Unresponsive maintenance team makes it nearly impossible to resolve any of the many issues that this complex has to offer. Expect flooded toilets (complete with human waste), a stoic, money hungry front office, potholes in the roads, unsanitary valet trash areas, filthy pools, loose and dangerous wall outlets, unheated water, faulty air condition units…and a lot more. These are no where near worth what they are charging. Renovated but renovated VERY cheaply. Nothing gets fixed. I’ve been waiting since I moved in for water damage to be fixed and have nothing. Management can be rude at times as well. If you have a small dog, avoid the dog park. Several holes as well as damage to the fence leading to Dale its incredibly unsafe.

I moved into Coopers Pond a month ago. A month! I’ve already had SO many issues and complaints. There is mold in my bathrooms the rent price is ridiculous. My dishwasher floods my kitchen. The sprinkler system smells like rotten eggs/sulfur. They didn’t clean the apartment after the last renters moved out. I can’t park in front of my apartment because everyone takes my space. I have to park in another parking area. The duck are insane! My upstairs neighbor is unbelievably loud at all hours of the day and night. For paying so much for rent it should be against the lease to throw your trash and cigarette butts all over the place. My area near my front door is infested with mosquitoes, they come in my house. My son (5 months old) wakes up covered in bites all over his face. I hate this place! There is a couple that lives in the building next to mine that are constantly screaming at each other about one being on drugs and the other always being drunk. This takes place around 3am mostly. DO NOT LIVE HERE!!!!!!!!!!!!

Our maintenance team strives to be prompt and address all residents concerns but we are sorry this has not been the case for you. Please come into our office if there is anything more we can do for you.
If you want a summary of what I write, just simply don't live here or even give it a tour because they will pull the wool over your eyes every chance they get on that tour. Nothing about this complex redeems the fact that this is a horrible place for many reasons that I will list. Major problems: 1) Smells horrible. They "tried" their very best to cover up the fact that the apartment smells like cigarettes mixed with aged mold from the 1970's. ALL of the cabinets in the apartment smelled the worst and make anything that goes in them smell bad as well. 2) Faucets always leak. I call for maintenance, they come and "fix" it, saying on their letter after they are done. 3) Staff is the worst I have came across in any industry (there are 2 staff members that are exceptions to this). Never have I EVER had such an incompetent staff overall. They only try to accommodate the problems when you complain multiple times. The more I write this the more I realize I shouldn't be wasting my time on such a piece of trash. So I will summarize the problems without extra explanation: Ducks poop everywhere to the point to where you have to play hop-scotch to get to your car and apartment (the management's solution to this problem was to hire a duck breeder to take 5.......... yes 5 ducks with him, there are around 30 ducks living here). They painted over everything with cheap and bad paint at that, and it looks trashy. Electrical outlets are horrible and some don't work and they don't care to fix it. They don't do anything about noise complaints. Original fridge had rust on it and the original stove was from the 80's (had to discuss the problem with two managers at the same time while they try to both gang up on me and tell me there isn't a problem until I said I would leave unless the resolved the problem, that's the only way to get things fixed because they don't care based on the other reviews I read as well). Gym is bad and people steal weights, but there is hand sanitizer. There is much more, but I am frustrated. Please don't live here.
They do anything to get money from you, they are glorified con artists. The management is beyond awful. I'm living here currently and am leaving the second my lease is up. I've seen several instances of physical violence to the point where cops are called, people will get ladders and steal from the balconies on the second floor (seriously....ridiculous). They will take advantage of you every chance they get and YOU WILL regret living here. Stay far away.
