I have lived here for 2 years. It started fine. Had some small grievances but nothing to major. Repairs were prompt. That all changed when Goldoller bought them about a year ago. I have no A/C, a broken dishwasher and my garbage disposal stopped working and is preventing my sink from draining, I am physically unable to wash dishes since the sink and dishwasher (which drains in the sink anyway) don't work. Which means i cannot feed myself or make dirty dishes without piling up dishes. I have not been able to get any feedback on a timeline to get this all fixed. I have put in requests, talked to people face-to-face, and seen maintenance and still nothing. My apartment is constantly in the 80's with no relief and I have fans running 24/7.

Do not rent here lease save yourself a headache and go somewhere else. There is trash all over the place, never empty dog poop cans (stinks in the summer heat), dumpsters always have big items like dirty mattresses and broken furniture by them, dumpster by High rise are always full and smells like a dump literally just move next to a trash refuse site instead. Be prepared for maintenance to take 5-6 months to complete a work order you have to put it in and then 3 weeks it is cancelled and you are back at square one, good luck trying to get through to the office and if you do they put you on hold and then leave for the day if after 5:45pm , um let's see water leaks go un repaired for a month or longer or major ones will sit for about 8 days then when walls have to be removed and you find and see mold then they spray Kilnz on it to cover it up, they will let you go with fried electrical wires in your wall for months, they will force you to either stop paying your rent and/or call the county multiple times for help with getting things done or last resort rent escrow. This is place is one step away from a Class Action Lawsuit. Run for the hills or come on and visit and talk to residents to see what they think 9 out of 10 will have a complaint, or sit and see how many ambulances come to the property in a week given people have no ac in the heat wave and oh they love to turn off the water on 99 degree days and the pool is only available to those who do not owe any thing to them which is half of the property apparently just check out Maryland Case search and see what 5764 Stevens Forest has been fined for in Howard County, FAILURE TO MAKE REPAIRS, FAILURE TO PROVIDE PEST CONTROL, but they are having no problem renovating vacant apartments to be upgraded and with hard wood floors that's where the money is going instead of taking care of residents.

Residents wait forever to get work done in apartment, my neighbor waited a month to get electricity fixed still has issues, she just got a washer and dryer after waiting 2 months for replacements when her other ones stopped working, takes them 2 months to fix walls and flooring that has water damage from leaks, they dont clean up after they work in your apartment you have to do it and they half fix things takes multiple work orders to get one thing done. trash is piling up they take trash from one location to another so those residents have no room for their trash in that dumpster now. as a long time resident this is not good since this new company took over a year ago.

1 star is too many. They make promises that they don't keep. Mice, roaches, mold, you name it. Large amounts Broken glass left on the ground from a glass pane that was left by the employees here. Kids playing in literal shards of glass. Dog poop everywhere. Tenants without refrigerators, or heat in the winter. Management has shown over and over again, they do not care. Worst possible living situation ever.

I lived here for about 6 months in 2018, its crazy to see reviews in 2020 showing people are still dealing with what we dealt with. First, they baited and switch my roommate and I by showing us a model apartment, with a washer and dryer, telling us ours would be exactly the same. It was a totally different layout and didn't have a washer and dryer. They then installed one in our kitchen, taking up tons of space. They also told us not to tell others on our floor that we had them. Management is so sneaky. Then the air conditioner stopped working in July. They spent the rest of the summer coming in and out of our apartment, banging around in the maintenance room but fixing nothing. They provided my roommate and I air conditioners for our rooms, but that meant our windows had to be open, letting bugs in, and our electric bill went through the roof. We then had to fight with management to get a refund on our rent to offset electricity. There are so many stories but the last straw for us were people talking in the residential forum about bed bugs and roaches. Someone had to throw out all of there furniture because of a bed bug infestation that they were still dealign with. Someone else said they were killing 30 - 40 roaches a day, and found one crawling on her baby at night. After seeing how they handled fixing a broken AC system (which I'm sure they knew was faulty or prone to breaking prior to renting to us), that they weren't going to handle a roach infestation in any timely manner. They're truly lucky my roommate didn't want to sue, we broke the lease and left before we caught anything. DO NOT RENT HERE, you will be so sorry. Althea doesn't answer you after a while. Management stops being friendly as soon as you file your first complaint. Terrible place, save your money and sanity.
I am a current resident and for months I’ve had a roach issue. It started before I moved in because I saw them my first night in the apartment. Management doesn’t seem to care. They send the same guy to my apartment and nothing changes. I’ve also tried calling them and going to the office but the managers here are great at avoiding complaints. The office is friendly but some people are rude. Not to mention all the fees you pay monthly. I cannot wait until this lease is finished.

