Property Ratings at Commons on Kinnear
I have consistently tried to give these apartments a chance. Maintenance has repeatedly come into my apartment while I am in the shower or in bed without identifying themselves. They also have allowed third party contracts to enter and remain in my apartment without identifying themselves while I have been in the shower. Maintenance requests don't get addressed unless you mention taking legal action after months without anything getting fixed. Maintenance is rude to the space of the residents leaving behind trash and other personal items. Maintenance also frequently vocalizes that they are not consistently updating all units and at one point had a maintenance official in my apartment for over two hours to "install new smoke detectors". Their on staff security officer plays emergency vehicle sounds after midnight from his personal vehicle and is more intimidating than helpful. Third party contractors also have no respect for residents and placed a speaker outside my apartment door at a loud volume for numerous hours starting at 8am in the morning. When I tried to file a complaint about the speaker I first went down to the office and was told I couldn't file a complaint and to send an email which I received a blank email in response to. They don't care about resident safety or happiness and have done very little to fix the issues I have brought to them. The property manager consistently doesn't have time to speak to residents and is very difficult to get a hold of.

We toured here with a Cory about looking for a new place for my daughter to move into for the her Junior and Senior year. We were surprised by the price and value of what they have to offer. Cory pointed out all the amenities such as the pool, weight room, barbecue, parking not to mention all the layouts of the rooms. He went above and beyond touring a few with us all showing us the differences. For the money and amenities this is well worth it compared for the same rate at other places we have looked. I highly recommend the Commons On Kinnear and tour with Cory!

I lived at the Commons on Kinnear my junior year of college and loved living here. I went from living in a dorm to here, so it was nice that I didn't have to buy furniture for the apartment and all utilities except electric was included in the price. They also had resident events to attend and free food, which what college student doesn't love that? I do recommend taking a tour or calling to see if they have any specials, I know most college students don't think to ask about that, I was able to get my app and move in fee waived and got free parking. There was a point I had to get a new car, but since they were along the bus system for Ohio State, I was able to ride the West Campus bus to get to school. I recently got a new job in Columbus and saw the upgrades they had done to the building so may end up living there again in a studio versus the 4x2 I lived in.

There are mountains of trash by the trash compactor that they won’t fix, the pool was closed most of the summer for maintenance, they locked me out of my room one night when my lease changed from one year to the next, the fire alarms go off all of the time, and I have to wear ear plugs to sleep because there is so much road noise. And that’s just the start. Terrible place to live, don’t do it.

I would not recommend living here to anyone. The pictures and apartments you tour are not the ones you see and move into. The management is absolutely terrible and will do nothing to help you. Their leasing office hours are limited and don’t have any after hour help. They are rude and unprofessional who treat their employees with complete disrespect. The apartment garage is completely trashed constantly. The place is disgusting and not remodeled.

I have lived at the commons for 2 years and I have never been disappointed with their service and commitment to keeping the community clean, safe, and welcome. Their staff is exceptional and extremely responsive to any concerns or needs. They're understanding and kind with great customer service. Their maintenance requests are always completed promptly.n addition, for the level of service provided, amenities, and location of the apartment complex it is extremely reasonable in price. Overall would always recommend someone renting here - I have loved living here

I got a parking pass When I first moved in but I had got a new car and they told me I can’t get a replacement, mind you I’m still paying the fee to park but I can’t park on the garage because they won’t give me a replacement sticker which without it you can get towed. And many times at night when your key card doesn’t work or deactivates he fine you for a problem that happens with them. And they charge for maintenance Service

Just signed my lease to live at The Commons next fall. Staff was super helpful from beginning to end. I looked at a few places near the area and this one just felt like home. Cant wait to transfer there in the Fall.

