Nestled about nine miles southeast of Downtown Austin, the small community of Bluff Springs provides a convenient alternative to downtown living. Bluff Springs began as a farming community in the 1850s, and that spacious feeling persists to this day, even as more residents discover this tiny gem engulfed in lush greenery.
Located along Onion Creek, Bluff Springs is home to the Onion Creek Metropolitan Park, a 555-acre regional park that offers plenty of scenic hiking trails, as well as the Onion Creek Greenbelt, which also has hiking trails, picnic areas, and a playground. Onion Creek meanders up to the sprawling McKinney Falls State Park, where visitors find waterfalls, hiking trails, campgrounds, and fishing areas in addition to the renowned Old Baldy, a cypress tree that’s more than 500 years old.
Southpark Meadows, the largest shopping plaza near Bluff Springs, is located along I-35. This plaza includes an array of national retailers and chain restaurants.

Cortland Bluff Springs has made us feel like we are home and we definitely feel valued. My husband and I have rented elsewhere before and they’ve never matched the service like Cortland. We started at a 1 bed 1 bath here last year and now going on our second year as a transfer to a 2 bed 2 bath unit. They’ve made everything run so smoothly. Dog waste issue is absolutely ridiculous and residents should be fined for not cleaning up waste. Breezeways should be cleaned/vacuumed and not have a leaf blower just blow everything into a different place. Contract someone that can actually power wash and remove stains, grime, etc from breezeways and stairs. Citations/fines should also be given to residents who don't dispose of their trash appropriately or don't follow the trash removal addendum.

Close to Southpark Meadows, Mopac and 35 while being $500 a month less expensive than downtown. Very few problems in the apartment, but the office and maintenance respond almost instantly.

The property has been in constant renovation since we moved in, and we are very happy with the way the complex is turning out. The staff has made sure to take care of us anytime we have had an issue arise. Our leasing agent, David, has been especially helpful. I like the new farmhouse sink that they are putting in. Met a few fun neighbors that have recently moved in and just feels like a more upscale place with the upgrades.

Wouldn’t recommend living here. Cops know the place well and the residents that currently live here have no respect for others. There is no parking if you get here past 8pm and don’t park in a visitor parking because you will be towed. Have had nothing but problems living here and will not be renewing

Overall not much has changed since Cortland took over this complex. Management does not follow up on residents' concerns. The walkways, stairs, elevator are dirtier than ever. No citations are given to violators etc...

I've been here 3 years the staff is a revolving door I've been getting the runaround about our pool that has been disgusting for about a month it doesn't have to be open but it should be clean. I have visitors and my deck is visible of the pool and it's just embarrassing that this complex cannot take care of its amenities. I won't go into other factors about the property but this one disgusted me.
I moved here right before the pandemic hit in March. I have to say, I’ve really enjoy living here. The property is mostly quiet and well maintained. Everyone I’ve met here is kind. I enjoy walking around the complex listening to music and look forward to the gorgeous pool reopening. The property is recently under new management and despite some mistakes by priori ownership, the new leadership is kind, helpful and enforce important rules to help keep the complex safe, pleasant and welcoming. I think I’ll be here until I can afford to invest in a house.

