This was our first experience with minimal human interaction, and I think this will be the way of the future. It was very different, starting with the self-guided tour. There IS some human interaction during the move-in process, but everything went smoothly. In fact, from the time we had our self-guided tour to the time we moved in was only two days! I don't think this could have been accomplished with a traditional human-interaction experience. The only reason I didn't give 5 stars is it was somewhat confusing trying to meet in-person with the move-in concierge. Other than that, the entire move-in experience was as smooth as a trout's ear.

They will keep your deposit and charge you additional for repairs that aren’t necessary. When you ask for proof they will not respond. Walls are paper thin and you can hear all of your neighbors. Not ideal if you work from home or are a light sleeper.

For starters... I never saw an actual human except for one lady running around the Leasing Office very frantically, taking care of about 15 people on a Tuesday afternoon. The tours are all virtual, some random person texts you from off-site the entire time you are touring. The unit I wanted wasn't available but they were doing construction (almost completed) on two next to it (I could see because the blinds were wide open), but they wouldn't let me in to see the second floor. The final breaking point was that I have a brand new washer and dryer, and they wouldn't move their crusty old washer and dryers to allow me to bring mine. No thanks! Go across the street to Origin where I already live if you want excellent service, stress-free living, and to be around adults that own Washers and Dryers. They could have had a great responsible tenant!

Water leaks, bugs, mold, filthy common areas , cover up repairs by maintenance rather than actual fixes to problems and unresponsive management
As you can see all the reviews are old. Ever since new management has taken over it’s been awful. Avoid at all costs. Shopping carts everywhere, lights haven’t been changed, rent prices are up. Avoid!!

