Located in Downtown Seattle, First Hill is the city’s first neighborhood. The historic neighborhood is also known as “Pill Hill” for its abundance of medical and research institutions, such as Swedish Hospital and Virginia Mason Medical Center. First Hill is also home to Seattle University and the famed Frye Art Museum. Defined by steep hills, First Hills juxtaposes the old and new with historic brick apartment buildings, modern high-rise apartments, and charming houses. First Hill is extremely walkable and there are a variety of shops and restaurants in the neighborhood for residents to enjoy. Living in First Hill also places resident minutes from some of the city’s most popular hotspots like Capitol Hill, the International District, and Lower Queen Anne, home of the iconic Space Needle. First Hill has several rail stations and Interstate 5 runs on the western edge of the neighborhood making traveling through downtown easy.

Property Ratings at Coppins Well
I really like living here. It is convenient and I can walk everywhere. If where I want to is too far to walk, them there are buses.
I have been extremely impressed with the response to my repair requests. The work was completed, new parts were installed all in one trip. I am also impressed with the cleanliness of the public areas
This is a great place to live. The space is very nice and comfortable and the team is highly responsive to your needs.
I just recently moved in but its been a smooth move in and first month! The staff has been great in responding and answering queries.
Wonderful place to live and close to many great restaurants and stores.
The response was quick, and the issue was fixed within 24 hours of submitting my work order. They did an excellent job!
Enjoy living here with a fantastic view. Upgraded amenities are nice. Wish there could be more community events to meet others in our building. Dustin used to put on a light breakfast for residents, small pastry items, coffee and juice, which was always appreciated and had good turnout.

Coppins Well is a great apartment complex with some nice amenities. The apartment units are large and spacious and have a cozy feel to them. The building is situated in a convenient location which makes daily activities like grocery shopping more accessible. The leasing team is also very professional and helpful when it comes to scheduling tours and leasing out the apartment.

Hi there, thank you so much for your positive comments about Coppins Well! Keith Ponis - Community Manager
I've been living here at Coppins for almost 1 month! Dustin from the leasing team was an integral part in really showcasing the great amenities and aspects of the community and was SUPER kind and informative with all my questions and concerns! Coppins certainly is a beautiful building and offers great amenities (with additional renovations almost near completion), but I also appreciate the kindness and clear line of communication from the leasing team before my move, during my move and after as well, particular shout out to Dustin for being so exemplary with me during the process! This community definitely benefits from having someone like him! Coppins is a beautiful, great location, many shops/food places around, safe walking neighborhood, dog-friendly and my one-bedroom is spacious and has lovely big windows with natural light always coming in. I work from home and living here has been a game-changer in my WFH routine! I would recommend Coppins to anyone seeking a quiet haven still being amongst the hustle and bustle of the city, with great amenities (rooftop, gym, lounge, dog areas on the roof and ground level) and surrounded by a beautiful walkable neighborhood.

i am a resident at Coppins Well. What sold me was the friendliness of the managers and my leasing agent. I also really like the location, close to whole foods, and restaurants. my apartment is on the 10th floor and i have a great view of the mountains. The renovations are little bit of a headache but i'm excited to see the finished product mostly having working treadmills in the gym.

Prior to Greystar management took over in February 2022 trash shoots elevators amenities and leases were great. Since then a lot of residents due to the level of dirtiness and prices. Expect trashshoot rooms to be filthy. Expect dirty elevators. If you break your lease it’s a 6000 dollar termination fee. 3months. Utilities are 200 dollars because you pay for common areas and Gas and other fees. This doesn’t include your electric bill. Your unit electricity is separate. They refuse to let you know that. Also, move out charges even if you pay for cleaning, they charge you 200 dollars for unit cleaning and 200 dollars for paint. Even if it was wear and tear, they will charge you for cleaning and paint without disclosing it in your lease. Parking is 225 for parking space and each year they force you to renew and increase it by 250 or 14 percent or you face a month to month penalty of 3500 so you are forced to renew. When you move out they charge you double the utilities so if your utilities were 130 they will charge 260. Overall just beware of all the hidden charges and the filth. I would never rent there again. dirty trash shoots, elevator floors dirty hidden fees and rental increases and utilities charges

