I moved in June of 2024 from out of state the staff was very accommodating.(Francisco and Alex) Apartment is beautiful and modern. (2 bd 2 bath) No Issues. Whenever I put in a maintenance request they come same day (David is amazing!) My kids and I utilize all of the amenities, especially the pool in the summer! I woke up covered in bites, only to find the bedbugs crawling up the walls! When I reported it to management, they just shrugged and gave me some lame excuse about pest control, which, of course, never showed up. I ended up throwing out furniture, buying a mattress cover, and living in constant fear of getting bitten every single night. It’s obvious the place has been infested for ages, and management simply doesn’t care. They know about the problem, and rather than fix it, they make you sign a bedbug clause in the lease to cover themselves. It’s beyond frustrating. STAY FAR AWAY!

The apartment did not update their towing company on the parking pass design update that happened months ago. Since they only had the old design on file, the towing company took my boyfriends vehicle. We just got back the night before from an 11 hour road trip and my car keys were locked in his car. Meaning we were stranded with no way of retrieving his vehicle or my keys. The property manager lacked any empathy and did nothing to help us. Not even an Uber ride. She said the towing company wouldn't make us pay so she didn't see why we were still going back and forth about it. We still had to pay to get a ride to the tow company, which the apartment is refusing to compensate us for. Towing damages tires and transmission with every tow. And we had company over which caused so much embarrassment and stress for us. All of this, and the property manager remained smug and even smiled a few times at my frustration. I'm disgusted. To me, this shows the apartment does not care about its residents. Shouldn't the apartment accept responsibility for this? They should have let their tow company know months ago about the design change. I was considering renewing the lease but after this situation, I would be a fool to do so.

My husband paid their deposit upon approval. A day later the assistant manager gave the apartment to one of their current tenants. Didnt tell him anything. He found out once he came to sign paperwork. The manager was dismissive and didnt talk to us. The assistant manager avoided us. They kept his deposit too. I wouldn't let my dog move there after that encounter. It ended up being a blessing because we heard they have constant car break-ins. I recommend do not move here.

The apartments here are new, but vary cheaply made, the finish work is junk and nothing works as it should. The dishwasher never worked properly and overflows onto the floor and doesn't drain at all so there's about 4 inches of water always in the bottom of it. The stove always smokes every time you use it so the smoke detector goes off all the time. Also the entry door doesn't latch and stay shut unless you latch the deadbolt. Here is the cherry on top one night the a/c just completely quite and is blowing warm air. And better yet your car gets dented because people don't care and just slam there car doors into your car. The water pressure is also horrible so the water basically just drips from the shower head. They DON'T ACCEPT CASH FOR RENT either, you must pay by money order every month

STAY AS FAR AWAY AS POSSIBLE. I was getting ready to move into an apartment here even after seeing some of the mixed reviews online, thought I’d still give it a chance due to price and location. Wow what a disaster. My insurance company emailed them the document that they need, they said they didn’t get it. I sent one that wasn’t completed but told them the information was added and boy oh boy that’s when Kaprisha got rude and called me a liar and tried to tell me what she thinks isn’t her job when in reality her issue was and she even stated “we have two minutes until we close”. So, I don’t care if you already closed if you picked up the phone. Don’t call me a liar and give me attitude when I know the information is correct. So, then when I send her the 39 page document showing her it’s correct and telling her I don’t appreciate her calling me a liar or giving the attitude she just says “I’m sorry you feel that way. I’ll have my area manager call you.” So, the area manager calls and says “Kaprisha says you wanted to speak to someone at home office about an incident”. Umm no. She lied yet again. I never said tell anyone to call me. I said I want to cancel my lease with yall. And that’s exactly what I did. Bc I could hear in the area managers voice that she wasn’t even sincere either. So, I know nothing is going to be said or done about how rude these people are. But, that’s okay bc they lost a tenant. I sure did cancel that lease. I don’t deal with anyone’s crap like that.

People over here are getting shot bullets firing and I stay right across from the gas station.... YESS THE SHELLS MAN DEAD ON THE GROUND 01/27/2019.....If I could give it no stars I would! This place is a joke. I moved in 2017 of June and had problems every since. Rude management which they switched 4 times already. Keep going up in rent and drug dealers and etc

