Both Cedar Mill and Cedar Hills are tranquil suburbs known for their upscale residential communities. In fact, in 1961, the residential construction of the Cedar Mill and Cedar Hills area became the largest project of its time in the western United States. Because of its proximity to Downtown Portland and to central shopping centers, Cedar Mill and Cedar Hills both have growing populations.
Since their development, the communities have added more houses and residential enclaves, followed by a number of top-notch schools and community centers. The area booms with a community atmosphere, convenient shopping centers, and peaceful local parks.
The Cedar Mill and Cedar Hills communities lie within Beaverton, and traveling to Downtown Portland, just seven miles to the east, is an easy commute. Exciting attractions like Washington Park, Oregon Zoo, Portland Japanese Garden, Pittock Mansion, and Providence Park are just minutes away.

Property Ratings at Commons at Timber Creek Apartments
Office group is so helpful and nice, made move in a breeze!
I've lived here two years now and each year they've increase the rent by the maximum allowed by the state without having to provide relocation expenses. This year, they offered a "discount" on the rent increase (still a 10% increase), if you signed a new lease. However, they sent incomplete lease documents and are currently refusing to provide completed documents to sign. The complex has a pool and hot tub, but because of Covid restrictions, they've only been available a fraction of the time I've lived here. Beware getting a lower unit as well. There is virtually no soundproofing between upper and lower units...so you'll hear every step your upstairs neighbor takes.
I spent 3 years at Commons and it was not a great living experience. There is a lot of unwarranted activity being right off of Barnes Rd (cars being broke into, stabbings, shootings ect). Management is reluctant to invest in security cameras for public safety and it's really sad. So are the amenities. The complex has a pool and that's about it. Our unit (#212) at one point had a leak in the ceiling that damaged my appliances, and it took over 2 months for management to fix the roof properly. Then when I finally moved out in April of 2022, they decided to take no responsibility for the leaking roof + damages, and instead charged me $1200 dollars in cleaning fees and expenses to replacement a carpet that was 5 and a half years old. It's almost been 60 days now and I am still waiting for the rest of my $1700 dollar deposit. Point being, do not move here. Property management only cares about collecting rents, not taking care of their community.
My roommate and I have lived at the Commons at Timber creek for just over two years. When we first signed our lease 2 years ago, the staff were very open and friendly, we got a good rate, etc. The grounds of the complex and pool area are lovely. It is conveniently located by the Timber Creek Shopping center too! After living there for two years I have seen the staff change countless times, they have become less friendly and helpful overtime, and the manager there isn't very friendly/helpful. The maintenance is quick at getting things done and responsive, but the quality of work is not great. We have had our washer and microwave replaced, our "new" washer is already acting up. I have had mold forming in my bathroom. When I wrote to them about the mold forming, all they did was clean it off and paint/plastered over it. It has since returned. We live on a bottom floor and the instillation is very poor in the summer and winter months, the temperatures are very extreme, the heaters do not help in the winter. And rent continues to go up there every year. Their office hours are not accommodating at all (9-6). Sometimes they don't open until 10 am because of meetings, it can be frustrating, especially if you need to get a package! I wouldn't recommend living here, unless you are in between places. We plan to move in the next few months. My recommendation to the staff there is to be more accommodating to your residents, we pay a lot of money to live there and the service and apartments aren't great.
We love this place, beautiful scenery, great area, and super friendly staff!
