Problems started when I signed the paperwork and got keys. The place definitely didn't get cleaned after the last tenant, the screen door was put on backwards and was stuck in place, the guest bathroom toilet was running(More on that later), among other little odd damages and things that should not have been around. At the time of writing this review, I have been waiting for my toilet to be repaired since my move in date, which has been over two weeks, and have been without a second toilet for four days and counting. Originally, the toilet was just running, like there was a seal that was worn down, nothing major, which I brought up at collection of keys. I told them that I wasn't moving in for about a week, so they had a week to make all the necessary repairs while the apartment was still completely open. After that, with me working graveyards, they would need to reach out and set up a date and time for anything. They "took care" of most of the repairs in that week, leaving the damaged things in place, but correcting what little issues they were having to make them inoperable, with the exception of the toilet. I moved in, sent multiple emails about the toilet issue with no response, until randomly, one Friday, while I was sleeping for work, maintenance came banging on the door waking me up. The maintenance worker was apologetic about waking me up, which was nice, but he ended up breaking a different part of the toilet which they did not have a replacement part for. He brought up a replacement toilet to install to solve the issue, a little overkill but hey all new toilet, and it ended up not fitting due to the new toilet being too tall for the current set up with the counter being too short. He said that he would need to check and see if they could either cut the counter back, or switch the toilet with the one in the master bathroom, which was the same as the old broken one. We agreed that he would come back Monday morning at 8AM with the answer on the counter, or we would just swap the toilets. Noon on Monday comes by, and no guy. I go down to the office and no one knew what was going on. They tell me they are terribly sorry, and that they will get right on it. The next day I call them up and get the run around like they don't want to do anything about it. Communication is scarce at best and the staff don't seem to care about you once you sign the lease. I'd break my lease if I could afford it, can't wait to see what my remaining 11 months will be like.
It's 4:30pm and it's pouring rain out. I've just got home to work and my shoes which are on a shoe rack near the door are absolutely drenched in dirty water from power washing. Poor me thinking that my shoes would be safe in my own home, right? My door does not have a proper seal underneath even after work was done on the doors of my building by management. It was definitely not ready for when this man decides to absolutely spray my door with pressurized water. When asked to be mindful about the power washing, the only response I was given was "Better get a towel, there's nothing I can do". There was no warning whatsoever about this task being done. It's crazy because if you decide to renew your lease, they'll even bump it up to the legal limit regardless. I could say more, but I'm just going to say that I've also tried to add someone to the lease at one point. That personal information was mishandled by a temp they had hired and that process was halted when they left. This information included a SSN, previous addresses, and employers. We were told that it had been lost. If you do decide to move in anyway, have some extra funds for when maintenance workers tap into your electric bill so they can finish their endless task of renovating this place to people they can absolutely neglect. Your water will also be shut down about 8-10 times throughout the year for, again, maintenance reasons. I am not a man of God but I will say, this management needs some sort of divine power for the disconnect this rental company has with its tenants. Great location though.
1 step above a FEMA camp. Lazy rude management!!! Increase in rent by maximum amount by law yearly. Paper thin walls. Crammed parking. 1 trash bin for 500+ units and items constantly dumped and spilling over. Misleading marketing of the grounds. I could go on!
I have been in Hillsboro from last 5 years. Verandas is decent place to stay so giving 2 as I like location. ****** Please Beware of Very high move-out prices they charge,I stayed in Verandas for exact year and retuned it very neat. I got charged with amount of 900+ dollars which includes carpet replacement 500+ dollars, 300+ cleaning. Not sure why they need to replace carpet for one year and why tenants are getting charged with huge amounts for cleaning a neat apartment. ******* I tried calling them and dropped an email. I am not getting any response . Not at all happy with management and their response .
They do not allow Lease Transfers, have only one trash unit for the entire community and parking can be problem based on which building you reside. The apartment managers just refused to transfer my lease to another tenant. All the other apartment complexes in the neighborhood allow this. The lease contract does have a section for allowing the transfer, but the managers just outright refused me without giving a reason. They also rejected my request for getting corporate contact information, so I could make a case with them directly. One of the biggest flaws in the community is that there is only one trash collection unit - you might have to walk half a mile to throw your trash which seems ridiculous. Apart from that, apartments are a decent size and features are similar to other complexes in the neighborhood. The service and hospitality from the management makes this the least likeable property I have rented in.
We just moved in here, but I must say the whole application process was made easy and wonderfully by the office staff here. We had a hiccup right after applying, and instead of writing us off and giving up our unit, they worked with us and have us the time to get things in order. The office staff are wonderful! They're nice, helpful, and all around amazing. They communicated with us every step of the way, and didn't get annoyed with our multiple emails and phonecalls. They were very helpful and made this entire process easy. They made us feel valued and welcomed. The apartment is in a beautiful condition. They clearly take pride in their units. Like I said, we just moved in, but so far everything has been perfect. THANK YOU COMMONS AT VERANDAS!