*Continued from previous review* There's absolutely NO appreciation for good residents. There are rarely, if any, resident appreciation events. There isn't a playground for kids to play in (but they have a dog park), there isn't truly a security guard on site, there are public places outside that have terrible lighting. and the list goes on. They even say they offer "free" WIFI to all residents but the signal is becoming less reliable and the speeds are very slow at times. Lately, the internet has been extremely spotty and their third party provider never picks up the phone when I call them. The only reason I didn't contest them during renewal was because I had a lot happening in life during that time and I needed to maintain my sanity by reducing any additional stress. I even informed the office of this and they were apathetic, at best. This apartment promotes "low" prices, but remember that many times, you pay for what you get. Renting has become more expensive than owning your own home. You would think with all the money these complexes get, they would care about their residents, but the sad truth is that you're just a number to some organizations and the Ardmore brand has definitely made their stance clear on what they value: Money and nothing else. I'm strongly considering buying out of my lease. I would advise anyone interested in this complex to look elsewhere if you value anything beyond the base amount of rent you pay. Look for complexes that offer adequate value for the prices you pay. Rent is more expensive than a mortgage payment. The value offered by the complex should represent this. The office is constantly looking for ways to cut costs at the residents' expense!
My experience here was horrible. I'm actually breaking my lease and leaving asap! This past weekend the tow truck put a boot on my guest car for not having a parking pass. Tenants were standing on their balcony this weekend while tow trucks were towing cars and putting boots on cars. If you don't have a parking permit, they were towing cars right and left but when you go to the office to get a parking permit, they are all out so your guest have to park at the rent office and walk almost a mile to your place; who wants to come visit someone in an uncomfortable environment like this. The best way to handle something like this is put a parking violation or warning on someones car but to tow cars to that extreme was uncalled for. People don't have $200 bucks to get their car out the impound. I'm all for if you park illegal, yeah tow my car, but if I don't have a parking pass or parking permit, you tow my car. REALLY! Well, if they think this is the way to get referrals or new tenants, IT'S NOT! Oh, and there were so many tenants watching this happen and everyone had out their phones recording so where do you think these photos are going; straight on social media. So good luck getting new tenants. My experience here: 1. Not enough parking for the residents 2. You can here EVERYTHING what's going on in someone else apartment 3. They promised a playground and it NEVER happened but I'm being charged for. 4. They promised 7 days trash valet which has been moved to 5 days and the craziest thing, they don't pick up on Saturdays 5. The manager NEVER has time to speak with residents about issues. Well let me say every time I've gone there she's in her office but never is available. 6. The assistant manager, I don't know what the world she is doing because she never comes out to speak. I give this place a 1 rating because it's very uncomfortable living and doesn't feel like home.
They accepted me & my two hefty dogs and I love them for it. I couldn't possibly imagine moving somewhere that did not accept them. They have a park and wash station for my dogs. I've had to stay in not so nice places just to find flexible pet policies. This is the nicest place I have lived at with them so far!!!! Only con is that I can hear my neighbor. It's annoying sometimes but tolerable.

1) The buildings are not properly insulated. There is zero sound proofing. I can hear my upstairs neighbor using the bathroom (not the toilet flushing... Urinating) and his snoring at night. Also, each apartment touches a set of stairs, which you can hear people walk up and down every time. 2) Parking is terrible. You can't leave your house after 6pm during the week or you will lose the spot. Good luck finding one close to your apartment after that. The apartment complex has been saying for about 8 months now, that they're going to address the issue, but I have not see much effort to do so. 3) The traffic is really bad around the area, especially during rush-hour, the weekends, and the entire holiday season. 4) They changed their office hours, so good luck if you work a normal work-week and have a package at the office. 5) They are not doing a very good job at choosing their residents. I have seen a fight outside my apartment, at 6pm, on a Tuesday. Where one of the individuals was half naked. We have had break-ins in cars here. Usually around the first of the month. I spoke with the office about having a CMPD officer come by every now-and-then, and they basically blew me off. 6) They will jack up the rent on you after your first year. I'm sure its legal, but just keep that in mind. They will not work with you for any reason. 7) They will NEVER help you when you need it most. My dog passed away last October, and I had to spend money, that I was not prepared to spend. I was never late with rent before, and I have not been late since, but this particular month was a tough one. I did give them a check for 92% of the owed rent. They did not accept the partial payment (even after I explained why I was late), they insisted on charging me the late fee and would only accept a certified check. This is all apart of their rules, but I feel they could used their discretion, to helped one of their residents. Especially, during a very difficult time. I am so angry with this apartment complex, that I will be updating as events occur. Good luck on your search... Take my advice, and go somewhere else.