I have been residing here for close to 2 years and the location has provided everything i could want in a home including convenience to 95, lakes, shopping, libraries, and nature trails. The apartments are very spacious and the staff are phenomenal and very responsive to questions or concerns. The maintenance staff are very courteous and knowledgeable when there are any issues and will resolve repairs in less then 24 hours. If your looking for a family friendly safe environment with lots of outdoor activities this place is a must.

The office doesn’t do anything if your having a proplem with your neighbor. They make you call the police your self every time something happens. The security itself it poor and never answer his freaking phone. He’s never on sight at 8pm when he is sopposed to be here. The office don’t care if your having a proplem with your neighbor or having a problem with your apartment.

I have now been dealing with bed bugs for the last 5 months. I am currently taking morgan property to court. I have been treated over 10 times now and they keep coming back. I have not used my master bedroom for 5 months and have been sleeping on my couch. The reason they keep coming back is that my neighbor that I share a wall with has refused treatment. So when they do kill them in my apartment, they just come back over from next door. I can't move out until I get rid of them, because I'll end up just taking them with me. Also, my neighbor that refuses treatment has been subleasing there apartment with 9 or more people living there. I have notified the leasing office multiple times and they have even stated that they would be evicted, but that was a lie. Nothing has been done. Oh and there a roaches everywhere. If you are thinking about moving here, do yourself a favor and don't. It's not worth the headache.

During our time there, we dealt with mice and bed bugs. Despite the complex knowing of prior infestations (and even coming around door to door and asking if we noticed), they did NOT treat the whole building, but rather treated apartment by apartment, leading to insufficient management of the problem. That meant the infestation then spread to our apartment and required months of treatment while we lived out of bags and completed the time consuming, costly, and grueling steps for pest control (e.g., drying/washing every stitch of clothing and linen in the apartment multiple times, sealing things air tight, moving all furniture, etc.). Not to mention being displaced with children and pets. Next, the apartment required multiple service requests given the old state of the building and appliances. Service requests towards the end of our time living there took weeks to be addressed and we had to remind management that they even existed. On top of this, there were problems with natural gas leaks. The fire department came out multiple times as a result of calls in different buildings. I had ALREADY reported to management several days before that I smelled gas in my apartment. They came out, turned off my heat, and dismissed my concerns. My toddler and I then went out of town for two days and returned to an apartment that smelled very strongly of gas. We called the fire department and they found a leak from a stove in the apartment below us. The smell was so strong from this apartment that when they opened the window to that apartment (as my small child and I, who was 6 months pregnant at the time, waited outside at 10PM for two hours while the fire department did a wonderful job that the management did not do on my prior complaint), I could smell the gas immediately. This is incredibly dangerous and just one example of complete mismanagement and neglect of the building and residents. Needless to say, we were just happy to move out. I don't mind older buildings, but I do mind putting my family in danger due to incompetence and living in poor conditions due to lack of pest control and management. Lastly, we are barely getting anything back on our over $1,000 deposit (which they incorrectly tried to say we OWED them money and attempted to send it to collections despite us having paid everything and them owing US money) even though we left the apartment in clean condition. Just save yourself the headache and don't move into this place.

Have walked into two physical altercations in the lobby including one in which a man was using a box cutter to attack a woman. Received notice from mgmt that roaches and mice are present. Witness drug deals in parking lot, paraphernalia in building. Marijuana odor everywhere, drifting into apartments through doors and windows. Mgmt is rude and unhelpful. Can't sleep due to upstairs neighbor.

My boyfriend and I moved in and within 4 days we have had the following issues: 1. When we toured our new apartment 5 days before we moved in, we noticed that the screen was popped out in the office, the light bulb was out in the dining room, and that the battery in the smoke detector needed to be replaced. We alerted the leasing office about these issues immediately. Upon moving in we noticed that none of these issue had been taken care of, and it is now our responsibility per the lease we signed moments before. 2. The entire apartment smells like fruit loops. It smelled like this when we first moved in and still smells like it 4 days later. It is horrible, do not let the idea of it fool you. We got sick of it after only an hour. 3. On our third night here, the garbage disposal broke and flooded our kitchen. 4. On our fourth night here, our dishwasher broke, causing our kitchen to flood yet again. This was the result of the maintenance personnel that helped us the night before forgetting to hook a water hose back up after fixing the garbage disposal. 5. The tile in the kitchen upon moving in was torn up in three places and was sticky. Clearly they did not replace any of the kitchen floor or clean the apartment in the month that it was vacated between when the previous tenants moved out and when we moved in. 6. The walls are paper thin. We can hear the neighbors on our floor, and the neighbors that live across the hall on the floor below us. Sure, the neighbors can be loud, but it's mostly the fact that this building is a poorly designed structural nightmare. Part of the outside of the building is falling off.

