I just moved in on 11/30 and my unit has a front door that barely works and has a crack running down the side of the door. The thermostat has no option to turn on your air and they also have a pigeon problem.

I give this apartment complex a "ZERO" rating. I had to highlight a star in order to right this review. This apartment complex is invested with cockroaches, the hot water is a hit or miss, most the time a miss, especially in the wintertime! This complex is supposed to be a gated community. I have lived here from 2022 to 2024, and the gates have never been locked, (no locks on the exterior gates) and the gate to the entrance gated to the parking lot has never worked. The office keeps stating they are working to get the locks...

This place may look good on the outside but don’t trust it. Roaches are there and dog poop everywhere. Most times no hot water and they say they can’t fix it. Laundry room always closed due to broken machines. Nice area but terrible apartment and management. DONT MOVE HERE !!!!
Honestly, I believe the property is in a solid, centralized location which allows you be to close major freeways, bars, restaurants and is only 12 minutes from downtown PHX. It is nestled away in a great neighborhood which is very peaceful. Management and Maintenance has always been available when needed and are always in the office. They do communicate well with residents if there is any issues on the property via text and email. My only draw backs are rent increased a little too much for no additional services, blame inflation and the influx of new residents. And there is a noticeable bug/pest problem depending on your unit. Though there is an exterminator that comes, ive had to address the issue myself which as worked wonders. Other than that, its been great living here.
the management office never answers phones and are extremely rude not only that but they are never available. they never fix any work orders and if you complain they'll ban you from the office
The office staff is NEVER in the office so if you need something dont expect them to be in to answer the door or phone calls. The property is okay but its always "under construction" our mailboxes have been broken for 3 months and they keep responding with "we are just waiting" when asked when itll be fixed. Rent is WAY too much for such a bad apartment, property, area and staff.
This property sucks I was a maintenance man here for like a month or so , the staff is super unprofessional and really doesn’t care about the residents and this place is covered in black mold almost every apartment has / had severe water leaks coming from a/c handlers (chiller) one example of there extreme care for residents is me being a one week in they put me on call emergency line don’t even give me the number to access the calls or the keys to access all necessary buildings but then straight ignore the fact that a resident has water dripping from her light in her KITCHEN said she can wait for the morning turns out this resident had the same problem 3 weeks prior so think about all that water inside the walls that will turn to black mold and get everyone sick over time
I was lied to upon moving here. Alexis looked me dead in my face and boldly lied about this complex not having a roach issue. Dishwasher is full of mold. An affresh tablet, bleach and vinegar will not suffice. Security gates broken and every single one of the leasing agents has told me that the issue would be fixed. Imagine trying to move furniture and boxes in 100 degree weather and your key doesn't work at the Security gate. Super convenient and safe right? Do not lease here you will regret it and be out of a few thousand dollars before you can leave. I wish I could attach the pictures I have some way. Completely unacceptable.
Have lived here for 10+ years - under several management companies. Under the new management (Chamberlain) - they are practicing deceptive maneuvers in regards to the utilities billing that they include in your rent. July 2020 - an increase of 68% August 2020 - another increase of an additional; 4% Questioned office staff regarding it- Explained that an error of $20 for July that they never informed me of. Changing over to a new billing company for it later in year - so they will continue to add another 4-5% each month until they start charging flat rates in October- Note - 1 bedrooms will be charged a flat rate of $75 per month for water and sewage, trash removal and they will then start charging for the boiler use. Note- these changes are mid-lease and should be questioned.
This complex has gone downhill in the past few months. Homeless sleeping in laundry room all day. Gates aren’t closing... they are just open for any one to come in and squat. Found a lady passed out in my car. Not good.also yes it has roaches everywhere,
Since I’ve moved in, we’ve had roaches. It wasn’t bad at first. Our first day there we saw about a three inch roach come out the shower so we got the apartment sprayed, but after that we saw just a few for a couple months. Then winter comes and it’s TERRIBLE. They’re coming from the fridge and the cabinets. I call for pest control. It fixes the problem, for a week. A year goes by. They’re still there, but not as bad and we continue to spray. A year and a half goes by and it’s the worst it’s ever been. It’s been almost two years now and it’s terrible. Today I killed about 30 roaches, and I’m not exaggerating, in one spot. It was multiple momma and dad roaches and a BUNCH of baby ones. Like I’m itching and don’t even want to go to bed. These apartments are nice in the inside, but they have a terrible roach infestation that will not be solved unless these apartments are tore down to the ground and then burned. That’s how bad it is. The roaches come from every corner in the apartment. Do not live here unless you’re fascinated by bugs.
Please don’t be fooled by positive reviews or the seemingly pleasant feedback from the office staff, they will lie to you constantly and take advantage of having you locked into a contract. Learn your renters rights and get everything you can in writing. They are extremely disrespectful and will allow you to live in all sorts of unacceptable conditions including unresolved states of mold or cockroach infestation. I spent 6 years at this location in several different units watching a steady decline in managements morality and willingness to provide a livable environment.
if you want to feel like your being taken seriously when you have a problem and you expect a reasonable solution to take place instead of being made to feel like YOU yourself are the issue, then this place is not for you..expect to be placated and sent on your way at Colter Park

I have lived here for a year and plan to stay. Not sure where the complaints are coming from, everyone in the office is great and also the maintenance guys. I suggest you check things out for yourself and not listening to the ones complaining.

This complex is awesome to live in. Close to shopping and restaurants. The neighbors are friendly and office staff is very helpful.
The management staff is rude and very unorganized. It's hard to use all of the amenities, laundry,pool,trash,business center workout area, included in rent and when you ask they are not helpful. Literally have to show them pictures for them to take care of problems in the apartment. Maintenance is slow. I have nothing good to share about this apartment.