Thank you Stephen for sharing your feedback and concerns. Though we are really happy you decided to renew your lease with us, we would love to address the problems you've stated in your review. Since this is the first time we've heard about the noise concerns, we've gone ahead and informed the entire leasing team and hope to solve this for you soon - meanwhile, if it is still happening, please let the office know so we can escalate as needed. With us being centrally located near 485 and 85, conveniently tucked away behind Concord Mills Mall, unfortunately traffic is a concern of ours as well. With the NC DOT opening the new highway, we are hoping that the traffic lessens in our area. If parking is a concern even after we've introduced the parking passes, we do have garages available. If you'd like to inquire about one, please contact the office. Our office hours are Monday-Friday, from 9a-6p and we are open on Saturday from 10a-5p to accommodate all of our current and future residents. We do have a new package system that will notify our residents about any packages received, but it looks like we haven't received any for you in the few months since we've had this product launched for the community. Unfortunately, crime can happen anywhere and the instances you've described in your review were immediately handled. This has partially been in assistance with our courtesy officer that lives on site and patrols the community at night, which if you'd like, we can provide their direct phone number for you in case there's ever a concern. We are proud to be pet friendly and many of our residents have pets as well as our on-site team's families, so we understand completely that a loss is never an easy thing to handle and can cause many frustrations in various aspects. With that, it is our company policy to not accept partial payments as do most apartment communities. Again, we do appreciate you voicing your concerns and hope that you continue to enjoy your tenancy with us - all while our teams address each and every issue in your review in detail. I moved into this place three months ago. I can hear people walking up the exterior stairs to the apartments which makes the walls and floor in my apartment shake. The kids ran up the stairs and made the exterior wall shake to the point where it knocked a picture off the wall and broke another picture and a glass statue. My neighbor upstairs makes noise all hours of the night even after the management sent a list of items to all residents asking you not to do certain things after certain hours like vacuuming your floors or washing your clothes. This was to be respectful to your neighbors (I wish I was given this list before I moved in here. It would have made me think twice). I can hear my neighbor open and close the dresser drawers to her furniture. At all hours of the night it sounds as if there is a dog that runs back and forth across the floor. I have made three complaints to the manager about the noise and was told give it a month. If the noise continues, let them know. When it’s time to sign a new lease I will not because the construction of these apartments are not good. If you flush your toilet or close your drawers, I should not hear that.
This is the worst apartment property I have ever lived at. The property manager is the most rude, unfriendly, and unknowledgeable person I have ever met. The maintenance "manager" does not know a hammer from screwdriver (I honestly have no idea how this guy is a supervisor. He is awful.) The grounds are disgusting. Full of dog filth and the dumpsters do not get emptied and it is a wasteland. The pool is not kept clean and there are constantly issues going on throughout the property. There is a lot of vandalism as well. Cars broken into and damaged. There are loud tenants everywhere and you can hear everything going on in the other units. Honestly, I would be able to deal with the property, it is the staff that I cannot wait to get away from. They fired all of the people who were actually pleasant and knew what they were doing, and kept all the people who have no business being here. - KT

I would Highly recommend Ardmore Kings Grant! My family moved into 2 bedroom 3 months ago and have loved every minute of living there.The Apartments are Modern and New.The amenities( pool,clubhouse,grilling area,fitness center)are Great and Very CLEAN !( Very important to me and my family)! The stuff is very helpful and friendly. The maintenance ( K D and Tim ) answers requests immediately. Very professional and helpful.We would HIGHLY recommend this property to anyone ! I have been living here for a solid month thus far. I have to say, reading the reviews alone will scare anyone away. But a lot of people should remember is that this is apartment living at the end of the day. When complaining about hearing your neighbors, you should kind of expect to hear neighbors. In a perfect apt. world we would all have neighbors that are courteous, respectful, and handle themselves exactly as we would want them to, but this is just what comes with the territory. I've lived in higher end apartments and still have heard my neighbors alarm clock go off for work at 5am.lol What I can say, is that my building is relatively quiet. I hardly see my neighbors aside from in the mornings when everyone is headed to work, & the evenings when everyone is in from work. I feel like the management team is doing the best that they can to weed out what few are left of the "bad seeds", of course they cannot see and hear every single thing as it is happening, but when things are reported I've personally seen them do all that they can to resolve issues from my own experience. I also read in the reviews that the cops are always here.. I've seen a few instances where they have been, but I've also seen that the management team has had zero tolerance for nonsense and they do not hesitate to remove tenants if necessary, which is very much appreciated. Everyone's experience is not expected to be the same, because again it is apartment living, we all have different types of neighbors in our buildings. I personally have had no issues with my building & neighbors, but I see others have (to be expected). But it looks to me like a lot of things are clearing up. I haven't experienced even half of what I have been reading in these reviews, THANK GOD.lol A lot of people complain about the kids in the neighborhood playing behind their buildings, and being loud. While I'm not too big a fan of kids in general, I do understand that the kids don't have a designated area just for them to play, so they are doing the best that they can as well. I believe that if the kids have their own designated area, those issues will solve themselves. Reading these reviews alone would make this place seem like a horror movie, but I am glad I did not feed into everything that I have read. The rent, amount of space, location, and amenities I have in my 2 bedroom is unmatched by any apartments I looked at in the Charlotte area. Most of the tenants here are of a working class, and have families.

Great apartment and location. Lived here for 3 months now. I noticed they had an issue with bad tenants but they have cleared them out. Don't notice an issue with sound from other apartments like another has claimed.

I have searched the area for a place to call home within the area of Concord Mills. I decided on Kings Grant because of the location and price. I have been very pleased with the apartment size, privacy and my rent rate. I love the new amenities and the staff. Everyone has been great to work with. I have referred several friends and family. Very happy.

If quiet is precious to you this is not the place. The walls are so thin and floors above you that you can hear every conversation, step, move and other obnoxious noises. The property manager said it's out of their control and she is right, it's due to how quickly they put up the units and no installation between the walls and floor. My floor board is already coming up, my bedroom doors don't lock, shower rod in wrong place. And then there is the trash in the parking lot. Not worth the money they are charging. One good thing the office staff are great.
