Situated in sleepy central Connecticut, Rocky Hill welcomes renters to a close-knit community. With a convenient location just 10 miles south of Hartford and 30 miles north of New Haven along the Interstate 91 corridor, it’s a popular place to call home for those who work in Downtown Hartford or the nearby Aetna headquarters. Since it’s also midway between Boston and New York City and just a short drive to southern Vermont, Rocky Hill also sees its fair share of tourists, who often stop to gas up their cars or get a bite to eat. The Connecticut River follows the town’s eastern boundaries, offering many warm-weather activities for residents just steps from their apartments.

Property Ratings at Concierge Rocky Hill
Awful place to live, roaches in the kitchen. Pipes freeze, electric heat. Constant car break ins and fire alarms going off in the middle of the night!
As other reviewers pointed out, it is very common to have no hot water. Pipes broke in the cold snap in Feb, leaving the garage ceilings hanging dangerously. The monthly fees for trash/sewer were not pointed out at application. My unit wasn’t painted before I moved in and we dealt with a month of roaches our first month! (Resolved after daily phone calls). Bring power strips with you because there are walls with outlets that are disabled! Halls are embarrassing. Dirty and unpainted. Keep looking.
Don't let the photos fool you, and REALLY open your eyes if you tour here. Model apts are very well kept and are NOT representative of what you get if you move here. Your unit will be old, dirty, damaged, and you're also not likely to know about it until AFTER you sign your lease because that's when they let you see the unit you'll be in. And then good luck getting anything fixed/replaced in a timely manner. Maintenance is EXTREMELY understaffed and they often start working on something and don't finish it for weeks. I still have the wall behind my toilet ripped open from when they did a repair almost a year ago. Do you like having hot water for a shower? Like being able to flush your toilet? Well, this isn't the place for you because the chance of those being things you can do any time you want is unlikely. We just went over 24 hrs with NO water and several days before and after without hot water. And that's not a rarity. If it rains or is windy we don't have hot water because we're told the "hot water heater has fallen over and failed to relight"...are these hot water heaters kept in an open field somewhere?!? Just don't move here. The buildings aren't secured despite what the ads says, people are always smoking around the property and in the buildings/apartments despite being a "no smoking community", and everything here is filthy. You'll be paying a number of fees on top of your rent including water, sewage, and trash removal as well as a common area maintenance fee for often dirty, broken, unkept common areas like the pools and game room. You're also required to pay for the package storage service but if you order from Amazon they NEVER put the packages in the lockers and it's common to have things opened, items stolen, or whole packages to go missing from the package room if they even make it in there to begin with. Lots of times packages are just left out in the open in the club house hallway near the package room. Just keep looking...there are much better places in the area for less!
This place is not luxurious AT ALL. From the people not cleaning up after their dogs to no running or hot water is disgusting. Management will tell you what you want to hear to get you out of their face. I’ve been here since October and I’ve put in numerous maintenance and complaints and I believe only twice I was answered. Please don’t come here bc you will regret it.
Bathroom ceiling leakage because of that one sprinkler leakage near bathrooms. Heat doesn’t work properly. The main thing is you have to pay $600 bills ( water, selvage, heating, trash removal, common maintenance) more than your rent monthly . If you want to suffer your family with low temp please move in here
Luxury Homes? I wouldn't exactly call having no hot water every time it rains luxury, or walking through these dirty hallways that haven't seen a carpet machine once since they were installed.... NAHHHH this is far from luxury, oh and the rates constantly get increased
Concierge has been a very stressful and terrible place to live. I have been miserable living in this place for 2 years. Called many time for maintenance and never followed through. Went 2 YEARS without AC. EXPECT- Vandalism, bugs, bad odor, trash everywhere, broken glass all over the place. Poor management, stealing your money, and so much more DO NOT RECOMMEND!
I applied for an apartment here, as part of the application, they took a $400 payment towards your security deposit. While I was there trying to look at units, one of the residents told me not to move there. I decided to not proceed with getting an apartment and they will not give me my $400 back of the security deposit even though I never signed a lease. I call and leave messages every day and can never get a call back.