I would give this place ZERO stars if I could. DO NOT MOVE HERE. We lived here for 3 years and it was 3 years too long. We are SO HAPPY to have moved out of Coopers Pond. Here is why you should not move into Coopers Pond Apartments in Tampa, FL When we left the apartment it had EXTENSIVE mold & water damage due to the negligence of the front office staff, maintenance workers & the property manager. We reported water leaks in our AC/water heater closet multiple times over the 3 years we lived here. We suspected it was our hot water heater, which they replaced when we threatened to move out after our 2nd year. And that apparently wasn't the issue, so we reported it AGAIN & nothing was done to fix it. I asked for maintenance to leave work tickets so that we would know when & what work was done in our apartment but they rarely ever left any documentation, leaving me to believe that they weren't doing anything besides drying our carpet. We had EXTREMELY noisy neighbors. And I'm not talking some people that liked to party occasionally on the weekend. I'm talking POWER TOOLS and loud parties on weeknights multiple times a month. When we spoke to the front office about it they claimed only 1 person was on the lease, but there were at least 4-5 adults there all the time, so I honestly couldn't tell you which one was on the lease. The office gave them a 7 day notice to shape up or be evicted, but the office did not live up to that. We would have to call security on them every other week. And there was one time on a weeknight when we had to call security on them FOUR TIMES because they would turn their music down when security showed up, but then 10-15 mins later they would turn the music back up. The front office didn't actually tell these tenants to vacate until we put in our 60 day written notice that we were moving out. So it literally took us moving out for the front office to live up to their promise that if these people didn't respect their lease agreement to be respectful & reasonable to their neighbors they would be evicted. And they only evicted them as a way to try & get us to stay there. They will raise your rent 6% every year. It doesn't matter if you are a good tenant who pays their rent on time, never has security called on them, doesn't take up all of the visitor spots, & generally respects your neighbors. THEY DON'T CARE ABOUT YOU AS A TENANT, YOU ARE JUST $$$$
I recently moved to Coopers Pond and I am happy with my decesion. First let me say the maintenance team is amazing and hardworking!!! Every single issue I had with my apartment was taken care of immediately. I didn't have to wait or complain. Also the valet trash, pool and 24 hour fitness center with kid's room is very convenient. I have no complaints. My neighbors are quiet and pleasant. There is plenty of parking for residents and visitors. And I love how I am close to so many businesses. The Al Lopez Park is also great. All in all I am satisfied.
My boyfriend and I have lived at Coopers pond for almost 2 years and I absolutely hate it. The best part is that the same day we moved in, Leanna asked us to leave them a 5 star review. Is that a joke? We knew nothing about the place yet, and now after living here, they definitely do NOT deserve anywhere near 5 stars. Don't be fooled by whats on their website. The pool is the only relaxing thing about this place, and basically every complex in FL has a pool. We cannot wait until this lease is up. Management is extremely rude and unwilling to accommodate, they just continue to raise their prices without offereing anything to the tenants. Also, don't expect maintenance to show up anytime soon if you report any type of issue. When we moved in, the blinds were broken and they wouldn't replace them!!! They told me I had to, so I went to Walmart and purchased $40 blinds when I never even caused any damage. All of the faucets leak. There are cracks and openings along the door and bottom of the floor where light (and lizards and bugs) constantly come through. These people are extremely difficult to work with and I would NEVER recommend anyone living here. Everything is so cheaply made.
Ive been living here since Jan of 2017 . I have been treated poorly by management because of my age (18). I did multiple walk throughs of other apartments that were not my own , and even those were not too swell. When I finally decided to move in , i was given a key and sent on. Ive sent multiple work orders for the mold in my shower and med cabinet and i have not had access to my dishwasher since i moved in. To add to it , i was blamed for the dishwasher being broken. This complex has definitely defeated the purpose of leaving my parents house. For it being my first apartment , my experience made me want to crawl into a dark hidy hole.
I have lived there. Don't expect to get any help from management. They started a policy of towing cars just to make more money. The towing company they're hired can charge you ANY fees they want. Forget the little sign they have there informing you of the set price from Hillsborough. Everything they have in their apartments are cheap materials but would still charge you like they are a premium apartment.
For me the location is not idea (too far from work). It's connected to a main street but it is very quiet. For the price it's a good deal. You will have that fake wood stuff but if it's properly put in it looks good. The bedrooms are HUGE (for me that is). And the living room is a great size with 145 inches of wall space! I have enjoyed my time here so far.
I lived there for 2 years. Very cheap vinyl flooring was installed that cracked on its own from Florida humidity. My entire damage despoit was kept when I moved out despite leaving the place sparkling clean, claiming I cracked the floors. Whatever. Another example of big business pushing around the little guy because they can.
I've lived in this community for three years. It is one of the nicest communities in Tampa. The maintenance staff are prompt and always very professional. I've enjoyed working with them. The new office staff has been helpful and informative. I am pleased at the improvements I've noticed on property. Thank you for all you do!
New management team has turned this place around. Pros:Management team, quiet area, great gym, multiple (cheap) laundry facilities, fast maintenance team, 8-10 mins from i-275, clean apartment at move-in, & management team asks residence what they can do to better the property. Cons: No washer/dryer in units, only Brighthouse available (no FIOS), no bigger mailboxes to hold packages- (new management is working on possibly purchasing some -the old management team drilled them out of the ground and took them with them!).
