If you love to shop, you’ll love living in Arboretum. At the heart of this neighborhood, you’ll find The Arboretum, a popular shopping destination located off Highway 183 in north Austin. In addition to popular shops like Pier 1, Talbots, and Trader Joe’s, this shopping area contains a variety of restaurants like BRIO Tuscan Grille, Estancia Brazilian Steakhouse, Z’Tejas, and Eddie V’s Prime Seafood. Property Ratings at Cortland Arboretum
I have been without A/c or heat for 3 weeks going on 4. It’s been 80 degrees for the majority of the time in my apartment and I have reached out to the office many time and have documented each time. I have been told repeatedly “I don’t know” or “ I didn’t know” by management and maintenance team. If you plan on moving to this building make sure that the A/c and heat are up to date because this is not ok.
Great experience! They have a wonderful and communicative leasing office. The complex is in a great area, the space is quiet, and the property is kept very clean. So glad to be living here!

Price is on the higher end for apartments in the Gateway and Arboretum area. Which would be understandable if there were consistent high end amenities, cleanliness, and safety. Unfortunately, vehicle break ins are much too frequent in the gated and covered parking garage. The management refuses to cooperate with the police on such crimes.
Best move in experience!! Residents are nice. Went to Happy Hour and it was nice hanging out in clubhouse after hours!!

Move-in process was efficient. Staff is exceedingly courteous, friendly and attentive. The complex is very well maintained, wonderful amenities, quiet, great location. Apartment is beautiful and modern.
All service requests are ignored and lived months without working washer. Sink has been broken upon move in 3 months ago.
This location is near Target, Costco, Sams, The Domain, Lupes Tortilla, Bj's, and A LOT More. I am hoping I get a job here so that I can move in. The staff was inviting and The property was clean.

Love how close this community is to Sam's Club, and shopping. They have the Arbor Walk shopping center very close by and good restaurants. Close to 183 amd Mopac. The manager is AMAZING and the office team is extremely responsive and caring.

Cortland Arboretum has an amazing leasing team and management. They’re attentive, easily reached through email, and typically replies within 2-24hrs. Service requests are actioned quickly. Apartment is quiet, clean, and modern. Recreation area has a pingpong and billiard table. Public spaces are elegantly designed with contemporary furniture and art. Gym is well equipped with chilled face towels. Pool is surrounded by stylish loungers and a bbq. The apartment’s location is top-notch. Essentials and entertainment (groceries, restaurants, cinema, etc.) are within 5-10 min walk or drive. As a new comer in Austin, moving here was the best decision we made.

Antoinette was great help with leasing and answering all of my questions. Move in was easy. I enjoy all the amenities. There’s always a spot to park in the garage even if I get home very late. Its a very pet friendly place (I do hope some dog owners would pick up after their dog more though). Robbie and the whole management team has been very easy to work with and very nice.

It's a terrible experience for us. Just can't wait for my lease to end. Our quality of living is affected due to these stomping noise issues. Despite multiple complaints to management, they are clueless how this can be handled or provide a better resolution steps.

This is a well kept property in a convenient location. Lots of parking in a covered garage. My apartment was newly remodeled when I moved in, and I’m pleased with the appliances, flooring, and other fixtures.

The Cortland Apartments are so conveniently located to great restaurants, movie theaters and shopping in NW Austin!! I love the convenience of living here. While on my tour at this beautiful property, I can definitely say that the cleanliness and appearance is superb. The amenities are better than what most apartment complexes are actually offering now and days. As I always say when looking for our perfect home, if the office is not gorgeous or up to the standards of my living then it is not the place for me. This property meets all my standards and expectations when it is time for us to become residents, quiet and well maintenance. Recommend this property a 10/10.

Cortland Arboretum has been a nice and quiet place to live at. They have good amenities, such as a well-sized gym, pool area, and a decent-sized dog park. Lockers for package pickup have also been installed. The location of the complex is very convenient as far as access to groceries/other shopping. Daily digest emails and updates on happenings at the complex are provided in a timely manner, and the staff has been very helpful.

Maintenance is proficient in keeping residents updated with apartment-wide service events (such as sending out an email to everyone about fixing the broken garage door). Cortland hosts community events once in a while (there was yoga with mimosa a few days ago!) and maintenance is very good about responding to service requests, such as broken utilities in the apartment buildings. Definitely, having a great management system is what separates Cortland from other apartment buildings, so to me, the overall care and treatment at Cortland is worth the price.

