Property Ratings at Columbia Landing Apartments
I lived there for 3 months before realizing I had a bed bug infestation. Took weeks of harrassing the leasing office and pest control company to get them to take care of it. The pest control company they work with is absolutely incompetent and wont answer any questions you have. I spent 6 weeks living out of trash bags during the treatment. Within a week of the last treatment, I found more bedbugs! I put one in a trap to show the leasing office, and they at least let me out of my lease. But during the last month that i lived there they made no attempts to do any more treatments. I'm sure they let someone else move into that apartment since. Ive come to find out this has been a recurring problem in that apartment unit and building (8947) before I moved in there. They need to treat the entire building and are too lazy/unwilling to pay for it. I lost all of my belongings due to this. Additionally, they let me go an entire week without hot water (which should have been considered an emergency maintenence situation). They made no effort to give me any accomidations for this and refused to take off any discount from my rent that month. Please stay far away. The people who work in the leasing office are completely aware of all of these problems and don't care at all about sending people into unbearable living conditions.
I've lived in Columbia Landing apartments for about 6 years through the change in several servicing companies. The staff in the office have improved over the years and have adopted more digital systems to help make rent and utility payments easier. 3 stars Moving out my experience has been difficult. Upon moving out I tried to contact columbia landing over email and phone for walk out inspection information and bills. I assumed they garnished the rent deposit. Six months after moving out I received a note on my credit for delinquency for a cleaning fee and other charges that garnish the deposit by a small amount. As with any apartments complex, document everything. Also don't move here because bed bugs are terrible for everyone living there.
Got bed bugs while living here. The management pays for treatment but are terrible at communicating. Dumpsters in the community are always overly filled with furniture and rodents. Buildings are typical, but everything is just casually painted over like wifi hookups, bugs, and shower. Not sure what I was expecting considering the price. Management is basically useless.

There were camel crickets infested throughout the apartment. They aren't as bad as bed bugs, but I would always come home and find them all over my floor. Especially at night there would be families of them, and I even stepped on one when getting out of bed one day. Gross! There was also a leak from the ceiling upstairs that took forever to be repaired. My lights and ceiling had yellow stains on them and it was pretty embarrassing when I had company over. It also Felt like I had a roommate with how thin the walls were. I could hear all of my neighbors' conversations, music, and smell the MARIJUANA smoke that was creeping into my apartment. I hardly got sleep, considering the noise everyday, and the bad kids that roam around all the time. As far as parking goes, good luck! The parking was terrible, especially at night time. If you're not home by 9:00 pm, you won't have a parking space. I had to park in neighboring communities, and walk home every night, after getting a tow notice on my car. That sucks that I actually live there and pay rent, but getting orange stickers on my car because non residents have taken up all the parking. Also, make sure that anything management tells you, that you get it in writing. I was trusting with them quite a few times, and it came back bit me later. All in all, I do not recommend Columbia Landing as a place of residence!
I've lived here for a little over a month now, and it's been nothing but misery. My unit is infested with cockroaches, and management has yet to respond with effective action. They had an exterminator scheduled last week, who was a no-show. That seems to be a pattern with Columbia Landing. Maintenance is consistently elusive - I have put in numerous requests for a toilet leak and a leaking washing machine, the latter of which I eventually had to fix myself because they didn't show up in two weeks (and still haven't). Coming from a big-city apartment building, it's shocking to me to see a lack of online service where you can pay rent and submit service requests. The current system requires tenants to physically go to the leasing office or call. I suspect their sticky-note maintenance request system is a possible source of my issues. The walls are paper thin so I'm constantly kept up at night by other tenants. The only good thing I can say is about the location, but there are countless other apartments in the area that share that as well. Don't make the same mistake I did by living here.
Great space even for the 1 bedroom apartments. Plenty of tress around with trails for walking, biking, jogging. Office seems great thus far.
