We lived here for three years and didn’t have very many problems except in regards to the office staff. The location was great and the space was great. It is cheap quality place but rent is significantly less comparatively, so we didn’t mind. The only thing is everything is so cheap that it is unreasonable to expect it to be in new condition when you leave. Meaning, don’t expect your deposit back and expect to be charged more. We spent 2 days cleaning the apartment and still got charged for various things. In regards to the staff, they are very rude and don’t communicate amongst each other. So be sure to document everything and get everything in writing, because when they have a miscommunication you will be the one at fault. They are too prideful to admit wrong and instead make you feel stupid for even talking to them. I’ve lived in apartments where the staff is much more hospitable and there to help you instead of to just take your money. Also, just fyi there happened to be some car break ins recently
I lived in these apartments for a year and maintenance would take about a week to actually show up if I kept bugging them, but otherwise good luck getting someone to come by to fix anything. A/C and dryer would randomly go out maybe once a month. Now I know several other tenants who never had issues like mine, but they would have their own things going on. Management is extremely unorganized and unprofessional, like speaking with you is the bane of their existence. Once I first moved in with some roommates, I paid $60 for a holding fee so I could get my own unit once my lease was up. They took my money but didn't hold an apartment for me... so I will not be living here again and honestly there are cheaper apartments in the same area with better amenities.
I think from the beginning of coming here, my thoughts on this place improved a ton. Newer staff and management i believe has really done well. They’re always updating things, they just did the roof, and saw a note today saying they’re painting and to take off our patio furniture. I live closer to Menards and our tree line is gorgeous. Anytime i need maintenance the people come within a couple business days at most. I really like it here. The landscaping is also always kept up. And i feel safe walking around and strolling with my baby.
Management and maintenance here is awful. My roof has been leaking for 3 months, and they haven't fixed the water damage on my ceiling which has been there since I moved in. Additionally, my stove was broken for the first two weeks I was here, my shower makes a horrible screech whenever it's on, and the hot water heater works intermittently and sounds like it's going to explode. (One guy they sent said this is normal, another said there was no such thing as sediment in pipes) It's honestly pathetic. Whoever cleared this place for a new tenant should be fired.
I’ve been living here in the gated community for 6 months and I like it for the most part. It’s very quiet and the other residents seem very nice and keep to themselves. The main issue I have is that cigarette smoke somehow gets into my apartment and smells the whole place up!! It’s is horrendous and makes my bf and I miserable. My dog also shouldn’t have to deal with that. Spoke to management and unfortunately they can’t do anything because this is not a non smoking complex. I find management very nice and helpful, I just wish there were more they could do for me. The cigarette smoke will be the reason I do not sign on for another year lease.
Well to start off, our apartment we were given was riddled with ineffective maintenance repairs. At first we did not get upset about it. It was only after they treated us like we were children, laughed at our maintenance requests, and also CONSISTENTLY lied to us through maintenance workers (which I understand), but also the LEASING OFFICE lied as well. They have not repaired ONE thing we have gone to them about. They sent a maintenance guy out, but he only told us how EVERYONE else is having the same problem so then they wouldn't do anything because of that reason? What a reason right? Do yourself a favor and skip over the children that actually run this place. But by all means if you prefer to be treated like a kid, laughed at, and felt like you were screwed from day one. Then apply for a lease with these rip-offs.
Property Manager at Communities at Channingway, Responded To This Review
The "ineffective maintenance repairs" this gentleman is speaking of is an issue with a dishwasher. After going through a trial an error process to determine the root of the issue with the dishwasher it was replaced. At no time was the tenant lied to or treated poorly. His impatience with the process translated into frustration and resulted in this review. In reality no apartment complex is going to replace an appliance refrigerator, stove, dryer, dishwasher, etc. without first determining if it can be repaired first. It is cost prohibitive to automatically replace. In a perfect world we would love to give everyone brand new things. Mgmt has spoken with to this gentleman's roommate and she was happy with the service she received and with her new dishwasher. He has since moved out.
I lived here for 5 years, and mainly enjoyed my time. I would have given them a higher rating were it not for an incident towards the end of my lease. I moved out 2 months before my lease ended (they have strict rules on breaking a lease early, so it was cheaper to keep paying than to break it), but received a water bill the month after I moved out for about $35. Throughout the 5 years I lived there, my monthly water bill was about $35, so how could it again be $35 when the apartment was sitting vacant? This event reminded me that about 3 years into the lease we received a water bill that was suddenly about $75, after years of $35 bills. I called to dispute the bill, and was never given an explanation, but received a new bill more in the $35 zone I was used to. Unfortunately, I did not get the same result on the bill after I had moved out. They said there was no error and I owed $35. I would highly suggest if you plan to live here that you take a picture of your water meter at the beginning and end of each month. I can't help but think something fishy is going on here.
Loved the area and our townhome Very disappointed with management one person in particular Jessica McCaffrey. Never had an issue with management while living there until the last few months and that helped make the choice of moving easier. Pet deposit is high paid 400 for one cat. The pool is small and the gym is disgusting never had sanitizing wipes when I would go always dirty It's a typical gym small but it gets the job done. Maintenance is great but in order to get to them u had to deal with the management office
I had a terrible experience with this company. My husband and I were 1 month away from our current lease ending when we put in an application here and paid about $200 for the process. Everyone was so friendly face-to-face, which is all for show. We were told, verbally and in writing, that there was a discrepancy on our credit and once it was taken care of they would send us our lease paperwork to sign. This discrepancy was taken care of within ONE day of them notifying us. After letting them know it was taken care of, they told us they wouldn't not be sending the lease agreement due to the discrepancy and we could not rent through them. After speaking to a manager, I asked her if they were going to honor their verbal AND written word to lease to us, and she said no. When I asked about being refunded our $200, she also refused and kept our money. At the time I was furious! I told her that we would take this as a blessing in disguise and go do business with an honest company who would keep their word. Here we are a year later and it TRULY was a blessing in disguise. I have personally met people who say how AWFUL this place is to live. We ended up renting from a wonderful complex in Fairborn/Beavercreek, who has been nothing but great to us!! Keep your money and keep searching for somewhere else!!!
Yes it is a nice community - quiet and good location but not worth putting up with the management staff. Horrible communications of policy/lease agreements. Although I had attempted to contact the office several times when it was approaching the end of my lease they did not contact me till my lease was ending in 40 days but required me to give 60 days notice to move -- even once the lease had expired and was no longer on a lease but going month to month. I had the worse experience giving notice to move and then moving out and with my deposit. Trust me not worth it! When there are so many other options in the area!!
Quiet neighborhood, neighbors keep to themselves. Pet deposit is 400$ which was way more expensive than 200$ everywhere else. Maintenance complaints get handled fast though and the staff is all very nice.
