Cortland at Valley Ranch has two things going for it. The first is its excellent location on MacArthur and accessibility to everything you could possibly need within 5-10 minutes. The second would be the amenities. They are great. However, the apartments themselves “look” nicer than they are. The walls are paper thin and you can hear everything from the external stairwells to what is happening in the apartments above and below. The newly renovated apartments are not truly renovated. They’ve just had thick slabs of paint put over everything including the cabinets and tubs. The floors are uneven and covered with cheap vinyl. The paint job is so sloppy, there are paint splatters all over the ground. You can see the water leak marks in the ceilings and the paint drippings all over the wall from poor workmanship. When things are replaced, it’s with cheaper quality items. The paint peels off the walls and doors. The fire ants come out as soon as the weather gets a bit nicer. There are services provided to control them but living in Texas for many years, this isn’t a small ant problem, there looks to be a deeper infestation that would probably require more money than property owners are willing to pay. This could be a beautiful complex if they put the same effort they did in their main building with the offices and amenities into their actual apartments that residents live in.

On the day one of moving, many issues reported.. Cockroach is everywhere and GARAGE has full of black stains and it is not painted at all.. Very Nice!
I toured today with the property manager, sheena, and she was so nice. We got to see the show unit, the gym, and the other amenities they have. My friend and I will be applying for the home tonight. We hope they accept our application because we would love to live there.

Tour
I toured Valley Ranch today and it looks like a great place to live. Unfortunately I will not be signing a lease because it is a little further from work than I'd prefer. My mistake for nit mapping it out before hand. I highly recommend you come tour though

Great office staff
I put in my application today and the manager was so nice and helpful. I called several times needing help and she never once seemed annoyed with me. I can't wait to move in!

Highly recommend Cortland at Valley Ranch
I've lived here for 5 years now and my family and I love it. They keep the grounds so nice, and they truly care about their residents. Just tonight they had a pizza renewal party, just to renew the lease! I recommend anyone looking for a new house to look here.

Very nice complex
I toured Cortland at Valley Ranch a couple of days ago and was very impressed with what I saw. The grounds are very clean and the homes are very nice. Super friendly office staff, they seem like they genuinely care about what I am looking for rather than just selling me an apartment. Definitely check them out if you are needing to move!

Nice
I did a self guided tour here which was a very nice option. Once I was done I was able to speak with Val in the front office. She was very sweet and answered all of my questions. She even offered to take me to an empty apartment so I could see one without all of the furniture. Valley Ranch is at the top of my list and I highly recommend coming to check them out of you are in the market for a new home

Such a beautiful well maintained property. I like the recent residents events that have been happening. My only suggestion is to bring back to volleyball court. I loved the volleyball court.

I like it
I love me home here. It feels safe and secure for myself and my children. The playground and pool is a nice touch too as it gives my kids something fun to do. Alejandra in the office is always so kind and helpful. The service guys are quick to take care of any issue i may have. I have many friends here and they agree too.

Valley ranch apartments