Noise: Walls are thin. I can hear my neighbor watching TV, and when they are having fun. Sometimes, when they are having fun in their bedroom, my bed also shakes at late night. Haha... Parking: In daytime, it has never been an issue. But, it can be a problem after 8pm. I had to drive around for 15mins at 9pm, before a spot opened up. Staff: Management needs to be changed. They are rude, and will add different fees. For example, their autopay will not work, and they will add $75 fees for late payment. Or, if there is anything on patio, there goes another $75 fees. Management is quite happy to add on different fees. Location: Beware!! If you are next to John Olsen or Cornell, there is a lot of road noise. Inside areas in the campus are fine though. One red flag is their trash system. There is only one trash collection bin. So, if you dont live next to it, you will have to walk a long distance to trash. Cleanliness is okay. I think, they maintain the grounds well. But, the pools are dirty.The rent also increases by 15% per year.

Hello, I am disappointed to hear you have had a negative experience residing here at Commons at Verandas. We are always happy to assist with any resident complaints, and do our best to resolve them as fast as possible. We also understand parking can be difficult in the evening, and we do our best to ensure our residents' parking spots are open. We also offer covered parking if desired. We do charge a $75 late fee as of the 5th of the month if rent has not been paid, and we also offer a one time late fee waiver. Automatic payments are controlled by the resident as opposed to the office staff, so if the automatic payment end date has passed and is not set back up, rent will not pull. I would be happy to go over any charges that may have been posted to your account with you. We always send out a notice prior to adding a noncompliance fee to ensure residents have notice to correct whatever action may have caused the notice. Our trash areas have all been condensed into the one area to minimize the number of disturbances with the trash pick up and/or stray animals. As for our pools, we did have a circumstance last year that was out of our control, but this was fixed and we do daily testing to ensure the pools are meeting regulation. Per Oregon Law, rent cannot be increased more than 9.9% per year, and we do abide by this. I really do enjoy living in these apartments. I literally have no disturbances. Neighbors are quiet. Right next to Tanasbourne and a a lot of other shops. I literally walk to Macy’s. I was moving pretty urgently and they got me approved and moved in within 3 days. Move in was frustrating, one of the leasing agents were so rude he did not want to service us because we came in when they were closing after it was already discussed. a down side is they literally have ONE trash can for this big complex . Everyone has to drive to the trash can. Oh and they’re expensive. Overall they are great. Great amenities. The park is right here! Maintenance is always ON POINT! pool clean. Gym nice like really best apartments I’ve stayed at. We have the best unit not facing the sun and it’s just gorgeous watching the sun set.
Have lived in lots of apartments over the past 25 years and have never felt moved enough to want to write a review for any of them until now. My apartment is gorgeous. Hardwood floors, my bedroom is gigantic, my ceiling is fifteen feet tall and my bathroom is so big I could almost lay down twice in a row and still fit inside of it. I also love all the storage space - I have seven closets / storage spaces total in my one bedroom apartment! I mean where can you find that? Really!? It's awesome. I have a walk-in pantry and a walk-in bedroom closet and a storage closet in my bathroom and on my balcony that are bigger than my entire bedroom closet at my last apartment, a coat closet by the front door and another closet by my dining room. I probably would have needed a storage space but because of the space in my place I was able to save that money. The water pressure is great, the appliances and condition of my place is perfect and new or like new, the sound insulation which is very important to me is amazing.
Round Three of inspections...Not happy with a maintenance gathering banging loudly on my door with a sleeping baby. 6 people to do an apartment inspection/check?! Really? Its non-stop around here. I feel like I've had my privacy invaded and I'm not happy about this. The one thing I am particularly angry about is the woman (whoever she was) going into my bedroom with the baby sleeping along with one of the maintenance men and closing the door... WITH MY SLEEPING BABY IN THE ROOM. So completely inappropriate. I am FURIOUS. Can we please just be left the heck alone in our home?

We stayed here for 1 year. We didn't face any problem. All amenities were new. Maintanence guys do a great job. Everything is fixed quickly, within a day or two of complaint raised. The property is very clean and very well maintained. The staff is very friendly. The stay was very good.
