Property Ratings at Cortland Apartments
Office people are terrible to work with. Rent is too much for what they provide. I have called on my stove countless times and they won’t fix it. The management company that owns it is greedy but doesn’t want to change living conditions. They fool you with the nice size of the apartments. Trust me, they are junk
I moved to this community recently, and everything has been great. The community is clean and safe, and there are no roaches. The apartments are big????. It has a nice pool. I have no complaints whatsoever. If you are looking for a place, you should consider this place. I honestly recommend it.
They do not clean the hallways. They repainted and smeared piling everywhere with a mop and left it for months. Neighbor below smokes in their apartment. We have a baby in our apartment and the smoke comes up through the floor and the vents and the stove and doorways and closets. The front office says they are allowed to smoke, however, they did not tell us before renting that the neighbors slow smoked even though it is in their lease agreement to disclose that information. Pool is always closed. Staff is very unhelpful and rude when asked questions. Put in to move apartments due to the smoke, they said we would be next in line. One year later we are still stuck in the apartment with the full time chain smokers living below.
My neighbor above had a multiple floods. Maintenance came but never did anything except to talk to my neighbor. The carpet and all my clothes got water damage. The apartment charged me for the carpet. Don't trust them, they are the shadiest apartment I have ever lived in.
I am a current renter at this property and the apartment that is rented is not nearly as nice as the one that is shown duting the tour. Of you ask to see the actualnapartmwnt, they give a convincing story that all of the unita are identical. They are identical if you don't consider the constant smell of marijuana inside pf the building, stepping through trash when engering the building, loitering outside of the unit, and constant theft of anything not secured by armed guards. Now, the always rude staff, apart from blaming COVID for all services that could lead to an expense on their part such as closing the pool, meeting room, laundry room, and minimizing maintenance services, have now been trained to lie whenever a question is asked about the contract that was signed. I recently received a notice that water meters were being installed. When I came to renew my lease, a statement was added stating the property's right to increase monthly charges at their discretion. I asked about that and if it has to do with the water meter had anything to do with that and was told, no. It was added incase there was damage above whatever the renters insurance payed. This is a horroble property that is managed in the most deceptive way. It is very cheap in comparison to other properties in the area but you get what you pay for. If you are alright with having your property stolen, the constant smell of drugs, and delinquents pateolling the neighborhood, rent away!
There are bugs everywhere. Spiders, roaches, creepy crawlers. Also there are no amenities. They never opened the pool and cut off access to the gym. The management is terrible. At first they were very welcoming when I signed my lease but now they make no amends on your behalf. Pest control and maintenance come in unannounced and unplanned. Half the time they don’t give notice. Recently and the reason why I won’t be renewing my lease is because they have back dated water and sewer (which was previously covered under the lease I signed) without any notice (although they swear they gave notice). I asked for a copy of the notice and they gave no response. Yes after reading the reviews and living here 3 bed, 2 bath seems ideal but please don’t rent here. They change the lease mid-year with no notice knowing that people are struggling to pay rent with Covid going around. Also the maintenance sucks and management is terrible. Look elsewhere these people are cutting corners to make their bottom line go up.
I lived here for 2 years, the office will change your financial obligations outside of your lease when they are ready to. water was suppose to be included, but they decided that tenants will have to pay their own water without notice, and during the caronavirus when people are struggling to keep a roof over their heads. the staff is not trustworthy, incompetent and will cause conflict between neighbor. the buildings looks nice on the outside, but they do not clean the inside. if you go to look at an apartment, they will show you the one section that they keep clean for showing, but its really not like what they show you. There was rats running around in the hallways, community is infested with vermin and the leasing office will not take care of it, but will charge every tenant for even routine pest control with out your permission. they just attach the cost to your monthly rent and threaten to take you to court if you can't afford to pay it. the neighbors aren't all bad, its just management. I would say that its not work the headache.
Great space and location for the price. However, rent goes up every year and water/sewer will soon be additional to rent. Don't count on getting your deposit back like they tell you in viewing. Maintenance is slow. Pool isn't open and neither is the workout room.
First of all, the square footage.is great for the price. Although the walls are thin, it is an apartment so it's just a matter of being respectful to your neighbors. I had the pleasure of communicating with M. Owens whenever there was a situation concerning the apartment and she communicated in a professional and courteous manner. She is a great asset to this company. I would definitely recommend this apartment.
Walls are so super thin and not insulated well. Can hear neighbors walking around and talking late at night. and I can hear their squeaky bed frame and their dog bark. Office staff stands outside by apartments and smoke.
The management team sucks and they are very mean as well
The Apartments are nice from a far away view but get out of your car,walk around the apartments and in the buildings before you sign a lease and give up your security monies. Be your own judge but there is a reason this place gets so many neg reviews
Apartments which are offered are very noisy. You can hear everything that your neighbors do or talk. It is hard to accept or take it as it is. Management have nothing to say or do because this is how the buildings are constructed. So if you are looking for nice quite place for leaving search somewhere else.
I lived here for 2 years and for the most part enjoyed my stay. There are a few things that I had a problem with: 1. You can hear everything. Arguments, bathroom use, TVs, everything. Some things you expect but this was over the top for community living. 2. While living here there was no pest control. I was infested with ants. Poor maintenance dude was overwhelmed with work. 3. There were a number cop calls and helicopters issues and fire department calls. Almost daily. That got old real quick. What I liked: 1. Square feet for price was amazing 2. Kitchen was great size 3. Bedrooms are a little small but not unreasonable 4. They all have washer/dryer hookups. 5. Plenty of storage
I visited this community recently and was horrified! I made an appointment in advance and when I arrived the leasing agent working acted like I was bothering her. She told me she guessed she could me an apartment. I felt very unwelcome and she didn’t speak to me the rest of the tour. If this is how they treat prospects I can’t image how they treat residents

It's a nice apartment but you hear EVERYTHING and Smell EVERYTHING from other apartment. Management SUCKS also.
you hear everything from above or below you. walls are paper thin
This apartment is a great size and has a great rent price. The only problem I have is how impossible it is to move out before your lease is up