I used to have a mice problem, had 4 mice come from the kitchen, but it has been resolved. The walls are very cheap and thin. I can hear the above tenant snoring along with creaks when someone is walking. I once saw a man get out of his car and start screaming at his baby and his babys mama. Homeless living in unoccupied units. I think they have a security guy at night. Lots of parking spots, so that is nice. Cable and BGE are cheap. Didnt use the pool, but it looked clean. If you are out-of-state, avoid Maryland.

I'm moving out without renewing my lease. There are a number of reasons for this. The primary reason is cost. I mentioned originally that the price for these apartments is lower than anywhere else in Columbia, and that remains the case. However, they have proposed a $150 rent increase for me to renew my lease after a year. To be clear, that is more than a 10% hike in a single year. Attempts to renegotiate were fruitless, despite the fact that my family and I have been perfect tenants. Could this be the reason that tenancy in my particular building has declined by fully half? When I moved in, every apartment was occupied. Now, literally only half of the apartments have tenants. I've seen showings in this building for months without a single new resident moving in. Secondly, the rumors about infestations are absolutely true. While I have not experienced every type of pest listed in prior reviews, it is safe to say that I have had my share, and it made living here extremely uncomfortable for 3 months. My family and I were forced to live out of boxes and garbage bags for that entire period while treatments were ongoing. Management was unsympathetic and unresponsive when asked to change dates of treatment to accommodate our schedule or rectify the situation financially as the problems have been recurring for years now. Service requests have been another issue. Early in our tenancy, requests were processed within 48 hours. Since then, I have had requests filed that have waited upwards of 3 months. I currently have about 2 months of backed requests on file with no updates on when I can expect any sort of address. Friends of mine in the complex have had service requests on record for over 6 months. Additional frustration is added when you see things like new decorations and marketing materials going up around the entrance and online while current tenants are summarily ignored. Finally, there has been a recent ownership change. Perhaps the outgoing regime explains the sharp decline in quality of living here. However, the new ownership has already given cause for concern. When the previous management left a few weeks ago, none of the old requests were transferred to the new ownership; they were simply discarded. It remains to be seen whether new ownership changes things for the better around here, but as it stands, I would absolutely not recommend this complex to anyone under any circumstances.

