They never respond over the phone and will do their best to avoid you, extremely rude and the apartment is just terrible. Would not recommend even if you were in desperate need for a place to stay.
The whole rental process is done through a "portal" (online platform to pay rent, sign lease, renew the lease, request maintenance, and communicate with management). This platform is grossly mismanaged by the Regional Manager who is not accurate at entering lease information for invoicing or simply communicating. Oftentimes, I was challenged with this "too bad" attitude that came from the Regional Manager. This lack of transparency and communications by the Regional Manager transpired to a lack of trust, simple as that. The Regional Manager relied on this portal program and in doing so, did not offer a renewal lease, this subjected me to increased rental rates at any time, which ultimately resulted in my rent increasing by over 400 dollars in just 30 days. I have zero proof, but it just felt vengeful and retaliative. There is no ledger/payment history available in the portal without request (Which there used to be, I had screenshots) But, to top it off, no night is ever complete at Coral Waters until the Police have paid a visit. Many nights my walls were illuminated blue and red throughout the night as the Police Department did their job and left cop lights running in our small complex parking lot. Management does not trim trees that affect cars and the ability to park unless begged to do so, even though you pay for your parking spot and expect it to be maintained as such. The paddle launch dock has been broken since I moved in two years ago yet Management still charges for the storage and use of the broken dock.

Fatima is excellent to work with. She has a sense of humor yet she knows her job and does it. The apartment itself may be older, but the 1200 sq ft for 2 bedrooms and 2 full bathrooms. The kitchen area has a large counter area with plenty of outlets. Cabinets and drawers go all the around the kitchen plus a nice size pantry for dry storage. Parking is no problem and the area is quiet. Nice break from the noise and lack of privacy which exist in other complexes. So far very pleased with our decision to live here.
Don't expect much from management. Nothing gets fixed or cleaned around here. I am a current resident but have put in my notice to vacate. I can't imagine what these property "managers" get paid to do. Very unprofessional staff who treat you like your the problem for asking about maintenance issues not being addressed. Washing machines are in the hallway and are never clean. Unfortunate because most of the people living here get along and respect each other. Incore management is a joke!
The apartments are filled with mold and ants. Everything is very outdated. Don't expect anything to get fixed unless you know how to fix it yourself. The outdoor carpet in the hallways reek of mold. Management is Rude and always on vacation. Office hours are non existent. Great location. Fairly quiet. Management needs to be replaced. Washers and dryers are outside it's not enjoyable washing laundry with the wild but I could get passed that if the management was better.
Coral Waters is an older apartment complex in my city, but has been maintained well as of recent. It's located next to a canal, so there tends to be a bug problem every now and then, and thanks to frequent thunder storms and torrential downpours in here in southwest Florida there there is a fair share of frogs and land crabs roaming the grounds and walls of the hallways. Rent prices could be cheaper given that it's an older building, but considering its proximity to the beach, and many other places of interest in the heart of Fort Myers, the prices can definitely be considered more than reasonable. The community pool is well maintained and the staff is always visibly at work improving the complex, so I must give credit where credit is due. The Tennis Court/Basketball court is a nice amenity but is not attended to by the staff. The washer/dryers are conveniently located right outside your doorstep in your hallway, but it's only 2 washer/dryer units shared by 4 doorsteps, so pick the right day to do laundry. That being said, the convenient location off the washer/dryer being right outside your doorstep in a hallway means they're also susceptible to the aforementioned frogs, land crabs, and bugs in general. Never a fun sight when you're about to throw your clothes in a washer covered in little bugs that roam from the Forrest across from your building. There is a gas station with a Dunkin' Donuts within walking distance of the complex which is much appreciated. I've taken advantage of this many mornings when going out for an early jog. If you want affordable living within 10/15 minutes to the beach (depending on traffic, of course) then this is right up your alley. Once again, it is an older building, but well maintained, with a select few perks. I would recommend these apartments depending on who the person is, but can't say that everybody would enjoy living here. The community is full of generally nice people, and the office staff is kind and helpful. Halfway through my first year long lease I have had little problems living here, but can't say for sure if I'll be renewing the lease when it's up.