So I have this 2 stars because I want this to pop out at someone when looking through the reviews. Good things - you have a place to live with decent inside if you get the renovated one. - a pool that is okay - a decent gym Bad things - its just dirty everywhere… they do not clean anything: laundry room, hallways, stairs, elevators( other than the main one for tours) - No security. It’s there on the wall it just doesn’t work and can open the door without a key. - No security cameras (friend had his catalytic converter stolen in the parking lot) - lights are very minimal in the parking lot so kinda not fun at night - the grounds are sub par - horrible parking lot: pot wholes or walk through up through again dirty area Requests take minimum 2 weeks to get anything fixed - couple cockroaches - AC was built in the 70s so if it’s hot out it will keep your place 85 degrees. Asked that to be fixed they said it’s just what it is. We had a 2 bed room and the AC is in the middle which will warm up the big room but the small one will get no air - we personally took out the rug on the balcony b/c it was nasty. (They let us) Screaming children running down the hall banging on doors( not the apartments fault) - in the winter heat is good but expensive. And when the snow comes expect to have to dig your car out. Don’t recommend having a sedan like me got my car stuck a few times. They leave about 3 feet of snow in front of the car best of luck with that - and in the end it’s took them over a month to give us our security deposit after calling 4 times (which is illegal) then took money out of it for some reason we are not sure what So if that’s all okay with you then it’s not a bad place to live, if it is go somewhere else
We are living here since last 3 years and facing issue with fridge for last 2 years. Our fridge stops working after one and another month. Office people are not bothered to replace it. We are continuously asking them politely to change fridge as it completely stops working. Nothing works. Office does not bother to take care of complaints at all. Everything in fridge is getting bad and we have to show dustbin to it. Multiple follow ups to office never work. Some temporary fix is offered and again problem comes back. They don't clean the apartment even when you newly move in. In our apartment, under kitchen cabinet, there was so much trash. Empty cans, beer bottles, some bottles even had fungus in it. Trash rooms are never cleaned up. The room is filled with trash and you can not even step one feet inside room, its either full or has very bad smell. All the corridors on floors are filled by pet waste and garbage. This is really disappointing even after paying so much rent, they don't even do the basic cleaning and provide basic maintenance.
Please don’t come here management don’t care treat you like animal this don’t have anything call luxury they lying??????????????
On the move out survey they asked "If someone were to ask you what it's like living here, what would you tell them?" I would tell them that in the ~14 months I lived here there were more than 30 days (I stopped counting) where hot water was not available. I would tell them that on many of those days the water didn't run at all for hours at a time. I would tell them how the broken dishwasher was replaced by another, slightly less broken dishwasher. I would tell them how the A/C units leak refrigerant, and that the refrigerant they use is now illegal to manufacture in, or import to the United States. I would tell them how the basement has a very concerning amount of water that pours in from the ceiling every time it rains. I would tell them how it took several months to even bother power washing after a small fire in the trash area. I would tell them how you raised my rent without the 60 days written notice required in our lease, and how that raise would be considered retaliatory in the state of Connecticut due to the maintenance request we made within the previous 6 months. I would tell them to live under a bridge before renting a unit in this building, or any building that's operated or owned by JRK Property Holdings.
My experience with the management and maintenance at Concierge was bad from the beginning to the end. First, I was assigned to an apartment that was different than the one that I signed a lease. I was forced to reassign my utilities the day before I moved in. The apartment was in bad condition when I moved in. There was green glue everywhere where the new floor was installed. The bathroom tub spout had a hole in it, which the maintenance crew refused to fix. The air condition broke, and the property never fixed it. The management took out $260 from my deposit after I returned the apartment in better condition than I received it.
Absolutely horrible time trying to get in touch with maintenance and staff, you play phone tag constantly and they never get back to you. Even doing something like renewing your rent!! Which you would think would be the one thing they care about. Also the renewing rent the increase is ridiculously high. They also never send out mass emails about things that would actually be useful to know (like amenities status doing covid or gas people being required to visit your apartment) and only ones pestering you to find them more residents or use some shady third party rent split service. They do no maintain the property. Pot holes that take literal years for them to take care of, car archways between buildings constantly have metal and insulation exposed and creating a safety hazard. Top floor of my building the hallways and eventually my BEDROOM were leaking from gross water stains. Roof is likely ancient. My boiler is 40years old. Also side note, very scummy that the star rating takes in other factors than the reviews. I hope people read these and decide to live somewhere else.
Absolutely pathetic management. Non responsive, false promises, unprofessional, LAZY, etc etc etc.