I lived there for four years. When I first moved there, the people who worked in the leasing/rental office were highly professional and made every attempt to get your maintenance request(s) taken care of and if you sent them an email, they'd respond. Because of the constant turnover in the office, professionalism went right out of the window. You could put in a maintenance request and it would take a while for it to get taken care of. You could send an email to the office, and you'll be lucky to get a response. You can't have packages held for you at the rental office anymore because packages would routinely come up missing over there. I'm not accusing anyone of being a thief in the rental office, but, if people's packages keep coming up missing, well.... The building I lived in was old but some of the tenants didn't care about the outside of the building. What I mean is, they would dump trash on the stairs and the surrounding areas and if they spilled something outside, they wouldn't bother to clean it up. And don't let there be a party or something with liquor involved; you'll have to watch your step the following morning because some people can't hold their liquor. Thank goodness my wife and I didn't have a rodent problem in our actual apartment, but because some of the tenants were slovenly and sloppy and just didn't care, there could be a rodent problem. There used to be security that would circle the parking lots at night to prevent vandalism, but I don't know what happened to that. My truck got broken into and I've seen people have their car windows either broken out or scratched up and have their cars spraypainted. Another security alert, if there's a vacant apartment next to yours, beware of squatters. Back to the lack of professionalism in the rental office. My wife and I moved out two weeks ago. Our lease was up on Dr. King's birthday, which is a holiday. The office manager schedules our final walkthrough for the holiday. It just so happens that the rental office was closed because of the holiday. We called and emailed the office manager to find out what was going on and she never bothered to respond. So my wife had to call the emergency maintenance line in order to get in contact with someone. The apartment's response was to leave our keys and entry fobs on the kitchen counter and lock the door behind us.
Stay away from this apartment. Roof Leaks in the hallway everytime it rains and the apartment management will put trash cans in the hallway for the leaking water and leave the water there at least 2-3 until the whole hallway stings but will never fix the roof.
Pro's the leasing agents where wonderful, I was trying to move from another city and had to do a lot of thing online and over the phone, and I tell you the leasing team really stepped up and made my life alot easier. Pro's The apartments are huge and I think very reasonable for the area. The building needs an update(the carpet in the hallway has to be 20years old) I got an updated apartment so all my kitchen appliances where from this century. Great location inbetween baltimore and washington dc, right down the street from Columbia shopping mall, 5 minutes away from Target, Walmart, Starbucks and anything you can think of. I can walk to the grocery store and there are bike,joging trails everywhere. The place is also pet friendly and a smoke free environment. Cons: There are little things that need to be fixed when I moved in and I am still waiting on maintenance to fix them to be fair I have only been here three weeks but still feel that they should have been done quickly. It makes me nervous if something major broke down and how long would I have to wait before it was taking care of. The inside of the apartments are nice, but the hallway and entry to the building leaves alot to be desired. So other then that , so far I have enjoyed Grandepointe.
We have been in this apartment 2 years on the first floor. In that time, we've had about a water issue a month. In general, we've had few issues with the staff, and the maintenance issues (at this point over 30 unique issues) have, for the most part, been taken care of within a week, with a few exceptions. However, I don't think I can recommend this complex to people unless you're on the upper floor and the water flows away from you.
I chose the apartment because of the price, which was very reasonable for two bedrooms and a den. However, I realized quickly that I was getting what I paid for. The building itself is extremely dirty. People spill things on the steps that congeal and stick to our shoes, and we end up tracking it into the apartment. I can't even put my three year old down to walk by himself in there. There is always trash left on fire extinguishers and on top of the mailboxes; truly disgusting. I wrote a polite letter to the management about my concerns, and didn't even receive a courtesy reply back. I've also had 800 dollars cash stolen out of my car, and several of the vehicles in the parking lot have gang tags on them. I would not recommend this complex unless you absolutely need the price break.
Going on to my first month and rhw stuff that need to be fixes atill hasnt been .i do see need for improvement thw floor plan are good bt needs to be updated. The grounds ia okay and living in a highrise. I dont hear my neighbors upatairs at all . the building is old bt its quite. And some of the staff members are really nice and helpful.
The apartment is on convenient location. There is a shopping center and restaurants in 5 min waking distance. There is a bridge over US 29 that leads to a library, Mall of Columbia, and Lake Katamakundi. The price is okay for the area. They recently changed the windows and the staff people are friendly. Yet the heating and cooling is outdated and will cost you extra without even providing comfort.
Neighbors are good, and the area is pretty quiet except for when there is a concert in Merriweather. The complex is a little slow in responding to maintenance requests. But they eventually do. Mice are sometimes seen but they will send an exterminator to try and get rid of them. Overall this is an ok apartment complex.
Just moved in on August 1st 2015. So far its not been what i expected. I just hope thaf its get better besides im locked in for a year.
For the price and the amenities in this area, you can't beat it.
beautiful rooms. not very accommodating. Have asked to fix a mouse problem for six months and still have yet to fix it. When i moved in I was given a parking pass, then 6 months later was stripped of my pass and made me pay for parking. Not happy about a couple things, but all n all im home and Im happy because this is all I have. A little two bedroom apartment that I can say Is all mine.
This is a great location for an individual who is out on their own for the first time. The location is great, and gives you access to the restaurants, shops, and things to do downtown Frederick. That being said, living downtown comes with noise and other disturbances. If you're jumpy, this might not be the best place for you. The gated garden is a great place to relax and have a drink with friends. There's space to raise tomato plants and the shady trees help you to escape the workday. The landlord, Brian, is great. His rates are affordable, and he'll work to find terms that work for you. He pretty much leaves you alone but addresses issues and questions quickly. He added a 4 space parking lot in the rear of the building recently, and we can't thank him enough. As for the apartments themselves, we've lived in two in this building. The first, an economy, was small but a great, clean place to start. The beautiful balcony is a great place to eat dinner or to read a book. The second, where we're currently living, is a 1 bedroom. The neighbors are noisy, but the apartment itself is roomy. My only complaint is that it could use more counter space (if that's truly a complaint at all). If jobs wouldn't have started the process of leading us elsewhere, we would have stayed here for a while. I can't recommend this building enough. It's hard to find reasonable places downtown, but Brian is a blessing.
