Property Ratings at Cookie Factory Lofts
Half the building is infested with roaches. If you manage to avoid that, you're still likely to deal with unreliable facilities (it took them three weeks to repair my neighbor's HVAC when it broke in the middle of the summer). Every year, the entire building is subjected to a week or so of the fire alarm going off at random, all times of day and night. This happens EVERY year. Clearly there is a fault in the system - but like everything else here, they either can't be bothered to fix it or are too inept. Packages are often stolen and management has done nothing to fix it. They purchased package lockers 18 months ago and STILL have not set them up. They refuse to review surveillance footage to find the culprits. At least one elevator is usually out of service. The "secure" parking garage gate stood open for two months earlier this year. I have discovered multiple doors around the building this summer that do not have functioning FOB locks. They simply swing open to let anyone walk into the building. It is a severe safety concern. And someone (or their dog) throws up in the elevator at least once a month. Yes the floor plans are unique, the views/location are good. But you're literally in an 800 sq ft hellscape in the midst of that.

This is by far and away the WORST place I have ever lived. Management is not only inept, but they simply don't care about their residents. If something breaks, you have about a 50% chance that maintenance will even show up after you put in a request. When they do show up, they charge you for fixing everything. The building is rarely cleaned, the elevator doesn't go up to the gym anymore (so it's not handicap accessible), there is broken glass surrounding all the trash dumpsters, the dog waste disposal can outside is rarely changed and always overflowing. To make matters worse, multiple apartments have rodents, there is a cockroach infestation of the first floor during warmer months, and there is mold in the storage units in the garage/basement level. This winter the electricity bills have gone up 2-4x normal for a FEW DOZEN RESIDENTS. Dominion energy says the increases are too great to be accounted for by slightly colder temperatures this year, and said the HVAC units are the culprit. Is management willing to get to the bottom of the issue and help their residents? Of course not. They don't care. PLEASE LISTEN TO ME WHEN I SAY DO NOT MOVE TO THIS BUILDING. I CANNOT WAIT TO LEAVE.
How is this place rated 5 stars on here when the majority of reviews are two stars and below? First the positive..... the building. That’s it. Now onto the negatives..... Management. Either they don’t care or are ham-stringed by a building owner doesn’t care and it shows by 30+ apartment vacancies at the time of this review. The parking spaces are narrow and there aren’t enough of them. The internet is 5MBps which means you can’t stream. Sure you can upgrade for $60/month but Amtech can’t guarantee speed. The hallways and stairways are never cleaned. The lobby area is the only part of the building that is cleaned....once a week. There is trash everywhere. I think they stopped landscaping other than cutting the grass. Light bulbs in the hallways aren’t replaced for weeks on end. Don’t even bother calling maintenance. It’s cheaper and less expensive to fix it yourself. Don’t rent an apartment that faces River City Roll. You won’t be able to sleep until 1am when the music stops. I’ve lived in numerous apartment buildings within Richmond and this building has the worst management company out of all of them
My wife and I lived in the Cookie Factory Lofts for 2 and half years. I strongly warn against living here. The building and apartments physically have problems, and the management team is as bad as it gets. Physical Problems: 1. Parking: The parking lot is cramped. 2. Package Delivery: if you work a typical 9-5, you only have a potential 4 hour window per week when you can retrieve a package. 3. Multiple leaks reported. Faulty intercom at the front door. Disgusting pool. Machines in the fitness center break down and are never fixed. Pieces of the floor (old original floor) constantly break off and old nails stick up through it. Almost impossible to heat your apartment during the winter (at least on the top floor). 4. Internet/Cable. The internet averages a 4.8MB/S Download speed and a 1.6 MB/S Upload speed. (This is about 10% of the speed of Verizon Fios or At&T Uverse). Management: In general, I have to say my interactions with the management team at CFL were the worst customer service experiences of my life. They will continually make excuses for their own errors and show absolutely no concern for residents. They will knowingly inconvenience you when an obvious simply solution is staring them in the face. Finally, after more than 45 days after my lease ending, I have yet to have my security deposit returned. (They have 45 days to return it). After just recently calling them, I can't say I was shocked when they rattled off more excuses for their own incompetence. Nothing close to an apology. I wouldn't move here unless you're desperate.

