Property Ratings at Colts Run
Over the years I've lived here the property has generally been acceptable. Hope you like boiling though, maintenance insists an 83-degree apartment is normal and refuses to help. Expect your electric bill to skyrocket as well due to the terrible ac units and lack of insulation.
Very disappointing experience and extreme dissatisfaction. Highly NOT recommended. It started when we moved in. We had to struggle with Mice for at least two months. We had to buy mouse traps ourselves (caught myself two dozen of them, almost everyday). The service was so poor that we sometimes had to wait for a week until someone will come. The apartments are old... one night we woke up at the sound of water leaking from the ceiling flooding our apartment and damaging our furniture. Our neighbor had to call the fire department because they were not answering the call and only came after three hours. When we desperately needed to extend the lease for only two months before we leave Kentucky, they charged us double the rate (paying two months rent each month) and we really regretted that because they sent us another bill for damages (more than a month rent). What really pissed me off is that when I mistakenly paid at the beginning of the month extra one month rent (through autopay system) and asked them to return it, they said we cannot do that it would be credited for the next month. In summary poor service and management. Avoid at all costs.
Most helpful staff I’ve encountered! One of the ladies in the front office gave me a run down of everything and walked me through every step of the application process. The complex is extremely clean and my neighbors seem nice so far!

The office staff have been amazing! They are extremely helpful and kind. Every time I have interacted with them, they have been professional while also being personable. They help with anything and everything you ask. These apartment are very roomy and charming! I love the layout, and for the price, you can’t beat it.

I love living here at Colts run! The staff is incredible and are very responsive to any problems residents have. The pool is lovely plus the amenities are fantastic. The walls are thick, and we never hear any of our neighbors. Initially we talked to Kendra, and she was very informative and answered all of our questions and then some! Overall, a great place to live!

These apartments are old and basically falling apart. We have had rats in our ceilings and walls for over two months!!! They have had maintenance here multiple times and pest control. After rats chewed various holes in our bedroom walls and nonstop chewing we’ve had it!! Very poor excuses have been give to us each excuse different. Please don’t move here! The upstairs apartments are so hot in summer, the windows are ready to fall out, steps are crumbling. Overall a mess

Having lived at Colts Run for quite a few years, I can verify that it’s a great place to call home. The property is quiet and safe, and the friendly staff do their very best to keep things running smoothly. The green spaces are well maintained, and when I have a question or concern, the staff responds promptly. The swimming pool and fitness center are great pluses.
I have lived here at Colts Run for several years and am impressed with the new staff and their efforts improving the appearance of the property. The maintenance staff is superb, especially Dave. Dave will listen to the issue and properly address then make necessary repair efficiently and promptly.
Hello. I want to tell you about my experiences with Colts Run Apartments. Up until September 21st, 2019, my experience was good; however, on this dreadful day, the true light shined on this apartment complex. What happened? On September 29th, 2019 at 4:30 AM ET, I was awakened to a smoke-filled room where the apartment adjacent to mine was on fire. When I opened my eyes and began coughing, I saw the red lights of the fire engines out front. I panicked. The apartments’ built-in smoke detectors were not sounding, but I made it through the bedroom and out the front door where I was greeted by the police asking me to evacuate. After gathering my cat, we were both safe. Thank goodness to the smoke waking me up under such a dangerous situation. I am also relieved that all human life was spared, but unfortunately, a pet owner lost one pet in the fire. It was on this day, I found out how I would or would not be treated as a resident. This is where this review begins… My apartment did not suffer any fire damage, but it did suffer significant smoke damage. Even more, than a month later, I can still smell the smoke. I have had to throw out one couch and cleaning walls, carpets, and floors are not helping. When I contacted the office, I was told: “call your insurance.” The office is not doing anything to help me. When I asked about moving to an apartment like mine, they did not have any available on the first floor, such as my apartment, but they would put me on the waiting list. When I asked about getting out of my lease, they denied it. And finally, when I asked about moving into a larger apartment on the bottom floor, like mine, I was told yes, but I would have to pay the higher rent amount. Again, the front office is doing nothing to help me. In times like this, you find out how these apartment complexes react and in my case, very poorly.

I'm originally from New York and had to move to Kentucky for employment. After looking at many places, I decided to choose Colt's Run and it was the best decision I made. I have been a resident here for over a month and everything has been very smooth from the paperwork, the tenants, the maintenance crew, and neighborhood - have all exceeded expectations. I personally don't have kids or pets, but the community is perfect and accommodating for both children and pets. Quick shout out to the maintenance crew who chipped a hand to help me move my sofa when the moving crew said it was "impossible" for it to fit. If you are moving to Lexington, I HIGHLY recommend Colt's Run because management and location is great. You are so close to everything you would ever need, and the people here have been extremely nice.
I have been a resident at Colts Run for five months now. After moving from a small town, in Eastern Ky, I thought that living in a city again would present some difficult situations. I am very happy to say that life has blossomed for me, especially since my move-in at Colts Run. It has a very warm, inviting, atmosphere that I enjoy daily. Starting with the friendly, helpful office staff, maintenance crew and neighbors, I feel so at home living here. Lexington has so much to offer for senior citizens like myself, and I have access to locations that provide such. Colts Run provides an atmosphere for people of all ages, as well as our furry friends. I would highly recommend this complex to anyone looking for apartment living.
I have lived here since Oct.2014. I have found the staff to be Great!!! The maintence staff is very fast to respond and fix any problems with anything!! Including an after hours call to fix my heat during the cold winter we had this year! The apartment itself is clean, and had brand new carpet when I moved in!! I did some detailed cleaning on some of the appliances in nook and crannies, but overall things are good!!!! The location is very convenient to about anything you would want or need, just need to plan getting out on Nicholasville Road when it is not rush hour! I feel fairly safe here also! Over all, I would recommend The Mansion to a friend or family member!!!
When we found out we were living to Lexington and had one day to find a place to live, we accidentally stumbled upon Colts Run. We moved and hoped that this place was good. The managers by day two knew who we were by name. We moved in in the middle of a snow storm and the office was so helpful. When I went to turn in our rent first month the rental manager was introducing us to a neighbor and knew where we moved from and still recalled us by name. They have personally invited my wife and I to events that have taken place here at Colts Run. It's so quiet in the community and very well kept and clean. Maintnance responds in very reasonable time frame. They also know us and always speak to us when we see them out and about. We couldn't have chosen a better place to live!