Overall nice community and the upgraded apartment is good , like the gym and swimming pool area. But sometimes faced issues with parking fobs. Business center can be better like at least should give access during the weekends.

Cortland's team did a great job when they took over the property. They made a lot of overdue repairs and renovations to community areas, and have been constantly working to improve the property's amenities, security and appearance. Maintenance is prompt and responsive, and the management team is friendly and professional.
I’ve been a home owner for the past 52 years. This is my first apartment experience. I was not excited about it before I came to Cortland. Now I’m questioning whether I want to go back to a home or live the good life here at the Cortland Arboretum apartments! There’s a lot to be said for renting….no taxes to pay, no maintenance worries, more time for rest, relaxation, fun and travel!! I feel like I’m on vacation every day, staying in a first class hotel and living the good life!!
I’ve been a resident for about 2 months. So far I’m pleased with the apartment (which was recently updated) and the grounds. The services are great, the management are responsive, and there is a convenient parking garage at no extra charge.
I wouldn't recommend this apartment for now as there are ongoing renovations going on with this apartment. I might change my decision if they improve their security, infrastructure ,gym etc. Dont take this apartment unless you really cheap deal and you can live with the above hurdles.
The staff is a breath of fresh air! The previous management company left this complex with a bad reputation, however the Cortland team has done a phenomenal job. They go above and beyond and are working to improve the property.

This is a great place to live. An Amazing location. Walking access to movies, grocerys, shopping, etc and only a stones throw from the Domain. The property staff is attentive and friendly.
The entire staff is amazing! They are doing their absolute best to turn this place around (from previous management failure). I couldn't have asked for a better management and service team!
I love it here and the Management is the best in the business.
It would be nice to have all doors,gates,and such secure and In working order. The homeless creep in and sleep in common areas, break into cars, and steal packages. Trash could be better managed as the community is a mess. Lastly, the dog park needs some work. Wood chips payed down, working gate, etc. currently is a messy dust pit. New office staff is amazing!
The bad: 1. The staff/management is mostly incompetent, with a couple exceptions. 2. There's no on-sight maintenance. The same things that were broken when I moved in were never addressed despite submitting work orders. This is even more of a pain after the unexpected winter weather caused ruptured sprinkler systems to flood many areas throughout the buildings. 3. Theft is rampant. If you live here, have your Amazon packages left at the Whole Foods pickup. For all other parcel services, packages are regularly left outside of the office, or outside of the mail room do to miscommunication between the parcel services an management. - No bike at any of the bike racks has gone un-stolen; if the garage gate is closed, there's only a chest high concrete barrier between the bike thief and your bike. - People used to have the tires stolen off their cars in the parking garage. - My car was broken into here, and when I confronted the staff, I was informed that camera that was right above my car hadn't been working for a while. 4. Doors to the buildings and gates to the property are left open and unlocked, allowing unwanted foot traffic, and facilitating package theft. 5. When the unexpected winter weather caused widespread power outages, many of the residents here had to endure an additional week without power, because the master circuit breaker wasn't sized properly. This breaker was replaced more than 3 times with an incorrectly sized breaker. This left residents out in the cold, sleeping in their cars, even after power had been restored for the area. The good: 1. Rent is reasonable for the area. 2. Some of the staff goes above and beyond their job to help. (referring mainly to Carol) TL;DR: There's a lot more bad things than good, and there are better places to live in the area. Avoid these apartments.
Property needs a major makeover and lacks the maintenance needed to meet the basic requirements for the rents being charged. I don’t feel safe here. Multiple thefts of deliveries from mailboxes and cars in parking garage. Filthy and unlit hallways and parking garage. A touchy fire alarm system that seems to only alert in the middle of the night.
The Apartment is definitely one of the newer ones around located in a great location. The multilevel covered parking is another plus which again is a testament to the fact that it is a new building. The Cons: There has been a recent spate of thefts of packages from doorstep and also from cars in the Garage. This is where the apathy of the Staff begins - they refuse to accept packages and do not make any reasonable attempt to guarantee safety in the apartment. Also during the last few months the response time for services has been horrible. It takes them multiple weeks to address issues like issues and this after constant followup
The Good: The location can't be beat. Ascent is close to so many restaurants and shops, yet still feels kind of secluded and away from the congestion of Austin. Also, the office/leasing staff is outstanding and goes out of their way to make you feel welcome. The property is fairly quiet overall. You don't get a lot of partying kids like you would at some Austin apartments. The Bad: Depending on what floor you're on and where your apartment is located, you could have a ton of bugs in your home. I've seen numerous bugs/insects, including roaches, spiders, slugs, silverfish and centipede-looking things. Also, the office does not accept resident packages any longer, so most packages are left at your door. Several residents have reported on the portal message boards that their packages show as delivered but they never received them. And sometimes if a delivery attempt was made but you aren't home, then you have to get on phone with the delivery company to schedule a pickup or redelivery. It's a HUGE inconvenience. The parking garage is another problem. Spots are tight, especially those next to the concrete pillars. You could easily scrape your vehicle against one of them if you aren't careful.
I have LOVED living here and I highly recommend it! I've lived here two years and just resigned for another 16! Here's all the PROS: 1) the office management is so kind and personable - they always remember my name despite having hundreds of leasors (Melissa the director is fantastic, a true gem) 2) Apartments are well built and quiet meaning you have little noise from your neighbors. Appliances are top notch and the apartment as a whole is beautiful especially the HVAC system which stays cool especially in the hot summer months 3) Amenities alone are impressive with a gorgeous pool that I love entertaining at, gym, gym classes, and game room. 4) location is walking distance from all the great places in the arboretum ( target, HomeGoods, wholefoods etc) def makes not shopping even harder 5) the community is professional, respectful, and friendly I've never had any issues with other tenants and have actually made a few friends here 6) Maintenance is speedy and reliable and the valet trash feature is such a bonus 7) probably the most important is the complex is safe. I always feel safe coming home late at night as q single female. As nothing can be perfect although this complex is close here are the CONS: 1) the guest parking access is on the lower level parking which has the least parking in the building which means it fills up fast and you and your guest have no where to park-it would make sense to have guest access on the gate that leads to 5 floors of parking 2) deliveries to your place are difficult as the layout is a maze. For example, the LL1 actually has unit number 2 and floor one has unit number 3. They don't match up to an intuitive user experience 4) prices are steeper than surrounding areas BUT you get what you pay for (safe,clean, AMAZING office staff etcc) 5) very minor thing but I wish they had a hot tub for use in the winter and 6) the game room is connected to the leasing office which means you also can't access it after 6 when the office closes. This is.prime time when you would want to use it so that's a design flaw. 7) most or the layouts don't have bathtubs and I miss that more than I thought I would.