THE REVIEWS ARE RIGHT- THIS IS THE FURTHEST THING FROM LUXURY. Unless you consider disgusting trash facilities with trash everywhere but in the bin, filthy breezeways to your apartment, flooring that lifts, dingy stained carpets and broken windows luxury. Not only that, but let's hope they remember to at least clean the toilet before you move in and remove the black mildew from the previous tenants. It was filthy when I moved in. LEAH- THE COMMUNITY "MANAGER" IS A NIGHTMARE TO DEAL WITH. She doesn't care about the safety of the residents (our windows took two months to be fixed, all the while not locking), or the upkeep of the property, or about customer service in general. Worst customer service I've ever encountered. AND THE PRICES ARE A JOKE- $1500 for a 2b2b in this place?! ARE YOU KIDDING ME? I can't wait to leave this dirty place. Time cannot pass quickly enough.
Commons at verandas are perfect for commuters. Everything you need is in walking distance as well as easy access to Max & busses. Very safe community & office is very helpful. Maintenance is awesome. ILiving room is a little small but it's woth it to live in such a wonderful community. Most tenants pick up after their dogs so grounds are kept clean. For being a large complex it is pretty quiet
The complex is great. While a there are a few minor annoyances, I can't complain. The staff have always been helpful. Maintenance is prompt and landscaping is kept trimmed and neat. My only complaints are: floors vibrate and I can hear when neighbors walk across their apartment and parking is AWFUL. The neighborhood is great, convenient to everything you might need or even want. I'd definitely recommend this place to my friends.
I love the staff. Moving in I had a real time crunch to work with but they found me something.. Perfect!! AND had the approval process done in minutes! I've never met a friendlier and more helpful staff than the ones at the Verandas. Even the maintenance is smiling and waves when I see them.. Love the atmosphere, the location, and our green landscape.. Couldn't be a hppier tenant.
I've lived at The Commons at Verandas for just over for years now, and I have very little to complain about. On fact, just two months ago, this review would have been glowing; my experience, overall, has been quite good. VALUE: However, starting this month, or rent was increased my $400 in one giant increase, and I can't say I'm happy with such an enormous jump all at once. To be fair, this is one of only two rental increases I've seen in the four years I've been here, and the other was less than $100 altogether. We are now paying $1532/month for a 2bd/2ba apartment, 1077 sq ft, near Streets of Tanasbourne. We considered moving, but we really like this area, and as it turns out, the cost is actually fairly comparable to other complexes around here. The amenities could be better, but more on that later. LOCATION: Extremely convenient! Just a few blocks to various bus stops, walking distance to Streets of Tanasbourne, lots of hiking/biking trails, moments from hwy 26 (great for commuting). It's very easy to get to everything. It's a beautiful, well-maintained area. CRIME AND NOISE: The police station is maybe a mile away, and they patrol the area regularly. I feel very safe here. Lots of families with young children and Intel employees, mostly, make up the residents. In the four years I've been here, I think I overheard a verbal argument... Once. During the summer, you can hear your neighbors' TV and music, because they have windows open, but everyone seems to respect the 10pm quiet policy, so I've never felt the need to complain. PARKING: Depends entirely on the time of day. If you work a typical 9-5 schedule, parking in the evening can be difficult. Of course, there is the option of reserving your own covered space for $50/mo, or a garage for $100/mo, but I've never felt the need to do that. Mid-day, there are always plenty of spaces available. AMENITIES: The $1532 I listed above does include water, sewer, and garbage. There is one communal garbage facility in the complex, which can be inconvenient if your unit is far away. I usually load my garbage/recycling in the car to dispose there. I've never had problems with any of the appliances, and W/D is included. There is no AC. There are lots of windows and vaulted ceilings. Overall, I do recommend the Verandas, though I hope they upgrade some amenities to go with the ludicrous price increase this month. That would increase my rating to five stars.
As someone who works a Night shift one of the most important aspects of an apartment is the noise level. My apartment currently looks straight at a main road. Which I expected to make a lot of noise, but it didn't! Unless an emergency vehicle comes by I can hardly tell that I am anywhere near a road. If my neighbors are doing laundry in the middle of the day I can only hear it from the bathroom, which is a huge bonus. The staff in the leasing office are all extremely friendly, and the maintenance crew are extremely efficient and are not afraid to come check something out just because you want to make sure it's okay. When I received my keys, my leasing rep went through the apartment with me and we noted everything that may have been missed in the final inspection, which amazed me because my last apartment kept almost all of my security deposit for things that I brought up to them on the day I moved in. The only reason that this apartment doesn't get 5 stars is the appliances are really old. I mean they work, but the rent here is pretty high for a one bedroom, so I was expecting more up to date kitchen appliances. The oven and the dishwasher look like they are out of the early to mid 90s, the stove top elements have been replaced but don't fit their housing, so they are always popping up. The worst thing for me, though, is the toilet. Practically any time I use toilet paper, I also have to use a plunger. Overall I love this apartment, but you are definitely paying for location, not utility.