Very poor maintenance, old appliances which keeps on breaking, no property wide cleanliness, dirty hallways and stairs, management keeps on collecting parcels and do not dispatch to the residents
There is nothing guaranteed here except disappointment. I don't know where to start... 1. Top floor roof leaks, management pays no attention. Water dripped on my $1000 TV and led to multiple irritating lines on screen. I ended up replacing that TV. 2. Expect no hot water in winter from 7 to 9 in the morning when you need it most. 3. If you have an issue, keep it with yourself. If you ever share with management they will try to convince you as if that is not a problem at all and most likely you will end up having heated conversation. 4. Service elevator are in pathetic condition. It looks like roof will fall on your head. And that is normal. 5. You can find dog poop all over the place. If you have a dog then you don't have to worry about cleaning. 6. Right in front of service elevator you can find a sewer water falling from roof, so if you have to use service elevator, the pray from god that no body is using bathroom at that point in time. 7. Tyre theft, or car theft are very normal thing, it is so normal that residents doesn't even care. You just get used to it. Residents have requested for security camera repeatedly but again they just don't care. Some body flattened my all four tires one night. 8. Pay for Parcel pending if you want your mails and parcels to be secured. Delivery person is not allowed to go to apartment building so they will leave it outside. 9. When you vacate, leave security money on their mercy... they will deduct what ever they want without giving you any breakup of charges. 10. Electricity bills during winter will easily go beyond 300 even if you use it judiciously. ...This list can go on.... Definitely there are some good things too that attracts people there like tennis courts, indoor and outdoor swimming pools and two full bathrooms in 2 bed apartments. I will not at all recommend this apartment.
There are numerous things wrong with this apartment complex. - No hot water (we lost hot water for the 5th time this month - Feb and we are on day 4 right now with no hot water) - management told me that they clean the lobbies and hallways once a year... the place is a mess and extremely dirty - the speed bumps are not painted and the parking lot needs to be re done - car theft - the hallways smell like urine - the tenants do not pick up after their dogs - the indoor pool has the highest chlorine count where my face feels like it’s burning off from it - all entrances are unlocked and 0 sense of security - maintenance came to fix something in my apt and left my door wide open by the time I came home and when I called management they laughed at me for even complaining. - they try to raise your rent to absurd prices - lack of communication THIS PLACE SUCKS. BEWARE.
When we toured the power was out, which made things interesting and we were only able to view the sample apt. It's the biggest and most closeted apartment for the money. Seemed fine.... Went to move in. Had never seen our apartment. We were basically handed keys and told good luck. Not Great. Thought this was an isolated incident but no. I've encountered several folks wandering the halls trying to find their apartment for the first time. And no one is informed of the larger service elevator at the back of the building which is ideal for moving in things like furniture. A month maybe more later, the ceiling starts leaking. Took a good month to get that fixed and they never came back to repair the water damage as stated. Next summer rolls round and the a/c breaks. Now they have a 48 hour guarantee on service calls. But they don't ever follow that. When they finally came, they told us it was because we "had the fan set to on instead of auto" on the thermostat. Now I'm not HVAC tech, but when the actual unit makes a loud grinding noise when it tries to turn on, and then does nothing... I'd say that's not because we ran the fan. I actually took the video to the office and they said they'd call and HVAC company. Never did. And did I mention the cockroaches? Yeah we had them... They said they called the exterminor. He never showed. Fortunately I know where lowes is. And I'd rather spend a few bucks on traps then deal with these people. Now let's say none of that bothers you... Do you like monthly passive aggressive emails because some folks are using the completely unused basementy section of the build for dance lessons? Well you'll get those. And more for the most mundane of reasons. Do you like paying rent online? Yeah you'll pay a fee for that. Do you pay your rent ahead of time cause you're fiscally responsible? Maybe you'd like some sort of email or notification they never recieved the confirmation that you do have renters insurance? You won't get those. You'll just get an eviction warning because of the $50 fee that you missed because there's no breakdown of the rent online. It's just a total. And by the way you did have renters insurance the whole time. So if you like a nice size apartment with lots of closet space, you'll probably like that. Oh and they have a pretty nice gym But it's not worth the rest of the issues that come along.
