Property Ratings at Columbia Trails
Management is disorganized and lacks basic communication skills. On more than one occasion I have had my concerns brushed under the rug. When my kitchen faucet wouldn't turn on I was told well at least you still have water and was made to wait for over two months for them to come fix it. Overall the community is fine if you don't mind not having basic amenities or having to watch where you step because people don't pick up after their pets.

We moved in October of 2020. Within less than a year of living there, our vehicles were broken into more than 3 times in the gated, covered parking. We also rented a garage where we parked our brand new vehicle and locked it with a heavy duty lock. It was broken into and our vehicle was stolen. They're supposed to be gated but the gate is only working maybe once a month. It's constantly broken and they refuse to fix it. They also have a sign that says "24 hour security surveillance" but I have only seen security there to tow a car from the handicap space, not to actually keep the residents safe. When I advised them of our vehicle being stolen and if they could check their "security cameras" I was told that they're too busy doing more important things and was never gotten back to. Their pool is open about 1 day of the year because they're always "doing maintenance" so don't ever expect to be able to have a pool day but 1 day a year. ALL OF THE KIDS there will cuss you out and bully your children and physically harm them. Especially this pre-teen named Jade. Be careful, they will steal from you also. Also, while living there - a 15 year old boy was shot and killed in the next building over from us. We were never talked to or offered to vacate early. There's constant gun shots in this apartment complex and the management just brushes it off. Oh and the best part is, when you move out and leave minor wear and tear behind, they will charge you over thousands of dollars. Here are some examples of our move out charges: 7/20/2022 Full paint $875.00 7/20/2022 Shower resurface x2 $1,990.00 7/20/2022 Full carpet replacement $895.44 7/20/2022 Extra heavy clean $750.00 7/20/2022 Sheetrock repair behind washer $1,300.00 Not to mention, the sheetrock behind the washer was damaged FROM THE MAINTENACE MEN FLOODING OUR APARTMENT WHEN THEY REPLACED THE BROKEN WASHER!! And a shower resurface?? All we did was shower and bathe in the showers. THERE WAS ABSOLUTELY NO DAMAGE DONE BY US!!!!! FULL PAINT?? It's standard for apartments to re-paint the apartments after residents move out!! STAY AWAY FROM THIS PLACE UNLESS YOU WANT AN $8000 BILL ON YOUR CREDIT SCORE. THEY ARE TRAINED IN RIPPING YOU OFF AND TRYING TO CHARGE YOU FOR THOUSANDS FOR PREPARING THE APARTMENT FOR THEIR NEXT RESIDENT
Columbia Trails was a nice place to live. I have been a resident for several years and in the last year it has greatly gone downhill. First of all the grounds are filthy. There are rats that overrun the dumpster areas. There is dog poop literally everywhere. None of the residents pickup after their dogs and the groundskeepers are not cleaning it either. It is horrible. It was not like this four years ago. There was better management four years ago who enforced rules and fines people for not picking up after their pets. The dog poop situation is so bad and unsafe for the health of other pets I am considering filing a housing complaint. As far as management goes, they are impossible to get a hold of. There is constantly new staffing and the office is regularly closed due to lack of staff. Emails go unreturned.
Truck has been broken into 3 times and hit twice while on the property, all but one Instance I was parked inside the gates! Maintenance is not great. Office communication is bad. No accountability

This was my first apartment ever, and I had no idea what I was doing. They ended up taking our entire $600 deposit & unexpectedly charged us extra once we moved out. I made the mistake of not taking pictures before and after. I also called them asking if I could be present for the walkthrough; they didn’t answer, and I left a message. They never returned my call. If you decide to move here, I definitely recommend taking pictures, and be present for the walk through once you move out! Not a huge deal but they also gave my assigned parking space away before the end of my lease.

Lived here for a year and am finally out of this place. They boast several amenities but prepare to share those with lots of very rude kids. Hot tub, pool.... good luck. Trying to get ahold of the staff in the front office?!?! HA!!!! Think it’s a safe place because of the gates?!?! The gates are left open or broken. Parking?!!! If you have two cars prepare to walk a ways to your apartment. I never missed a payment, always paid on time and kept to ourselves but for what you pay versus what you get, save the money. You can’t use the theater unless the building is staffed. This means you can’t use it after 6pm. What’s the point?. My last month bill came and I paid the amount listed then the Company called and said I under paid and would have to pay a late fee!?!?! There’s drug needles by the trash, homeless people come on the property all the time right by the kids playground! This place might look good but when you step back and see it for what it is, go someplace else.

They say they're newly renovated but they aren't. They're just "new looking". Not kid/teen friendly at all. Rules rules rules. Making it not a home for families. Security gate gets broke all the time. Hot tub is not 24/7 & usually only works once a week. Manager Jessica has an attitude/snobby problem or in her office all the time not helping. Melanie is awesome & friendly. Would recommend for singles, couples, or elderly living here. Not family. So don't get blindsided over special offered amenities. Looks nicer than appears long run that children will get restricted from. But hubby & I so far have been doing pretty good here so far. (Kids are grown) But it's only been 5 months. Quiet & clean.
The apartment itself is great. I would definitely give this place five stars however I'm very disappointed with our parking situation. There is one assigned parking spot per apartment, whether it's a one bedroom, or three bedroom apartment. Fine. Although there is an extremely limited guest parking area and finding and empty space is rare. If you park outside the gated area, there is a high risk of your car getting broken into or even stolen. It's happened to me 3 times over the course of four months. You are also not allowed to park in the neighborhood nearby. If you plan on living here with more than one person that drives, good luck.
I love it here I have been here for three years and have never had one problem, maintenance is very quick to complete any request and the grounds are very well kept. the location is perfect and I refer everybody to come join the community, management and staff are very professional. Couldn't have choose a better community. Definitely gives off the feel of home.
Columbia Trails is a community of 1, 2, and 3 bedroom apartments and townhomes with many fantastic amenities. The whole community is gated and boasts a seasonal pool, year-round hot tub, and 24-hour gym. Additionally, you can visit the clubhouse anytime for a free latte, game of billiards, or to use a computer. You can also rent the entire clubhouse for private parties. Better yet, make use of the personal theater, complete with popcorn. Don't forget to stop by on Saturdays for free brunch! Only minutes from downtown Gresham, Columbia Trails is also right on the MAX line and close to the fabulous shopping of Gresham Station. There are many families, retirees, and young professionals in this always quiet community. I have lived here almost two years and would recommend it to anyone. The staff are always super friendly and helpful.
Columbia Trails has a friendly and helpful management staff, and a wonderful 24/7 onsite maintenance crew. They have great amenities including a seasonal pool and a 24/7 hot tub, close to shopping and transit, and convenient access to downtown Gresham and the county library.
My family and I have been living in Columbia Trails Apartments in Gresham for almost two years. We started in a two bedroom and after the first year moved to a three bedroom. The apartments are spacious with high ceilings. Clean, gated with an outstanding staff. Pool, hot tub, and gym well kept. Best location in Gresham if you like to walk to shops, Restaurants or want to jump on Max and head downtown. I give it four stars, I would love to give it five but smoking it allowed on patios.
