I’ve livd here for 4 years. The first couple of years tears we only had maintenance delay problems. There was a change in management and things got better but has gotten much worse in the past 6 months. You never see the management. It’s as he hides in the office with the curtains closed. The building is deteriorating with the trash chute breaking, elevators constantly down and they don’t even keep trash bag in the dog park. The hallway smells like trash the wallpapers are torn and with all that being said, they still try to raise the rent! I don’t know who would come live here, you can see and smell everything during the tour!

If you're looking for a luxury building, STAY AWAY! There is nothing luxury about this place, everything is broken or missing (and will stay that way for months). I've been a resident at this property for a few years and have watched the exponential decline of this property. When I moved in, there was only one tower; when the second was built, no additional infrastructure was added, so you have double the number of people using the same amenities. Crowding aside, the building is so incredibly poorly managed. The "24-hour concierge" is NEVER there; if they are, there is a high likelihood they're rude and/or not helpful. There are awful residents with some farfetched sense of entitlement who believe they're above the rules and treat the building like their personal playground. Management sends out an occasional building-wide notification of the "rules" with a bunch of empty threats for misbehavior but NOTHING is ever done so the behavior continues. The pool is mess and pure chaos, the grills are gross, the dog area is just a patch of grass covered in poop because no one cleans up after themselves and the list goes on. Don't be fooled by whatever shiny bs the leasing person shows you, it's just a facade.

Could write 3 pages as to why you should rent elsewhere. But in quick summary... We live in 57. Building will seem great during the tour. Living here starts nice, but quickly becomes unenjoyable and frustrating when you move in. Some residents act like they’re the only ones who live here and have no respect for anyone else. We’re in our 30's and like to have fun, but 20% of the people ruin it for the 80%. Management can’t or won’t enforce the rules, and therefore many residents have no motivation to follow them. Building is also part of an affordable housing program for tax breaks, so many residents that couldn't normally afford here pay WAY below market rate. The fees are a flat rate- you will not be compensated at all for any interruptions of any type of service, whether it be internet, your HVAC (which frequently breaks down), pool (open on a limited schedule last summer), or amenities that are frequently unavailable. Amenities (pool, bbq area, lounges, etc) are frequently overrun and monopolized by large groups and "family friends" that are not residents. Police are here weekly. We've lived all over NYC and have never seen police come to a building this much. Parking is a nightmare both in the valet garage and drop offs out front, (which is abused by disrespectful residents). People let their dogs pee and poop everywhere. Frequent yelling, screaming and smoking around the property. Building is falling apart and breaking down-combination of uncaring residents, cheap finishings, and inept management. There is no security at the main entrance, anyone can come and go as they please (and do), especially overnight. The "concierge" desk is usually nice enough, but they're glorified package handlers, not any type of security...nor do they keep an eye on anything else at all. In closing, we won't be renewing. While there are many good people here, the combination of disrespectful people and inept management have made it impossible to enjoy where we live. There are many better rental options, look elsewhere!!!
While it looks fancy, the quality is poor. In a brand new unit, the wooden flooring is swollen and screechy in places, the bathroom lighting ring just fell on my head the other day, the neighbor smokes weed every night and no one takes action despite it being a violation per apartment rules. Our car has been hit twice by the valet parking that this building offers at a premium fee and it takes forever to get the car during rush hours. Very POOR experience. Please don't waste your money and get locked in if you are looking for quality.