We are sorry that you did not have a positive experience as we strive to make everyone’s time with us pleasant. While we do agree that larger parking spaces would be ideal; the parking sizes are according to city code. Accepting packages in the office is done as a courtesy to our residents. In addition to our weekend hours, the office does stay open late one night during the week to allow those residents who work during the day to retrieve their packages. Unfortunately, as with any building, there is the possibility for unforeseen service issues to arise including leaks. As they are reported to us, we do send maintenance out to assess and repair as needed. We do acknowledge the intercom system was down due to needed repair and has since been fixed. The pool is not serviced during the winter months; however, it is serviced and maintained daily during the summer when it is in use. Unfortunately, gym equipment will break occasionally despite every effort to keep them in good working order. However, once a resident does report to us that one is malfunctioning, we do have maintenance to make the necessary repairs. All machines are currently in good working order. The Cookie Factory does have a lot of the original flooring throughout the building which adds to its charm. This does however mean that there may be areas that will possibly need repair. As these are reported to us they are corrected. Internet is an amenity that we are happy to provide to the residents. The internet that is provided is at upload and download speeds of 5 Mbps; this is sufficient for the majority of our residents. In addition, there are upgrade packages available up to 100 Mbps which is more than adequate to stream movies and for gaming. The leadership team here at CFL wants nothing more than to ensure that all of our residents are well cared for. I am sorry if you were ever made to feel anything less. We hold ourselves personally accountable for any of our errors as we do understand that as humans we will make them. Thank you again for taking the time to provide us with the necessary feedback to improve our property and to make living here enjoyable for all of our residents.
While the building and "ammenities" are enticing to an outsider, it is all smoke and mirrors. Below is a list of problems I have encounter during my time at CFL: - Leaks! Leaks in the apartment, the hallways, and the stair wells - tiny parking spaces (if you can find a spot) - management who play the innocent or dumbfounded card whenever a problem is reported and goes unfixed - their pool continuously has all sorts of mold growing on the walls, floor and steps of the pool. They claim that it is cleaned regularly but this clearly couldn't be possible. Last summer I spoke with one of the pool maintain even personally, who told me that he had detected 5, FIVE!!!, different types of mold in the pool. - don't be shocked to see homeless people in and around the cars, pool, common areas, not to mention 2am gun fire that rings out on the occasional Saturday night - the fire alarms go off at all hours of the day - several first floor break ins through the window were reported in the past 2 years that I have lived there - the walls are thick (which is great for sound proofing your neighbors), however you better be ready to pay at least $80 in electricity in a single bedroom unit of you want your apartment warm in the winter, and mildly comfortable (not cool...) in the summer. The insulation is laughable In all - yes it's nice they have a pool, but so do a ton of other apartments in the area. Save your money and sanity and look somewhere else! You'll take me later!