As a foreigner from other country, it is comfortable to live in Commons on Kinnear. Because the apartment is fully furnished. I can take may clothes, and move in. It is very convenient. Our apartments are close to the OSU campus, on the CABS bus route. The Commons on Kinnear is near to West Parking, I can take the transit bus to the medical campus. It is great. the Commons on Kinnear, where offer a home away from home with all the comforts of home, including full-size washers and dryers, extended Cable TV with HBO and Wi-Fi. Community amenities like our fitness center, tanning bed, resort-style pool with hot tub, and computer/conference center with free printing help you stay fit, relax and socialize. In addition, the apartment provides hot coffee, Thanksgiving dinner etc. in the summer, there is BBQ. In conclusion, it is great to live in commons on Kinnear.

If I can help at least one person I will have done my job. As a concerned parent who co-signed for an apartment for my daughter, please don’t live here. This post is not from someone who neglected to pay their rent/bill as it was always paid on time monthly by me. This is a concerned parent with a warning! At move in, the unit was disgusting. Food, grim, and grease all over the kitchen. The couch in the living room had food and gnats when we pulled back the cushions. All three of the bathrooms were moldy, with urine/poop stains around and in the toilet, the bathtubs hadn’t been wiped out and the caulking was full of mold. My daughters bedroom appeared to have (at one time) a leaky ceiling. All three roommates were almost in tears. You could tell the previous tenant hadn’t cleaned in weeks. Grim was so thick it was disgusting. We cleaned the best we could until we couldn’t stand it anymore and we went downstairs to the office. Move in day was completely unorganized and a total mess. After having to get totally out of pocket and demanding to speak to someone in management, it was discovered the unit in fact hadn’t been cleaned prior to their move in. To make it right....they sent a “team” to the room to clean it. That “team”, consisted of a group of OSU students with a bucket, broom, mop, and vacuum cleaner. This place will sell you a lovely image with a great model. They will NOT show you exactly what you’re renting. PLEASE BEWARE. Once you sign a lease your stuck. They don’t care about wanting to do the right thing or what’s fair to the tenants. They care about getting their money period. The outside common areas and trash bins are rarely cleaned/dumped. You’ll always see trash over flowing in the trash bins. The complex needs updated. For what they’re charging these students, it’s a shame money is not put into the upkeep. Like trash removal and maintenance on the rooms. At move out....make sure you take pictures and leave the place BETTER than when you arrived. Otherwise they’ll stick you with a ridiculous move out bill for things like the drip pans on the stove need replaced! Then it will be up to you to fight with people who are completely unreasonable. If you fail to pay the ridiculous move out charge, they’re report you to the credit bureaus. I suspect all the positive posts are written by staff.

This past year, we have worked extremely hard to implement new systems to ensure problems like this no longer occur. We have improved our cleaning and maintenance procedures to make sure all apartments are clean and in good standing before move in. We have reorganized move in day to be seamless. We have also hired a full time grounds keeper to ensure all grounds are kept up and cleaned regularly as well as purchased new trash and recycling bins so trash is more frequently cleaned and taken away. I have paid a lot more for a lot less. The value you get for the rent cannot be compared to other apartments i've lived in during my time as an undergrad.
The Commons on Kinnear has everything that I needed. It’s in a nice area, close to OSU and the grocery store, maintenance is done quickly, and the staff is very helpful and kind.
Fun and easy way to live if you are a student or work near OSU. Staff is great, amenities are a plus and love the homey feel so far from home. Would recommend
Absolutely horrible place to live. Office is run by incompetent students, and the "managers" are no better. They avoid all problems and will blame you for everything they can. I lived in a 2x2. They raised my rent for "community upgrades" and then proceeded to change all 3x2s into 4x2s to rake in more money. I never did see any upgrades. Except the no smoking sign in the pool area. Although, the pool is cloudy and the hot tub was out of service for almost a year. The elevator was "temporarily" out of service for 7 months, so if you have a disablity and didn't live on the first floor, good luck. Poorly maintained common areas. Gym always smells funny. And they make you deep clean your own apartment for the next tenant so they don't have to do their job. And if you don't, they take your security deposit (even though you are not responsible for reasonable wear and tear on the apartment by law). If you are thinking about discounting these reviews and moving here, don't. Please heed this warning. I wish I took these reviews seriously before I moved in.