I lived here for two years in building 3 on the 4th floor in a two bedroom. I had reserved parking which was super convenience and I also had a HUGE storage closet for only like $50/m. I noticed lots of crickets in the breezeway one year, but never again since.
I have been a resident since 2009 , renting a two bedroom apartment on the first floor in one of the phase I' buildings. I have decided to write a review after I have seen so many negative once just to let other people know about my experience. I am a single mother of two and I always felt safe in this community, plus my building is always clean.The hallways are moped by the custodians, two or three times per week. I had never experience any rats problems, bugs , ants, spiders or etc, but I had the pets control people coming twice per month preventive. There were times that I had to call the maintenance but everything got fixed within 24 hrs, except one time when they had to order something and took 48 hrs and that was for my dish washer, nothing urgent. Few of my friends moved in this community, including one of my family member and they are all happy, going to renew their leases. I never got charge one dime extra but I had never been late on my rent. Please people read your lease agreement and know what are you signing on. It is saying clear if you do not pay by the 3rd of each month, on the 3rd they will charge you a 50$ fee, plus 10$ for each other day. Make sure you pay on time and have money on your account and you will not see extra charges. I have seen people in their reviews blaming the apartment management for residents that are not picking up after their pets and I do not understand how that become the management fault. These type of people are everywhere, in all the apartments not only at Coolsprings. The management is nice and always helpful. Most of my neighbors, have been leasing here for more than 3 years( four family since they open the apartment complex), and we are all happy, going to renew our leases again.
Service Requests are frequently ignored and closed as completed, without even sending maintenance staff. This unfortunately is not one-off and happens all the time. While location is a big asset for these apartments maintenance is not.
I have lived here for about 6 months and I am very pleased with the location. All of the shops are within walking distance, which is extremely convenient for me. Maintenance is great and prompt at repairing items. The office staff has always been professional during my interaction with them. The pools are amazing and the fitness centers are never too crowded.
I have lived here since March 2013. Overall my experience has been great. I initially lived in the A1 in building 2. I switch to the new building after a year to upgrade to A2. I live right by the pool. Its beautiful but the noise was too much. I am not fond of children though. This is nothing against the complex but I wouldn't pick that location again. Cool Springs is in an awesome location. I'm only moving out because I am getting a 2B2B with my friend in Dallas.
the inside is very nice and up-to-date. Great pools and BBQ places around the complex and is located in a great area and within walking distance of the mall, shopping centers, baseball field and numerous restaurants. The way they do garbage is rather gross though and I often see rats and smell the garbage when entering the parking garage. Most of the ladies in the front office are friendly and willing to help, depends on the day you go in though.
My apartment was fine for the original purpose at the time I moved in, but it is in the wrong location and too small for my needs today. This apartment complex has many issues that need to be addressed. For the higher rent they charge, one would think the amenities would be nicer. For instance, items like sinks, faucets, countertops, flooring, appliances, etc. seem to all be basic entry level items (at least near the cheapest available). For the most part the common areas are kept well, but there's room for improvement in the trash drop room and the parking garage. My main reason for needing to move is to be closer to my kids, but I also need a larger place to accommodate my kids when they are with me. It is a difficult task since I've been unemployed for the past 7 months.
I didn't think Cool Springs at Frisco Bridges would be within my budget, but I'm happy it is. I thought I'd have to live on the first floor for health issues, but they have elevators, so I was able to move into the 4th floor. I overlook the other building and so far it is nice and quiet. I feel safe when walking my dog at any hour. The staff is super friendly and responsive to any question or concern. I recommend coming out to see what they have to offer.
Trash rooms horrible smell terrible. There are so many rodents like ants and fish like creatures. They spray but does not help. Manager never talks to residents, only front office personnel. Cool people for the most part. Terrible cell phone connection. Everybody seems to be in a hurry in the garage, no signs just at RISK. Overpriced. Hallways may get cleaned may not never consistant. Apartments have nice features.
I lived there for 14 months and I always had an issue with Pest control. They have a severe insect issue that they can't solve. When I moved out, they charged me for carpet replacement which didn't need replacement. They were very rude when I tried to waive this unjustifiable fee.
I've lived at Cool Springs Apartments since August 2014. I have had an overall wonderful experience. Pros: -rent is fair. -complex and facilities are always clean and well landscaped. -community is very quiet. I never hear anyone in the hallways or my neighbors. -pools are clean and have plenty of patio furniture for residents to relax. -free 5 story parking deck to cover your vehicle from the hot Texas sun and spring hail storms. -friendly staff. -community offers an online portal to pay rent and submit service requests. -electric bills are low, I've never paid more than $90 for a one bedroom apt. -water bill is an average of $35/mo for a one bedroom apt. -pest control is great. I haven't seen any critters. -stonebriar mall within walking distance (pro and con,lol). -SuperTarget located directly behind one of the communities three buildings. Cons -Gym should be open 24hours and could use more equipment. -could use an elevator on the ends of the buildings and not just near the parking decks.
Cool Springs would be considered excellent in other cities, but to keep up with competitors here in trendy Frisco, they will have to do more. Location is great, but problems exist with noise, trash overflow, dirty hallways, and reckless drivers in the parking garage. Plus you get hit with a rather hefty bill, if you ever have to break your lease. But overall, not bad.
i've only been living here for a month but so far I'm very happy I picked these apartments as my first home since moving to Frisco. The leasing agents answered all of my questions and were very helpful getting back to me thru email. My move in went smoothly and when I turned in my move in checklist with a couple of items noted as needing repaired they were fixed the next day. I chose an apartment with a view of the courtyard thinking it would not be as loud outside as living around one of the pools and I was correct. Landscaping is very nice however it would be nice if the water fountains bottoms were clean or some chemical added to the water to percent alge growth. I would be very careful about getting a apartment close to were people go to dump their trash since the smell is not pleasant (I don't breathe thru my nose when taking out my trash due to the smell). Front office needs to stress to everyone that trash goes in the large bin and not on the floor next to the bin. A couple of times it was next to impossible to get close enough to the bin to toss my bag of trash into it. I would recommend a good scrubbing of the concrete floors once in a while a help with the smell. This complex does not have a fenced area for dogs to run around off leash and it would be nice if the built one. This complex does have an issue with people not picking up after their dogs once they do their business. My guess why this might be an issue is there are not enough "doggie stations" located around the complex to let people get a bag and dispose of the waste. The few they do have are not clearly marked where located. I would suggest they add one of these stations on each side of the buildings in addition to one in the middle of each building. I have been living at Cool Springs for four years and their prices are just increasing every year by $50 a month. I have never been late, no pets, I live alone. But they don't consider this. It may seem cheap but they get you after the first year. It's insane for the sqft I live in to be honest.
I have lived at Cool Springs since August 2013. The complex is always clean and well landscaped. The pools are gorgeous and have plenty of furniture for residents and guests. The community has plenty of parking because of the 5 story parking decks that are conveniently built in the middle of the buildings. The electricity, water, and trash bills are low. My 1 bedroom apartment is comfortable, quiet (I never hear my neighbors), and well equipped. The community features a nice size gym, tanning bed, and business office. Lastly, Cool Springs is located near the best shopping mall and plazas, all accessible by foot. I am happy with my decision to move here and would recommend this community!