We are constantly trying to improve and your feedback allows us to do so. Although we understand that larger parking spaces would be ideal, they are according to city code. While we can’t always guarantee that there will be a surface spot available, we do offer garage parking for a monthly fee. Unfortunately, things do break. Residents are able to report an issue by either calling the office or sending us an email. Once it is received a work order is placed and repairs are completed in the order that they are received unless it is emergent in nature. We do acknowledge that there was a problems with the fire alarm system falsely sounding. After working closely with the alarm company and fire department this issue has since been resolved. We are sorry for what we know were unpleasant disturbances. In addition, the treadmill in the gym has also been repaired. We do try to promote a sense of community here at Cookie Factory. We have hosted several resident appreciation events to include cookies for National Cookie Day, breakfast in the lobby, Fall barbeque meet and greet and resident appreciation pool parties.
I would caution anyone considering moving to the Cookie Factory Lofts to reconsider or at least speak to a current resident. I lived there for 2 years and can honestly say it was the worst apartment complex I have ever dealt with in 8 years of renting. During the first year, I lived in a 1 BR on the 1st floor. There were numerous red flags that I should have taken note of, but sadly did not. Early on, they were multiple times when I found homeless people sleeping/living in common areas of the building. I reported it to management, but they said there wasn't much they could do but they would look into it. This is a pretty big safety issue in my mind, but they didn't seem to care. The cable and internet are included in the rent, but the internet was so slow you couldn't even stream videos and the cable went out constantly. My apartment was often filled with a foul odor that maintenance claimed was caused by something in the ventilation system. It happened multiple times even though each time they said it was fixed. The pool was always filled with algae and mold. In the 2nd year, when I went to get my keys they had no record of me moving in that day. I had to wait another week before I could move into the new apartment. On the day I moved, there was a large puddle in the middle of the main bedroom floor. I knew the previous residents of the apartment and they said that they had dealt with leaks, so this was a known issue for CFL. The management team lied to me and claimed they had no knowledge of leaks in the apartment even though I had proof. Over the year I lived in that unit, there were 10 substantial leaks from that exact same spot. Cookie Factory did absolutely nothing to help me or compensate me for these leaks. Each time it leaked, I would complain and they would state that they fixed it, but the next time it rained it would leak again. I found out that Cookie Factory was in a dispute with the roofing contractor, so residents suffered while they dealt with the contractor and refused to actually fix the roof. Maintenance actually put tarps on the roof to try to stop the leaks. After a year of dealing with the constant leaks, I was able to finally get 4 days’ worth of rent refunded. In their minds, they did nothing wrong and didn’t owe me anything. I cannot stress enough how much I would caution anyone from renting from the Cookie Factory Lofts. They are deceitful and they truly do not care about their residents at all.

Thank you for taking the time to share your thoughts and opinions with us. It is always troubling to hear that a resident had a negative experience with us. While we can’t always resolve every problem due to policy and lease constraints, we do approach every issue as if it were our own. Our resident’s peace of mind is of the utmost importance to us. For this reason, there is a key fob system in place throughout the entire building. This means that there are only three ways in which one can enter: with a key fob, being buzzed in by a resident, or by someone holding open the door. Unfortunately, we can’t control whom residents allow to enter the building. However if it is reported that a non-resident is in a community area without a resident, we will ask the individual to leave. Internet is an amenity that we are happy to provide to the residents. The internet that is provided is at upload and download speeds of 5 Mbps; this is sufficient for the majority of our residents. In addition, there are upgrade packages available up to 100 Mbps. We are sorry to hear that you had a repeated odor in your apartment. As issues are reported to us we do our best to ensure they are remedied the first time whenever possible. Some repairs require the process of elimination to identify the root cause of the issue in order to rectify it and unfortunately this can take additional time. The pool is not serviced during the winter months; however, it is serviced and maintained daily during the summer when it is in use. We apologize for the confusion with your move-in date. We do our best to ensure that everyone’s move in day is both scheduled and runs smoothly. Part of the move in process is to inspect the apartment prior to move in. While we are not always able to resolve every maintenance issue, we will have at least attempted to have a plan in place to complete the repair. Unfortunately leaks are some of the most difficult issues to resolve. Water travels swiftly making it difficult at times to pin point exactly where the root cause of the problem lies. We do have a roofing company that we contract with that does assist us with repairs when needed.
After living here for two years, management seems to be getting worse and worse. The apartments themselves are beautiful, along with the building and the pool. But the management, maintenance department, package system and parking leave a lot to be desired. Management seems to help with as little as possible and is very hands off. Leasing office hours are 9-5 so if you work a standard job it is hard to pick up packages and they offer no kind of assistance depending on your schedule. They don't even email if your receive a package so good luck with those surprise ones! Also, we have had packages just walk off with other tenants (leasing office employees never check to see if the package you walk out with is actually yours so anyone could walk in and take it). When packages went missing the leasing office took zero responsibility for the issue. The appliances in the apartments are cheap and often have issues, there is no online maintenance request portal so your only option is to email someone in the leasing office and hope they respond. Parking is alright, but the spaces are tiny so you will inevitably end up with scratches all over the side of your car. If you get home late the lot is sometimes full, parking on the street will result in a ticket or being towed. They rely heavily on the physical appearance of the place but do not put adequate effort into the small things that really make an apartment complex livable.