We’ve liked our unit here, but the building increasingly does not feel worth the rents being asked. The office staff (whose main responsibilities unsurprisingly appear to be leasing units and not helping residents) can be slow to respond or unhelpful. Things also stay broken for longer than it seems they should. Currently we have been down to only one elevator (as the other one has been broken for weeks) and my floor has several lights that are either out, broken, or just bare bulbs. Previously, our garage door was stuck in the up position for weeks. And as another reviewer stated, the trash chutes also seems to stop working a lot, causing trash to pile up (literally) in the trash rooms. Again, wouldn’t be as big a problem if it was cheaper. But it increasingly feels like we are being asked to pay a premium for faux luxury.

I recently toured this property with Keith and had an amazing experience. The building itself is awesome and the apartments are huge and very well appointed. I'm not looking to move until September, but I had a great tour and will definitely be considering Coppins Well for my new home!

I've been a tenant here for a few months and absolutely have loved my experience so far. The managers are super friendly and always go out of their way to ask how I'm doing or to say hello. My pups also are super spoiled everytime we come down. The new managers have promised to remodel some of the resident lounge spaces and the gym. I think for location and saving money you should definitely check out Coppins Well.

I'm the idiot for resigning my lease. Lesson learned. Nevermind the building being broken into weekly with no security to be seen unless you wait 20 minutes after calling, but be prepared for packages to be stolen and grocery deliveries to be rummaged through and homeless people hanging out in the lobby after hours. The latest issue comes with the Management team. My hardwood floors are now starting to split throughout the unit. This was addressed months ago. For months I've been told they'll be repaired/fixed once the flooring comes in. Today I was told, only vacant apartments get the new floors and I'll have to live with my current ones. Sure they're an eyesore and of course they'll tear your socks apart while you walk over them, but GreyStar doesn't care. Just make sure that rent check is sent on time. There's a high supply of apartments in First Hill. Newer, safer and the same price. Do yourself the favor and look somewhere else. Learn from my mistake.

A huge shout out to the property manager, Alyx, for helping us find the right unit to rent while we were still in California. Alyx always responded to our e-mails and voice mails promptly, assisted me with the application process (I made a goof and she was able to get it corrected right away). She also made a walk though video for us on very short notice, just to ease our mind that we were getting in to an apartment (sight unseen) that would work for us. The entire application and move in process was seamless, well organized, easy and not stressful at all (like one might expect when moving from out of state). Moving day went without a hitch as well. Once here, everything was as described and better than expected. As for the property itself, the building is well maintained, work orders are addressed quickly, easy access to and from the building via foot or auto, is in a very walkable area - close to restaurants, shopping, bars, grocery and medical offices/hospitals. Easy access to downtown as well as Capital Hill, Pioneer Square and International areas of town. The units are well built, have yet to hear any neighbors, and are well appointed. Very much looking forward to our time here and would definitely recommend living here.

My challenge was finding an apartment remotely. Multiple building management representatives scheduled appointments with me but didn’t show up. Not so with Alyx from Coppins Well. When I gave her a call on a Friday afternoon, she was super flexible and offered to show me the apartment right away via Zoom. She went above and beyond by sending me a second video of the apartment (since our Zoom connection hadn’t been reliable), and she promptly answered multiple questions about the building and the apartment. Her professionalism is impressive and welcome, and it was consistent throughout the leasing process. She never tired of my many questions and requests — even went above and beyond by finding a way to pass on the keys to me after hours when I needed to get into the apartment. I was trepidatious about renting remotely, but the building and apartment are beautiful, 100% as in the videos I saw. The management is always ready to help — Sean immediately answered my call and came to help me trouble shoot the wi fi in the common room so I could get on a work call. I think there are probably many gorgeous buildings in Seattle, but the treatment I received from the Coppins Well management as someone new to town has made my move so stress free, and I’m grateful for that.

