1. I still have questions about the entrance/exit gate getting fixed. This is supposed to be a gated community. 2. When are the parking lines going to be painted? There are folks here hogging up 2 spaces because we can't see the lines!!!!!
I love living here; I don’t know of another place with the same characteristics. It’s beautiful, the common areas are spotless, and the girls in the office provide excellent service and address your concerns with a great attitude.

Live here if you want to be wasting your money and have your vehicles broken into. Management does not help resolve any issues, happy just to parade around as if they actually work to makes this place better. They could care less about any issues tenants have - as if by fixing problems they lose money. Property looks worse and worse as time passes, all while prices go up. Complete false advertisement- not a luxury or gated community.

Living at Cortland Gateway Park has been a wonderful experience! The community is incredibly welcoming, and the staff goes above and beyond to ensure residents feel at home. The amenities are top-notch, providing a perfect blend of comfort and convenience. The beautifully maintained grounds create a serene environment, making the apartments modern and spacious. I’ve particularly enjoyed the sense of community and the regular events that unite neighbors. It’s a joy to call Cortland Gateway Park home, and I highly recommend it to anyone looking for a great place to live!
Best staff I have worked with in an apartment, genuinely a nice place to live. Some technical issues here and there, but every place has its quirks. All that being said, I do believe this is the best company to rent from in the Denver (and surrounding areas).
I’ve thoroughly enjoyed my time as a renter in this community. The management is incredibly mindful of the needs of the residents and always takes feedback seriously. The efforts to create a positive living environment are evident, and it’s clear they genuinely care about the well-being of the community. Highly recommend this place for anyone looking for a thoughtful and responsive community!

Cortland Gateway Park is a very friendly and beautiful community. However, the maintenance and condition of my apartment was unsatisfactory. Sink literally caved in within the first 2 months. Wall sockets were left unattached to wall, leaving exposed wiring, which is extremely concerning since a toddler resides with us. Dish washer and washer had to be serviced the first half of month living there and dryer had to be replaced, with yet another used dryer that does not even dry properly. But the views and the lake are very beautiful.
Excellent community to live in, its tranquility, its spaces. But above all, the very good attention of your team, both your manager, your collaborators and your maintenance staff. Congratulations

Overall it meets our needs, but having been in property maintenance and management, there is a lot to be desired. It’s a shame to see the US flag at the front gate in tatters and should have been replaced months ago. The team are friendly and seem eager to help, but perhaps the maintenance portals fails them.

This is a beautiful place to live BUT the hidden costs that come with the rent are EXPENSIVE. Be prepared to pay for rent and their utilities, too!!!!!!!

Courtland Gateway Park has a wonderful, peaceful, and beautiful environment. The Staff are professional and friendly. Maintenance does a great job fixing whatever needs to be done within hours whenever I place an order and the grounds are kept clean. I love walking around the lake observing and listening to my neighborly geese in their environment. My husband and I love living here!

Very loud community, unsupervised children throwing bottles, rocks, and jumping off of broken electrical boxes. Dumpsters are not respected by community, trash thrown on the ground and throughout complex until cleaned up by crew. Pool, workout facility, and leasing of kept nice and welcoming.

Nice apartments. No sense of urgency to fix pool. No security in parking lot although it’s a gated community. My truck catalytic converter was sawed off overnight.

If I could, I would give it less than 1 star. I moved into the apartment and had multiple issues, 1. the washing machine leaked and did not drain 2. the dryer was not connected 3. dishwasher did not work in general 4. windows were broken and filthy 5. sink stoppers did not work at all; after brushing your teeth or washing your hands you had to open the drain manually or else the way was stagnant in the sink 6. doors were beyond crooked, just like this complex 7. floors had gouges and scratches everywhere. 8. they left a bunch of belongings in the apartment They never even bothered to walk through the apartment before new tenants moved in. I was told we were "high priority" since we were new move-ins. All I got was excuses day in and day out about why they did not want to come and fix the problems with the apartment. It took them 3 weeks after I moved in for them to come and start to fix the apartment, and that was after going to the leasing office every other day to complain. Maintenance never fixes anything; you're lucky if they fix it the first time. Maintenance will mark things off as resolved without ever stepping foot in your apartment. They will not feel like fixing it, so they will mark it as complete in the hope you won't complain about the issue again. The geese are an absolute nightmare as well, they do their business on the walkways, and it is left there, whenever you are walking into or out of your apartment, it is like a minefield. There are geese droppings every 3 inches; it is constantly left there for days.