This place is horrible. Lived there 2 years, 1st year was good and we renewed because rent didn't go up and we liked the area. Into the 2nd year they took away the only pet station that was near by or had elevator access. Speaking of elevator access, don't plan on them working ever. They seriously broke about 30 times and would be down for 3-5 days on average. Before we moved I got stuck in the elevator and it was broke for 2 weeks(yes we had to move everything down 4 flights of stairs). The water in the showers smells awful. The gym tv's never work. The parking garage is the worst garage I've ever seen. It's incredibly tight and I've witnessed numerous cars hitting the parts of the garage trying to park. DO NOT MOVE HERE. The new management is very nice but they've inherited an awful building and can only offer you lip service.

Broadstone Arboretum is my first home in Texas with my husband and we enjoy our cozy apt! It was a brand new building last year, so the idea of being the first tenant to live in my unit was awesome. Coming from the Bay Area, Broadstone's amenities and staff have exceeded my expectations. The fitness center has great equipment, TV's mounted, has clean towels for use and is always clean. The office usually sends you an email notification whenever packages are dropped off you in the office so you never have to worry about it being lost. If I ever have work orders that I need to put for maintenance, the job is done in matter of 48 hours. The staff is very friendly and always accommodate us. Plus, the location is perfect with the Domain and other shopping centers nearby! I would definitely recommend Broadstone to anyone! :)
I've been living here with my wife for about a year now and we have no complaints. We have checked out other places in the arboretum and Domain area, and we liked Broadstone right off the bat. The apartment itself is very spacious and everything is new with modern appliances. The staff is wonderful. I would recommend Broadstone to anyone.
