This has been my favorite apartment to live at! It’s very spacious, has washer/dryer, and is so close to downtown Portland and Beaverton. Free parking with the option to rent a reserved spot and rent storage units on-site. Like other reviews say, there is a flat fee for cleaning once you move out, but the leasing staff makes this very clear when they are going over the paperwork you sign with them. The maintenance team completes work orders so quickly (shoutout to Justin)! The office staff is very friendly and is always willing to help and answer my questions. We are going on our second year living here. The only place I have chosen to stay at for longer than a year!

Apartment itself wasn’t bad but the management is one of the worst I’ve experienced. If you currently live here, DO NOT CLEAN YOUR APARTMENT AT MOVEOUT. They photocopied the itemized “cleaning” sheet from move in (with our signatures on it) and wrote in the $250 cleaning fee after it had been signed, making it look like we signed off on it. The itemized sheet is BS and the prices on it are irrelevant as they admitted they use a third party company and charge everyone through the cleaning company. To make it worse, I wasn’t made aware of the charges as they didn’t notify us via email or phone, meanwhile I was still receiving emails to complete their surveys. When we called, the manager first claimed he didn’t have our forwarding address and then switched up and said they sent it via snail mail. Why would you use uncertified snail mail after all previous correspondence was over the phone or email? Shady. We actually found out about the egregious charges because we were called by a debt collector less than 3 weeks after moving out. Also, as other reviewers have mentioned, there’s one functioning trash area at the BACK of the complex yet they charge all of their tenants monthly for trash….I have a hard time believing that the one trash area costs them as much as they’re charging every tenant in the 11 buildings onsite.

How this has all 5 star reviews is a mystery. Tiny parking spots that ensure your car gets dinged and scratched on the weekly. Parking fills up and you have to park in the overflow, which led to my car being broken into twice. Management is either apathetic or has repeatedly failed to adress the ongoing safety issues. Insufficent lighting across the entire complex and only 2 cameras across the 11 buildings. Got charged 250 when the apartment was pretty much spotless.

It has been a nightmare since the DAY I moved in the moment I walked in the door there’s been almost 24 hr LOUD baddie music playing. Management kept say they’ll resolve it in a few weeks. This neighbor was harassing me, calling me names, intentionally turning it up playing it MORE. months of lost sleep not able to enjoy my own space I was paying for….. resorting to sleep in my car and at friends houses on a regular basis. These ppl did not fix this for many month, still as I type this it’s on going. They’ve given me the run around when I ask about rembersement they simply tell me no and give me the run around. This guy has been aggressive And I haven’t been able to use the place I rent. Not felt safe or at home… they do not care about you as a human being. DO NOT RENT HERE!

If you like to get charged over $800 dollars on a cleaning fee, even when you left the apt spotless!!?? Then go ahead and live here. giving a one star. Because they took all of my deposit and over charged me on cleaning fee. I've never been charged over $200 on cleaning fee. This was vinyl flooring so they cant even say it was due to carpet. This was a newly remodeled apt.
Do not live here. The staff and management are really nice and great, but the tenants are truly the worst. It's really a lawless time up here in sylvan. Management does their best but tenants don't listen. People smoke on their porches (so forget opening your windows), blast music during the day and well into the night, park in the handicap spots and ramps (who do not have handicap tags), park in the fire lanes, ding up your doors because the spots are so small, and are pretty thoughtless when it come to living in community. Save yourself the stress and headache and look somewhere else.