DO NOT MOVE HERE!!! I moved here in June 2018 at that time they advertised free utilities, until you signed the contract with them they will add $125 universal fee on top of your monthly rent, which is to cover all your utilities. It is a red flag right in the beginning. Because we moved in from out of state, we did not see the actual apartment until the move in date, it is a very old apartment and smelly hallway, carpet is so old and stinky every time it rains, the smell is terrible. It is absolutely not worth the money you pay, you definitely could get a way better apartment for the money you pay there. While we lived there, there were so many vehicles break ins and thefts happening. In March 2019, they even had an incident in 100 building that led to one person deceased and the other one went in jail. We know we will move out after 1 yr so just grin and bear it. We keep the apartment nicely to save us time when we move out and hired a professional carpet cleaning on our last week there. After 60 days moving out, we haven't received our deposit, tried to call the office to check on it and they were so rude and not helpful. Later we got a letter from Collection that we owe Century Hills money which I have no idea why. Called the office again and they said they had to clean and painted our whole apartment. I asked for the pictures why our apartment needs to repaint, the property manager Charlene never called me back even I have called many times and left a messages. They never send any bills to you and they just send your information straight to Collection and they told me that how they handle with former tenants. So don't expect to get your deposit back, they will use all your deposit to make the room is nice for the next tenant even if you do the cleaning and did not cause any damages, they need to paint the apartment to make it look nice, they will charge that to your deposit and if your deposit is not enough, they will send the balance to Collection. They are absolutely TERRIBLE and SHADY business, check their website and you only see one 5 star review and that is the only 1 review on their website even though they have more than 500 apartments for rent. I hope my review will save you, your valuable time and peace of mind in making decision if you want to choose Century Hills.
Where do I begin... The lack of response from management, the front office or maintenance or the fact that my AC has been broken for 6 weeks (June-July) and all I can get is a general letter to all tenants saying AC is a luxury and there is a long list of repairs so everyone needs to wait patiently. Constant loss of hot water for days at a time. Cars are constantly being broken into. Save yourself the trouble and stay away from this bug (cockroaches) infested complex, it's being run into the ground.
The apartments look good from outside and luxury is only in the name. There is no policy on rent increase upon lease renewal. Recently there were so many security issues where cars were stolen and tire thefts became so common even from the closed garage. Roads are in pathetic condition, street/parking lamps don't work, no security cameras and no door locks (anyone can enter the apartment buildings) Management is so thick-skinned they don't care about all these issues. They need the rent to be deposited in time and very good about fines.
There are many car thefts in this apartment. Property manager seems to be least bothered when tenants complained... there are not ready to install security cameras. They said it is not their responsibility to protect cars while police enquired... all the buildings have hot water supply issue most of the time... the roads inside the apartment has not been laid for some years...
I lived here a few years before they changed mgmt it it was a nice place to live. I wanted to move back because my mother lived there and because of past good experiences. When I wrnt to apply front staff was rude and was also showing me crappy looking apartments.. Now fadt forward to this week their are now bats in my mothers house and she has been contacting mgmt for 6 days now and mgmt is not returning her calls. They are sending people over that have told her there is nothing they can do.. ??? So they think my mother is going to live with bats with possible rabbies.. I would never reccomend living here!! And I will spread the word!!!
I have lived at century hills for a little over a year now. I saw the bad reviews and moved there anyway. Biggest mistake ever.
I give them one star because they are so nice to do the contract but the administration is not organized. They increase the rent every year more than $200 per month. They don’t inform you what’s the procedure to return the keys and then they charge you for extra days. Everything in their benefits. If you don’t ask you will never know.
This is worst place to live....worst people in management lies to u all the time ...charge rents like crazy and no facilities u end up paying near $2000 with bills ....and in winters be ready to live in cold...avoid will mary...Joey as they are biggest liars...
I lived here for 1 year. From the very first minute, this was a disaster. I drove 14 hours with a UHaul, was promised that the door to my apartment would be unlocked and the key in the kitchen, and of course that was not the case. Had to find another place to sleep at 3am. They tried to make it up to me by giving me a garage, free of charge. Within 2 weeks, I went outside to find my car towed, because they assigned me a garage that already had an inhabitant, and when they called to complain that I was in their spot, CH told them to just have me towed. The costs to heat the place in the winter and cool it in the summer is absurd. I requested service on my A/C one time, and arrived home from work to find the maintenance keys hanging from my unlocked apartment, with no one around. Fire drills (and actual fires) would lead to all residents in the towers being evacuated. Children running wild in the halls. Filthy laundry facilities. And in the summer, the only way I can describe the smell of the staircases is a rotting corpse filled with rancid yogurt. I moved out 4/20/17, and 3 months later, I still haven't received my security deposit (30 calls, 6 emails and counting), nor the pro-rated refund of my final months rent. AVOID AT ALL COSTS.
Property Manager at Concierge Rocky Hill, Responded To This Review
Hello, We are sorry that your experience at our community was a negative one, but thank you for your input. While you are no longer a resident here, we wish you well in your new home.