PROS AND CONS FROM A LONG TERM TENANT I have lived here for five years. When I moved in I paid $750 for my small two bedroom one bath apt. Fast forward 5 years, I pay 1200.00. Same apartment, same paint, same carpet, same cabinets, same HORRIBLE tile job in the shower, same vinyl floors etc. etc. etc. When Tandem raised the rent here they said it was the going rate for the area. Not so much, the apartments across the street are $875 and the BRAND NEW townhouses across the way that people have bought and rented out are $950-$1000. Over the years The leasing office has gone through at least 7 managers and countless, I mean literally countless agents. The current agents and management is close to the best that have been here but Tandem pays them so little there is a lot of turn over. The maintenance is prompt and timely but the worst, half asked execution I have ever seen. Not to mention they are the grumpiest people in Portland. . The hot tub has been pumping cold water for 3 days now. None of the staff seem to care. They advised us they will be raising the rent again in 9 months after all the units are updated. Don't be fooled these places were built in 1973, they are not new. The "remodeled" units have new-ish carpet, basic white paint (not well done) and the cabinets have about 7 layers of paint on the. They just keep re-paintintg. The tubs and showers are so horribly done. Its like they were drunk when they tiled the whole area. I mean I have broken tiles that were clearly put up broken and caulked in like that is an okay thing. On the upside the property (outside)is beautiful. There is a nice long creek with several bridges and walkways, the pool and hot tub are amazing, huge, and very nicely done. The pool area is brand new and again amazing. This is a huge complex with about 900 people living here, they estimate, so you blend in and no one is really in your business. There is more than adequate parking. The playground for kids is really nice and located in a good spot so I don't have to hear kids being kids. There are not any random cats or animals wondering around. The grounds are kept very clean. There is 24 hour maintenance, even if poorly done it helps in a jam. They are supposedly building a fitness center (been remodeling and old large laundry room for this fitness center for two years) Not a great place to live, just a great pool and area of Portland
Commons at Timber Creek in Cedar Mill is a lovely apartment community, with beautiful grounds (yes, we have a lovely creek on the property). The office staff are nice, if somewhat "elitist", and maintenance responds quickly. Also, the location is close to everything you could need: from grocery stores a plenty to medical facilities and easy access to Hwy 26. Here are the "bad" things: they promised us a community center "very soon" when we moved in last year. It has been eleven months now, and there has been no construction whatsoever. The main reason we are moving is because they raised our rent TWO HUNDRED AND FIFTY FIVE dollars a month! Four fifty-five if we want to go month-to-month. That is quite a bit more than a "nuisance increase", and puts this apartment completely out of our range to afford. I think they should have made our rent increase more reasonable, and asked NEW tenants to pay their increased rent. All because a Market of Choice moved in down the street. Overall, if money is no object for you, I would highly recommend Timber Creek.
Staff was extremely helpful got the apartment we wanted at a very reasonable price for the area. Awaiting move in date, will update as we live in this beautiful establishment!
The management is great, they are very friendly and helpful anytime you need anything. I moved into one of the townhouses and it's great. It's very spacious for the price. Sometimes parking can be a little crowded, but I never have to park too far away from my apartment. It's also if you're looking for a quieter community. There are lots of green grassy areas, and a trail nearby. They also allow pets which was important for me. The sunset transit center is nearby which is convenient if you work downtown. I would suggest this place to anyone looking to move to the Portland area!
Unfortunately we are stuck under extremely loud party goers. Management has lost our lease paperwork three different times.
I've been living in this apartment for about 7 months now with my boyfriend, and we couldn't be happier. It's got huge living spaces, an open kitchen, two big bedrooms, working washer/dryer, and even a junk closet! The only thing that I think could use an upgrade is the bathroom. It's big for an apartment bathroom, but it's dark and doesn't get any air flow. Also, the shower head is too short for my boyfriend, who is 6'4. The community is great! There are events every once in a while to get people together and mingling. For example, there's one coming up that's a community-wide BBQ/yard sale taking place on a Saturday. Last time they had something fun happen was on a Friday, so people who worked during the day were challenged if they wanted to participate. They had the Koi Fusion truck in the parking lot for most of the day, which was nice. If you miss out on those events though, you can always mingle with people at the HUGE pool and/or hot tub! It doesn't get very deep - 5 feet at its deepest - but it is a great place to find people on warm days. Management can be hit-or-miss. We had a few wasp nests outside our windows and we reported them to management, and it took about a month to get them dealt with fully, perhaps longer. The first time, a guy from pest control came at 9am and neither I or my roommate were ready for company, but I showed him where the nests were and he sprayed them and left. A couple were knocked down, but there were still some left that weren't dealt with until the next time pest control came through (2 weeks later) and we weren't even notified that time; it just happened. All in all, this apartment has been a joy to live in though. The community is great, the apartment is beautiful, and it's right on a bus line that goes straight to Sunset Transit Center! I could not be happier.