First off this place has gotten a little bit better on the management side. The dog poop has been getting picked up and they have bags in the holders. They sent a message saying that they would fine you $100 if you didn’t pick up after your pet! How would you know who wasn’t being pet responsible? I still see people not picking up because they are lazy. We have a 3 bed 2 bath at $1395 a month the utilities are outrageous here I believe they are splitting the bill!!! I literally turned OFF the AC/heater for a week to see if our bill would adjust and be affordable being as we live 2nd floor and are insulated from 1st and 3rd floor but the complete opposite our bill jumped up $100+ and this was in February when you didn’t need AC during the day. Our car has been towed multiple times! And you have to drive to del Valle to get it back from this scetchy towing outfit. It was towed for not having a sticker that the property came up with to help with an over crowded poorly spaced parking lot! Thanks for the help with parking situation but I had to pay $225 And drive way out of the way when there is a towing yard on Congress! We were never notified about said sticker. The car was parked in a “reserved” spot for an electric car those spaces are NEVER used and when it was the only space open after working 16hrs and isn’t “guest” parking that’s inconveniently placed away from the complex. If they are reserved then make that more visible rather than black spray paint that says reserved. How do you know a parking spot is reserved there is no name on a sign or apartment #. The gym lacks in every way possible please update it! And the equipment is broken. The pool is closed more than it should be and dirty, the gas grills need replacing. The apartment itself is poorly built our 3 bed is fairly nice but not what I want to pay $2000 a month for. Read the reviews a year back apparently there was a murder here. The pest control you pay like $10 a month for why am I paying you if I have to request it when I can do a better job and spray the place myself or have a monthly spraying on all units regardless if they want it or not. I’m tired of the roaches from other neighbors that don’t clean their unit. The windows are cheap you can hear the outside and when it’s windy all you here is the wind howling. I’ve heard of nightmare stories of AC and washer dryer not working and it taking 2 weeks to fix. I had to erase 200 characters to be able to post this. the traffic!!! Smh ???????
When we first moved in, there were quite a few problems. Dog poop everywhere, as the bags were never filled around the property. The maintenance took far too long for requests. These "smart" key fobs didn't work around the property and only one out of our two worked to let us in our apartment. The pool was often overrun with algae. Lastly, all of the parking spots would fill up and there was no where close to your apartment to park! Now with the new management this place is great. All of the key fobs work everywhere, the pool is kept clean. I hardly see dog poop anywhere and the bags are always stocked. Parking is not a big issue at all anymore as they are towing regularly. Most of all the maintenance is great!!! Lazarus has been to my apartment a few times and he gets the job done. He is extremely knowledgeable and has been able to take care of any issues that arise! I would highly recommend this as a place to live if you are looking for a great apartment down south with easy access to I-35.
Concord is a great place to live. The property is beautiful and the amenities that come with the complex are great. The front office staff is very helpful with ANY situation and will not give you the run around. The price could be a little cheaper, but overall I love it.
I actually previously convinced my husband to renew but we’ve completely changed our minds, and especially after the new leasing management company. There has been a murder here, and swat recently, please lookup crime reports for “7330 Bluff Springs” as APD leaves “road” off the address. There are homeless camps in the greenbelts surrounding the complex and piles of trash and waste from the homeless that new management won’t touch. This is supposed to be our walking trail that there is a gate to. The new management literally emailed us today saying the elevator would be “reserved” for someone moving in on a Saturday for three hours. THE ELEVATOR HAS BEEN OUT SINCE THE BEGINNING OF FEB (it’s April 5th) AND HAS BEEN WORKING FOR TWO DAYS, SO NOW THEY ARE “RESERVING” AN ELEVATOR?! If I knew this I would have never moved here, especially with joint problems and never having working amenities. Everyone else moved into the 2nd, 3rd, and 4th floors without getting the only elevator for the building reserved. They message in their portal constantly in a very unprofessional manner. Our door to the bathroom doesn’t close because the doorframe is actually cracking off the wall. There are major cracks to the foundation in the bathroom and our bedroom coming from the window. No windows in our apartment are sealed, you can totally feel/hear air coming in through the bottom of a closed and locked window. Good luck trying to find out the leasing management company. As a resident for over a year, I cannot find any info on who we’re being managed by at this point in time.
I have had a not so good experience living here and I do not recommend this apartment complex. I have been here for about a year now, and almost done with my lease..thank god! Our elevator has been broken for almost a month and a half straight and been broken on and off for the remaining year. The management company says they are working on it, but not much progress has been made and barely any updates. Climbing up 4 huge flights of stairs every time my dog needs to go out to the bathroom is a HUGE inconvenience to say the least. Not only that but VERY hard on my bad knee. NOT WHAT WE PAID FOR... Also, there is dog poop all over the complex and the dog bags are not stocked regularly. The equipment in the gym is usually broken and has been for the last 5 months. The area behind complex is pretty sketchy and trash is dumped in the open area, and the complex doesn't feel the need to clean it because it's not considered their property. I could go on and on...let's hope they can turn it around. It's a shame.
My experience here as been absolutely miserable. First of all, the parking is a nightmare. I often come home around 9pm and there are literally zero spots open, and I LIVE HERE. The open areas for dogs are completely covered in poop because no one picks up after their dogs and no one holds them accountable for doing so, plus the poop bag stands are consistently empty. The pool is closed more than half the summer because people trash the entire area and management waits weeks to get it fixed. There are water leaks in the gym that literally drip on you while you're working out. The stairways and hallways are disgusting. And to top it off, the people who work at the front desk are vile and rude and blatantly apathetic about everything, including picking up the phone and responding to emails. They have 'inspections' in our apartments all the time and don't let us know until the day of, which is the penultimate of unprofessional. Do not move here.
Concord is a very chill complex. You will see mostly young professionals and small families. They have monthly events and, weekly exercise classes. The gym is very well equipped, as well as other common areas. Maintenance is very quick with their service, as well as their managers who provide great service! Very close from downtown and other convenient stores. However, there is no internet access in the common areas aside from one computer in the office for the whole complex. I think is something they could improve only. Aside from that 4/5 stars :)
Simply the best place in Austin to live! These are brand new built in 2016, extremely beautiful built with a cozy interior. Highly recommend this place. Staff are wonderful and super helpful. They have community events and are only 10-15 minutes from downtown Austin. Can't beat that. :)

I absolutely love living at Concord. These apartments were not just thrown up quickly which makes all the difference in the world. The insulation is great, amenities are very nice and everything is brand new.