I have recently moved to Century Hills apartments. I was scared after reading all the reviews online but the office staff was very helpful. They addressed all my doubts and helped me at every step. A special shout out for Vilmary and manager Jen who were there to answer all my questions. Its been more than a week since I have moved and they have taken care of 3 of my maintenance requests in less than 24 hours. I just want you guys to know that there are few problems but this team is working 24X7 for residents in helping them resolve those problems. Three cheers for Jen's team and specially Vilmary.
I am a resident here and there seems to be a change in management where they are caring. The new manager and staff are taking care of things and issues that are here. Looking forward to renewing my contract and staying!
First, the staff are all incompetent and rude. They will smile and be friendly if you plan on leasing and as soon as you sign your name on the dotted line, they forget who you are. Maintenance sucks, the property manager obviously has no idea how to MANAGE THE PROPERTY, and forget about properly obtaining a package. Second, if you're a few days late on rent they will terminate the lease and say you terminated it and then try to keep your security deposit. They are nothing but money hungry people with no concept on how to manage a building or people. I've had the worse experience living there. Also, there's two elevators per building and no they're not side by side. There's a service elevator coming from the garage then a single one for the main entrance. Good luck with sharing it with hundreds of tenants in that one building. Save your time, energy and money. Lease some where else.
- Very rude Management. They are very friendly when you come for a visit. They change once you sign the Rental agreement. - The washer Dryers are not working most of the time. The Management is saying that they are not responsible in fixing it. - The elevators are very old and dont work most of the time. Build in the 1970s i guess. - Only urgent Maintenance requests will be taken care of. Forget about the rest. - Getting into the service elevators are a nightmare. They are stinky and full of graffiti. - High Electricity Bill during winter. - The Corridors are not cleaned regularly. - They will increase the rent by 20% every year. - Forget the deposit amount. They are not going to return it.
I lived here 4 years n half years.one elevator is not working more than 2years.Some times another elevator is using for repairing purpose at the morning. All people including kids, pregnant ladies are suffering to go by steps. Some times testing fire alarms with out any indication.Aftrer going down stairs they r saying its false alarm.3times like this. They have to inform before they testing alarms. All kids are afraid of alarm sounds.Dont stay here.I don't have option the time we moved Here.
I have been here more than 11 years. Since JRK management company purchased Century Hills in October 2013, the property has declined considerably. The buildings are 50 years old, and they are not being renovated , only painted. Elevators remain broken for months, pipes freeze and burst, tenants without water, showers, and toilets for days, sometimes weeks. There is black mold growing in the hallway ceilings where there are recurrent plumbing leaks. Staffing has changed repeatedly due to severe workloads (540 apartments, 2,800 tenants) and overtime requirements and lack of functioning equipment. There is no money on the property, so nothing is repaired correctly- or at all. The intercoms have been broken for more than 6 months, so you cannot receive packages. Packages must be sent to alternate, off-property addresses. Office is non-responsive , as is the California JRK Group who controls the money. We have no snow removal contractor, no security contractor, and no new appliances in reserve when ours break down (which is why I was given a filthy, moldy, rusted, used dishwasher when my 30 year old one broke and couldn't be repaired. I also had to buy my own stove.) The conditions under which the tenants must live are abominable. The Town of Rocky Hill is aware of these issues and doing nothing. SO do yourself a favor and find another place to live, one where you can be treated like a human being.
We are enjoying all of the new accommodations that have been made. We really like the living space. It has been maintained well, it's spacious and quiet.
I have lived here for 5 years and it is the worst it has ever been. Right now, the parking lots are not plowed, we have no water, rent was increased by well over 10% and the main lobby elevator is broken in the 100 building. The other day, the person upstairs spilled a lot of water on their floor and it leaked into our ceiling and onto our floors. We called maintenance and they did nothing except say that the person upstairs would pay for any damages. They are making the outside look nice but the inside of the apartments are a mess. The new management is horrible and it is impossible to talk to anyone. Avoid living here. It isn't worth the high prices. I am now moved out of here and there ineptitude and negligence continue. We've been dealing with billing issues for weeks now and it is impossible to get a hold of anyone that works there. They didn't bother getting our new address when we moved out and have now sold our "debt" which they told us we didn't owe to a debt collector. These people are criminals, plain and simple. Moving into this place will cause you nothing but trouble. I would give this place zero stars if it was possible.
Century Hills Apartments are in Rocky Hill, CT. This place has positive and negative attributes. The best thing about this place is the apartments space compared to other regional apartments. One of the bad things about this place is that Heat and Water are not included in the rent, which makes it a little bit pricey.
