The dynamic town is made up of cozy suburban neighborhoods, schools, and community parks that attract many residents. Many of the modern rentals are clustered in the far western and northeastern corners of town. The northeastern section of Sherwood/Tualatin South is also the commercial district. Tualatin Lake at the Commons, a business plaza centered around the lake, Nyberg Rivers, an outdoor mall, and more entertaining retail centers are nestled in this section of town. More amenities offered by Sherwood/Tualatin South include peaceful parks and trails like the ones along Rock Creek. Portland’s big-city amenities and Washington’s breathtaking national and state parks are all a short drive away as well.

Property Ratings at Commons on the Tualatin River
They designed a huge apartment complex, but did not make enough parking spots. They have "first come first serve" parking, which is usually completely full by 4pm. It makes living here a nightmare. The units themselves are obviously nice as they are brand new, but there is absolutely no storage at all! They offer storage closets for another $100/month. The walls are so paper thin you can hear all of your neighbors every move and conversation. These are some things I wish I had been aware of before signing a 12 month lease. I just want others to be aware and look around before getting your heart set on these apartments.
Great curb appeal, but unfortunately, it stops there. Back in August, my fiancé and I were looking for a new place. Our first walkthrough was pretty confusing, with lots of miscommunications and a lack of knowledge from the property management. However, we decided to come back and take another look at some other floorplans. After that walkthrough with the manager, Rachel, we decided to apply. I asked the normal question of “what is the best rate we could get if we sign today,” and it was quickly answered by Rachel telling us that is not how Tandem does things at this location. She said they have fixed pricing for all floorplans and won't be changed until the whole complex is completed in 2024. I thought that was strange, as I had never heard of an apartment complex not adjusting rates depending on the market. Since the price was right at the top of our range, I wanted to go look at the unit one more time to make sure it would be worth it. I asked again if she could work with us on the price, to which she gave a similar reply, saying there would be no price adjustments until the whole complex was done. However, if we signed that day, they would give us our first month free. So, we gave it some thought and decided to apply to take advantage of that incentive. The whole application process was a nightmare, with so many miscommunications by their staff, us needing to do duplicate work, and them losing our paperwork multiple times. But we finally got it done. We got our keys on September 1st but didn’t need to start moving in until mid-September. By September 18th, they had dropped the monthly rate by $200, and a week later, dropped it by another $200. I immediately reached out to Rachel, asking her how she could’ve told me they do not adjust rates, and then, less than one month later, dropping it by $400. She just apologized and said she can’t do anything to help, even though she acknowledged saying that. I then reached out to the Senior Property Manager, Erika, over email. She apologized and gave me the explanation of “rates are always subject to change,” which I, of course, already asked about. She continued to tell me they couldn’t do anything to help us or make it right, which was super frustrating as a new tenant. I asked multiple times if we could chat on the phone, and she continued to tell me there was nothing to talk about. This place looks great from the curb, but it stops about there. The quality is very sub-par, and management is terrible.
These apartments are a dream. Spacious bathroom, huge quartz countertop, tile backsplash, all vinyl wood flooring, floor to ceiling windows, tall ceilings, gorgeous design and floorplan. Tyler, Marni, and Rachel in the leasing office are all super helpful, positive, and quick to respond to any questions or issues I have. I'm still pinching myself. I'm not dreaming this heaven, right?
I just moved into the community a little over a month ago, and I’m in love! The utilities are flat rate and plenty of parking. The phrase “New is nice” is true, and the amenities show off how beautiful it is. 10 out of 10 will continue to recommend!
The guy was condescending and quite arrogant. I asked if the place was affordable and he emailed me back asking what I consider affordable. I replied with 1300 or less He wrote back and with exclamation mark how much it was and the place must be affordable because people are moving in. Very expensive. All he has to say is it's not affordable housing. Good luck living in that place with him