Management is awful, apartments are dirty, and all they care about is money. Current resident: I moved into a dirty, broken appliance, gross apartment. Inches of dirt, the microwave had the glass broken so I can reach my finger inside, cobwebs everywhere. Management refuses to call back. I regret ever moving in here. So repeat, stay away!
We moved to these apartments from Alaska and only stayed 10 months (we decided to move back to Alaska). The office and maintenance staff were competent and always very friendly. It's a large complex but very quiet and provides a feeling of seclusion in a very busy city. Pool and hot tub, guest parking, close to bike and walking paths, and secure entry only into the buildings, we were impressed and very comfortable here. I do not like apartment living, however, I would definitely move back to these apartments if ever living in Portland.
My experience at Commons at Sylvan Highlands has been negative and I do not recommend living here at all. To provide a balanced review, I'll first list a few pros since it does indeed have some. First, it is quiet here, the apartments are decent, and it was in good condition when I arrived. With that said, there are many drawbacks to living here. The parking is often a nightmare (especially if you work or stay out late). The gym amenities here are a joke (it's extremely small and limited though I suppose it's better than nothing but you're better off working out in your own apartment with what's available in this gym). The most important negative thing about living here, however, is the disorganized and dishonest management team. Unfortunately, the management team recently changed and things really went downhill as a result. They absolutely love to squeeze late fees from a tenant even if they did everything possible to pay the rent on time (e.g., a banking error you couldn't possibly have known about in time happens... guess what? You're paying!...or your rent changes with notification months ago but no courtesy reminder (automated or otherwise) near the time of the change (since automated electronic payments which charge additional fees are required (thanks a lot for those extra monthly fees, Carlee)) will be sent to you (consider yourself zapped again with a $100-200 non-refundable late fee-the management won't care about the circumstances (so, it's your fault if your bank screwed up or if theirs did) unless you make it worth their while (i.e., if you bother them enough)). The administration also did a terrible job de-icing the parking lot during the 2016-2017 winter snowstorm (they insisted they de-iced the parking lot but missed a good ~10x6 feet sheet of ice underneath my entire car which rendered it immobile and made getting to work quite difficult). I also love the obnoxious leaf blowing done by the maintenance team (no doubt under Carlee's instruction) during the early morning (it's the best unwanted alarm clock on my day off ever! Why wouldn't you do it at, I don't know, 2-3 PM when almost everyone is surely awake?). Trust me folks, don't repeat my mistake and stay away from this forsaken place. It was decently managed once but it's not worth the aggravation living here. I can't wait to get away from this property!
the design of the building is gloomy. last winter when it snowed all the cars were stuck for a week in the snow because of the location of the appartments on highland.the administration are not helpful at all . when we left our apoartment they took all tge deposit (400 $) and charged us extra money despite that we've cleaned the appartment very well.

The location of our property is for the most part amazing! We are located close to downtown but still offer a nature feel. However, during large storms snow can accumulate on the road leading to our property. This year we have taken on a new landscape company to plow the roads. We are hoping this will help resolve this problem. I've been living here since July of 2012 and really couldn't ask for more. The floor plans are spacious, the location is perfect (less than 10 minutes from downtown Portland), and the staff is attentive, fun, and personable. It's rare to find an apartment that feels like you're in the middle of nature while being so close to bars and restaurants of northwest and downtown. Don't plan on moving any time soon!

Awesome, secluded location just 10 minutes from downtown Portland. Apartments and grounds are clean and well maintained. Staff is extremely helpful and very nice. Quiet environment makes the apartment living experience here great. Recommended for first timers or privacy seekers. Best complex you've never heard of.

We could argue that Commons at Sylvan Highlands is the largest community closest to downtown Portland with multiple avenues to navigate in and out of the city. The community has been established for well over 45 years and continues to preserve the grounds, buildings and beauty while adapting to the change and modernness of present day styles. The Commons are your basic apartments. All the essentials are there but nothing more. It's nice to have large rooms, W/D in unit, pets allowed with pet rent, and a full time leasing office but there's not much character here. The complex is about 10 minutes from downtown Portland or Beaverton but only by car, you can't walk or public transit to anything from here (it's on a hill). Overall, it's a good starter apartment in Portland but not somewhere I would renew my lease at.

While it is hard to find that special property that has everything a person desires, we feel that being 3 miles to downtown Portland, tucked away in the hills where wildlife such as deer and raccoon's still roam, and providing residents with amenities such as washers and dryers in apartments give the resident a true Portland feel. We are a small distance to public transportation which can be a downside in some eyes. Others look at the fact that we are at the end of the road, high on a hill providing amazing landscape backdrops to home views; the true beauty Commons at Sylvan Highlands offers. We only allow 1 cat per household and the residents tend to be receptive to that policy. We strongly encourage our resident to attend the events and really embrace what the community stands for,...unity!
