Property Ratings at Cortland at West Village
The security and safety in the building is great, as Pedro does a phenomenal job keeping everything quiet. Maintenance issues are rare- but are resolved in no time when they do happen. The location is walkable and convenient. And the new renovations make the building look even better.

I’ve lived at the property for two years. The upgraded apartment units are modern and have a luxurious touch to them. The complex is quiet with friendly residents. I also love the staff, they are attentive to your needs and very prompt! I 10/10 recommend living at Cortland West Village!

I love it here at Cortland! They have a really friendly and helpful staff who loves dogs! The renovations look terrific and I’m excited to keep living here now that everything is brand new. All my maintenance requests get handled quickly, the on property security makes me feel safe at night, and the walls are very thick, so I never hear my neighbors.

I’ve lived her since April 2022. 1. It’s incredibly well-built, I rarely hear neighbors unless I’m right by my front door. 2. The people are pretty friendly. Lots of doggos and happy neighbors. You get to meet more at the occasional event or at the pool (which is an amazing pool experience). 3. More on the pool: it’s well-positioned to have sunlight most of the day, it’s a fun time to meet people, and it’s large enough that you can spread out. 4. The management is responsive. If I have a ticket, they’ll fix it. Elevators occasionally need repair, but the newer team does a good job on PM so they don’t break down as often (knock on wood). 5. Very safe and walkable area that’s close to a lot of conveniences. 5. The Amazon lockers on-site/package delivery is wonderful. So convenient! Cons: - The call system to be let inside the building doesn’t work. I’ve never seen it done and it doesn’t work for me, anyway. Either your friend/delivery has to be let in, or you have to walk to them. Depending on where you’re at in the building, that could be a trek. - Maybe due to renovations, but they shut off the water every so often and it takes a while to get the pressure back. - With renovations, the rent is anticipated to go way up. We’re going to lose a lot of cool people, but you’ll have a more established crowd after all is said and done. I will likely not be returning. I’m a peasant. :)

One of the worst experiences I’ve ever had with an apartment complex I would definitely not recommend leasing here for several reasons: 1. Management is unorganized and has poor service. There was a chemical leak in the parking garage which caused roughly thousands of dollars worth of damages to my brand new car which could’ve been avoided if they provided literally any realistic alternative parking situation instead of giving me no choice but to park there for almost 10 days before my spot was moved. The property manager also agreed to reimburse me for repair costs months ago and I have yet to be paid (and still have not been paid despite needing to involve an attorney). She’s definitely proven to be difficult to work with at every step of this process. 2. Maintenance requests are not taken seriously or handled in a timely manner. There were apartment defects I had listed in my move- in report that were never fixed and at the time of moving out, I was almost charged for the very same defects. I also put in a work order because the water in my apartment had started smelling like sewage and I didn’t feel safe drinking it but was told there was nothing they could do for at least a week because the only person they had for that job was out and that didn’t seem to count as an urgent situation to them. 3. The location is probably the only positive about the apartment but it’s not really worth it because of how noisy the area is between the dog park across the street and the other side of the building facing a main road so you’re constantly stuck hearing traffic. 4. The building is not very well maintained between the toxic leaks in the parking garage, elevators frequently not working, call box frequently not working and the hallways having weird gross smells. Overall though, I might’ve shrugged off all of these negative experiences including the damages to my car if at any point I actually felt like management valued me as a resident and were putting in a real effort to help me instead of being rude, dismissive, and unresponsive.
I rented a 1 bedroom in this apartment building for 9 months while I was in graduate school in Dallas. The price for the location really can't be beat. I had friends who were renting from nearby L2 and 3700M and they were paying a LOT more than me. Perhaps this building is a bit older, but as someone who moved here from NYC, this is LUXURIOUS living for me! My apartment was on the 7th-floor looking South onto the pool area, which was a really nice view towards the downtown, (though I'm sure any of the other bedroom locations would be good.) Speaking of the pool, even on the busiest days really was not that busy and was more of a relaxed crowd. As a 33-year-old, I was VERY glad to not see it being taken over by noisy, drunk undergrads and early-to-mid 20 somethings. It seems like one of the negative reviewers wanted this party/social experience. Personally, I'd rather save on rent than have happy hour mixers or other "amenities" that I wouldn't utilize anyway, but that's just me. I also liked being in the West Village, but not on McKinney or Blackburn. Both the DART and trolley are super close, so you could probably get by without having a car (especially if they put a grocery store back in the vacant building across Lemmon Ave,) but you do get a designated parking spot in the garage for no additional cost, which is nice. I never heard of any break-ins during the time I lived here. Someone mentions the temporary, corporate housing and I must admit this did concern me before moving in, but didn't not end up being an issue whatsoever. In fact, my family was able to stay in a 2 bedroom when they came to down for my graduation, which ended up being cheaper and way more convenient than renting a hotel for the weekend. I would 100% have stayed if I had gotten a job in Dallas, but alas, I must move on!
Worst apartment ive come across. HIGHLY disencourage anyone whos looking into living here. AC wasnt working for days if not a week on a 90 degree weather. I was offerred an apartment to stay in while they fix the AC but they locked me out of it at 12 am. All my things were in there so i contacted the apartment and they didnt offer me any help even after i told them i have a flight to go to in very early in the morning.
My husband moved to Dallas a year ago and rented a studio apartment in Oakwood. The location (right next to DART and within walking distance of everything!), staff, building, amenities etc can't be beat. The pool area is certainly one of the best in Uptown and the residents are very friendly. We like it so much that when I move down we will stay in the building and rent a two bedroom. Love it.
Lived here a number of years and have seen the ownership/management change a few times. They have shifted their focus to corporate short term housing and even Airbnb stays. Management is more focused on short term rentals than existing long term tenants. You won't see the usual functions and/or amenities that you'll find at most other overly priced complexes in and around the uptown area; including monthly HH's and events. Additionally, they remodeled the communal kitchen area for a small gym to cater to the corporate short term stays. If you're new in town and hoping to find a great vibe and a couple new circles of friends that live in the building, go somewhere else. However, if you're comfortable seeing different people from ALL walks of life in and out of your building that are only staying for a day or two it's fine since the location is great.
Lived 1 year at Oakwood Dallas. Exceptional experience. Can't beat the location (right next to West Village), walking distance to hottest bars, restaurants, shops, movie theater. can walk to downtown. Reasonable price. Great quality. Absolutely amazing leasing office team. Very responsive, friendly, supportive and compassionate. Helped me to find a new tenant when I decided to move and terminate my lease 1.5 months earlier. I appreciate it greatly. Strongly recommend. One of the best rental apartment complexes you can find in Dallas.
