Even though noise levels is clearly a part of everyone's lease terms. So hopefully you don't value uninterrupted sleep or even just moments of sitting in quietness... Because that doesn't exist here. 2. Although the apartments are visually appealing once you move in you'll realize it's the cheapest version of everything. Hard wood floors were poorly installed and the black padding comes up through the large cracks between the floor boards. All the appliances are very loud and take a long time to get through a cycle. Not good quality. This is not luxury. 3. Management If you currently live here be sure you inquire about your new lease terms well in advance of your expiration date. I've lived in numerous apartments through the years and have never had to remind the office to do their job. However here I did. With only a month before my lease expired I had to inquire about my new lease terms. I finally received these less than 30 days from my expiration date! Furthermore I'm told that I must still provide 60 days notice to vacate... Even though I wasn't provided 60 days notice of my new terms. And the month to month rate is inflated by $400 of my current rent! The office clearly dropped the ball on providing new lease terms in a timely manner and yet the tenant is the one being penalized. I would never recommend this apartment complex. I held off writing a review because I knew I wasn't happy here... But with this last development I felt future tenants should be aware. I also find it suspicious that all the reviews on this are favorable ones... I imagine management is cherry picking only the positive ones. Either way... Check reviews for this place from 3rd party sites to get the full picture
The walls in these apartments are really thin - as seems to be the case with most newer built apartments. Even if you live on the top floor you will still be able to hear people walking around. You'll also hear your neighbors toilet flush, cupboard doors/drawers closing, etc. And if you're unlucky enough to have an especially noisy neighbor - hearing tvs/music/conversations into the wee hours can be expected. While the apartments themselves are aesthetically pleasing - most of the appliances are cheap/noisy/slow - and cooking anything in the oven will likely set off the smoke alarms without even burning anything. For the amount of money I pay per month (no utilities included) I guess I'd hoped for more. Office staff is nice and responsive. Maintenance is hit or miss (I've had to request them to return 3 separate times to fully fix one item). I haven't used any of the on-site amenities so I can't speak to those. I've lived in a variety of apartments throughout my life - and while this may not be the worst I've ever lived in - it's certainly not high on the list either. I don't plan on renewing my lease at the end of the year - and would NOT recommend this complex to anyone.
Oxygen felt like home from the moment I walked into their front door. The team is extremely friendly and always willing to help with anything I need. The apartments are nice inside and I love that everything is brand new. I hope to spend many years in the community.
The last three buildings on titanium do not have enough parking for two cars per apartment. If you come home after 5pm, you have to park at least two buildings away. Most of the time, neither I or my daughter can park in front of the apartment. I consider this a safety as well as a huge inconvenience. It looks nice but the parking is a major issue for me. Also, you can hear every step your above neighbor takes. It gets old after a bit. I am renting for three months otherwise, I would ask for reduced rent or at least one assigned parking space. Unfortunately poorly designed for parking - I think most folks assume the parking adequate when signing the lease.

Thank you for bringing this concern to our attention. We understand that parking can be frustrating whether you own a home or rent an apartment. At Oxygen, we offer 522 parking spaces, which was required by the county of Chesterfield to meet our parking code. We have 255 apartment homes, with one being a model apartment and another being a resident guest suite. So technically we only have 253 rentable apartments to provide parking for. This gives each apartment home two spaces for two vehicles for residents or guests. Keep in mind that some residents have less than 2 vehicles and others may have more than one vehicle. We also offer 48 garages where some residents choose to park their vehicle versus a parking space. I know that parking is different now than when you originally leased as almost every apartment is now occupied. We want to ensure you that the onsite team is monitoring parking and will adjust policies as they seem fit in the future.
I currently live at oxygen. It was a wonderful place to live - before the apartments filled up. There is only one parking space for each unit nearby. That means that if even one person has a second car, you're out of luck for getting a parking space in front of your building. Oxygen has remedied this by asking everyone who can't park in front of their own home to park at the clubhouse and walk to their apartments. Secondly, the sound insulation between floors is AWFUL. If you can't get a third floor, don't bother - unless you like hearing the sound of your neighbors every move, including flushing their toilets. Third, despite everything being brand new, oxygen was not built with quality in mind. It is high end on the surfaces, but all the fixtures and appliances are extremely cheap and liable to damage quickly. You're better off finding an apartment with a history of quality. Oxygen has a lot to do before it gets its act together.

Thank you for bringing these concerns to our attention. We take your feedback seriously and appreciate it. We encourage folks on the 2nd and 3rd floor to use pads on any movable furnishings as well as area rugs to help with noise. Also, our community has quiet hours from 11pm until 7am each day. I'm renting at this property temporarily while I await my home under construction to be completed. I could not have picked a better place. Besides the apartment and amenities being great, the property management staff are incredibly professional. If I had not purchased a home, I would be staying here under a more permanent lease. I would, and have, recommend Oxygen to friends and family.