Thank you for taking the time to provide us with your feedback, in doing so, you allow us the opportunity to improve. Accepting packages in the office is done as a courtesy to our residents. In an effort to better accommodate our residents, we are open on Saturdays and one night during the week so that they can retrieve their packages. The office on any given day has in excess of 100 packages, thus we simply do not have the capacity to notify each resident when a package arrives nor are we able monitor what comes in or out of our office. All maintenance issues are reported through the leasing office unless they occur after office hours; in which the emergency number is to be called. They are communicated to the maintenance department on the same day they are received and are worked on in the order that they are received unless emergent in nature. We believe all of our appliances to be of good quality, however with use, they eventually will need repairing. While we would agree that bigger spaces would be better, the parking spaces are designed to meet city code. As an alternative to surface parking, we do offer garage parking for those that wish to have a guaranteed spot.
The apartments are beautiful if not expensive for the area. We have lived here for two years. The only reason we haven't moved is because we are lazy. Parking is atrocious. There aren't enough surface spots and the spaces are too narrow. Your vehicle will get dinged and scratched. There's an empty underground parking lot that management demands $75 monthly for. Things break too often and don't get fixed. These units are less than 3 years old but ovens, microwaves , and dishwashers are already breaking. Trying to get anything fixed takes and act of Congress. There is no automated work order system and no one ever answers the phone. The fire alarms malfunction constantly. Expect to be woken up in the middle of the night. The walls are actually fairly soundproof. No complaints about noise. You have to be a psychic to determine if you have a package delivered. Was it dropped at the front desk? Did they leave It at your door? Did someone steal it? Who knows, the policy isn't consistent and the front office refuses to send you a courtesy note. Just don't ever order anything perishable or time sensitive. The pool will be closed at various points through the summer because they refuse to spend money on actually maintaining the one nice thing we have. The gym could be nice. If they fixed the treadmill that has been broken for 1.5 years. Or if they soundproofed the floor so you could actually do physical activities. There is no sense of community. Other apartment complexes have community events, happy hours, bar crawls, etc. Not here. The only time you'll meet your neighbors is when the fire alarms malfunction in the middle of the night. Go look at other apartments in the area.

A high quality restoration of a beautiful historic property. Close to Carytown. Secured building and parking!
Pros: Building is very clean and modern. Very well decorated general interior areas. Cons: -Parking is world war 3. You will have to pay extra for below deck parking. -Cable and Internet is useless. My cable never worked. And download and upload speeds under 5mps. Yes 5!!! -No option to get your own cable and internet. -Price is somewhat on the high end.

While we can’t always guarantee that there will be a surface spot available, we do offer garage parking for a monthly fee. Internet is an amenity that we are happy to provide to the residents. The internet that is provided is at upload and download speeds of 5 Mbps; this is sufficient for the majority of our residents. In addition, there are upgrade packages available up to 100 Mbps. We recognize there have been issues with the reliability of the cable service that was provided. We have since decided to phase out the cable and are moving towards an optional package that can be purchased directly through a different vendor.
This apartment is a great place to live. It has a nice pool and a great community room. The building is well maintained and they frequently drop cookies off at my door. They also schedule parties from time to time. I love this place.