I came to town and looked at 20+ different apartments around Capitol Hill, First Hill, SLU, Belltown and a few other nearby areas. Coppins Well was easily the most impressive and everything I was looking for. Super high quality materials throughout the apartments, nothing that has to be replaced constantly with turnover. I still haven’t heard my neighbors and I’m not convinced I have any because it’s so quiet, another testament to how well built this apartment is. The area around the Coppins is incredible. Super close to Capitol Hill, but not right in it, a much more peaceful neighborhood. Lots of amenities nearby like Whole Foods and QFC, among bars and restaurants (excited for Covid to be over so I can explore more). The manager Stephanie was particularly excellent to work with. Super responsive and friendly. She showed me exactly what I wanted to see and didn’t waste my time by dragging me all around the building showing me the things I didn’t care about. Stephanie has been a huge help moving in and helping me navigate everything as someone completely new to the city. The views are one of the biggest reasons I chose this apartment as they are incredible! From every corner there are great views, and there’s an incredible rooftop too. Would recommend, 10/10.
Five stars for quality of the room and amenities; enjoyed a nice upper floor studio for four months in spring/summer of 2014, and had a great time hosting friends in the rooftop hangout area with an awesome city view. Pleasant walkable area not far from downtown or capitol hill spots. The staff were all nice. Truly enjoyed living there! But overall review falls to two stars due to their not honoring the Service Members Civil Relief Act; required me to pay an extra 30-days rent upon leaving after I received active duty PCS (military relocation) orders taking me out of state, despite my being up front and communicating early with them about my circumstances. Unfortunate, possibly bad-faith business practice which I know helped their bottom line but cost me a lot of money and tainted my otherwise pleasant memories of living here. It's possible this was a misunderstanding on their part, and if I had more time and resources to push back and hold them to their legal obligations under SCRA, we might have gotten everything cleared up in a way where I wasn't taken advantage of financially. I write this four years after the fact, which has given me time to reflect and make sure I'm seeing this through a fair-minded lens and, yes I still believe this wasn't the right way for them to do business, but of course too late for me to push back -- my own fault, learn from my mistake and push back hard the moment you suspect you're being taken advantage of in any fashion. I also, upon further reflection, realize they pulled a similarly costly tactic on the front-end of the lease; they required me to start my lease earlier than originally agreed to, and since I'd already made moving arrangements and was counting on that apartment I wasn't in a position to really say no and risk their reneging on the lease. They no doubt were aware of this leverage over me when they pushed me to start the lease sooner than planned, a move which once again helped their bottom line. It's entirely possible these two costly actions were anomalies and not a deliberate pattern of squeezing their tenants. Could have just been bad luck, bad timing, etc. I just don't know, but still leaves me with a sinking feeling that I may have been taken advantage of from a business standpoint. I earnestly hope other tenants will experience all the positives I enjoyed while living there, and hopefully NOT encounter any bad-faith practices at the start or finish of their lease.
Apartment with reasonable price but make sure you don't break the contract early though, otherwise, they'll force you to pay three-month rent as penalty.
Coppins Wells is an awesome building!! Their is a concierge that will pick up dry cleaning, packages and do small errands when your days are super busy. There is a great room for parties that has a kitchen, fireplace, big screen, and a patio with a bbq pit. There is a conference room where you can do business meetings or if you are a student you may study. There is also a gym. To add to all this there is an amazing rooftop with a big screen, seating area, foosball, chess, vending machines, a terrace with a fantastic view of downtown and space needle. The rooftop has seating areas, tables, bbq pit, and a fire pit. The apartments are really great. They all have updated appliances, various apartments have different views ranging from Seattle downtown to downtown Bellvue. My boyfriend and I are living in a 1 bedroom and we can fit both of our tvs, desks, bed, and couch. If you above floor 15 you get free condo internet. pet deposit is 600$. 300$ is refundable, 300$ is non-refundable. That is for all pets and an additional 10$ pet pet on rent after. This would be considered a luxury apartment building but, you can find apartments ranging from 1500$, to 3000$ depending on what you need in your apartment. Price varies depending on floor level, facing downtown or not, and how big your apartment is. The larger the apartment the price goes up but, you can counter act that with living on a lower floor and facing away from Seattle downtown. There is also, a place to take your dogs on the ground floor and rooftop to play and use the restroom. Finally, there is a great maintenance team that will help you do a ton. The maintenance team mounted my tv and its for free! They will also assemble ikea furniture for you too. There is a residential portal where you put in maintenance requests, pay rent, and can socialize with other residents. Many residents use the portal to sell things. Hope this is helpful!