Hi George, Thank you so much for your feedback. We regret to hear that you have not had a great experience with the team. The comfort of our residents is a priority to my team. While we try and get service requests completed quickly, we have run into some unforeseen circumstances. We had some turnover on the service team and received a brand-new team and given the circumstances, we have been slower on getting requests completed. Now that the new team is onboarded, we will be conducting a maintenance blitz where my team will be going building by building to get all requests completed. Our overall goal is to and get as many requests completed in one day plus anything else you have not submitted a request for. Once the maintenance blitz is completed, we are confident that our maintenance schedule will get back to the normal 24 -48-hour completion rate. The community is surrounded by the beautiful lake where the geese call home, but the walkway around that lake is not a part of our community which we maintain. In the meantime, we are actively looking into creative measures to aid us in our everlasting fight with goose droppings within the community. The wildlife aspect is always difficult to deal with. Since I have moved into Cortland Gateway Park I have felt nothing but welcomed and loved! The sense of community is amazing and I love the long walks around the lake with my dog and girlfriend. The amenities are top notch and I absolutely love both gyms and the pool! The management is always nice and helpful and treating me like I am the only one who lives in the neighborhood. 10/10 I am so happy I moved here!

It has been a pleasure living here, and I enjoy all the humidities. Quiet, clean, and work orders. And taking care of. There are a lot of apartment activities, food trucks, paint and sip, etc. Let me say that I moved here because I wanted it to live somewhere quiet. it is fixed and quiet and that is something that they made sure of. I’m pretty sure that I’m leaving something out, so move in and find out! ??

Keep in mind this place will tack on about $300 extra on what ever your base rent is (which is already absurd. The grounds are neglected and good luck getting someone to answer the phone. They also cycle through people in the office frequently so expect communication issues. If you work near here thats up to you.
My experience has been anything from a good experience, my truck has been broken into, shot and security is non existent here. The gates are constantly broken, my mailbox was broken into. People are always playing loud music late at night in their cars that rattle the apartment. There is no insulation between apartment floors
Cortland Apartment is a good place to live that is why I am living for years there.
Love the apartment and feeling of privacy. Have not had good responses to service requests including issues from the start with my walkthrough. Dont have the feeling that they care once the lease is signed.
I moved here because I fell in love with the Gabriella floorplan. The floorplan is really nice however after living in a few different places in Colorado I cannot say the price is worth the community. There are certain things I was okay paying for provided they actually were actually true. My neighbors are way too loud with their music and I really expected a quiet community. I see quite a bit of trash all over the community too and as I mentioned all of the goose poo. I cannot really fault you all for the activity of the geese. It's just gross to look at and difficult to walk my dog without stepping in it when it's all over the community. Plus I see dog poo everywhere. Also the paint is peeling on the wall outside near my apartment. It's so ugly to look at. The amount of money collected monthly on this property should allow for paint that is not peeling and for trash not to be everywhere. I've been living here for just over a month and there are a few things that happened pretty much right when I moved in that left me feeling very unsafe. I moved for a more safe, quiet and secure environment. I'm just disappointed overall and feeling very duped.
Trash areas everywhere are always a gross disaster. People drive way too fast. I rarely see patrol.

The worst experience ever, living in a place this expensive and the apartments and surroundings are simply rubbish. Just to give you an idea I lived in the place for 15 months and found 4 mice in my apartment. The management of the place has no understanding of Customer Service and residential standards. The first time they tour us the complex and the apartment, they do it thru the front of the complex near the leasing offices were the airways are painted and clean, We asked to see the apartment we chose and they said no due to safety, False!!!, because what they will deliver to you is not even close of what they showed you. they will not allow you to see the actual apartment you chose until you sign the lease, then it is too late. simply a deception. Day number 1, our actual apartment was dirty, smelly, and the surroundings including the airway were dirty with papers, spiderwebs, cigarette buds, etc.. The apartment layout was not even close to the one we saw.
Would never recommend anyone I know to this complex. Management has no idea what they are doing in the billing and leasing department. They have cycled through three different “managers” in the 12 months that I have lived here. I signed a 12 month lease and paid my rent on time every month. When it came to resign I was done with all of their mistakes and gave proper 60 day notice as it says in the lease. I checked my resident portal today after moving out to find out that I was charged a $2656 Early Termination Fee on my account. I DID NOT TERMINATE EARLY. I have reviewed this multiple times in the last year with management and they keep promising to fix my account and they will not. This place is a disgusting joke that will try and manipulate you and charge you for anything. Please live anywhere else if you value your sanity.

Really tired of dealing with this, so I’m posting here hopefully to get attention from management in order to have my issues resolved. I moved in almost a year ago. On the date of my move in I was placed in a unit fully carpeted which I requested a unit with only carpet in the bedroom and was told I would receive. Before moving anything into that unit I spoke to management and they had me moved into a different unit that day because they recognized their mistake. They explained it wouldn’t be an up charge and that they would help pay my utilities for a few days because I had to get my already paid for services transferred to my new unit. I thought to myself how nice and accommodating they were in the moment even though they didn’t have the proper amount of key copies for me and even though the unit they moved me into was still being turned over from a previous tenant so it was dirty and smelled like paint. The issues began here. Apparently they never fixed any of my leasing information in their database. Well they “fixed it” by putting completely different information in. They keep telling me I am in a 15 month lease when I have my original copies of my lease that say I am only signing for 12 months. They quoted me how much my rent would be each month, but have been sneaking in some $7.50 “billing fee” which is not included in my leasing information whatsoever. After six months of always paying on time they tried to back bill me for the utilities they promised to cover. They tried to charge me almost $200 for only those three days it took to get my services transferred to the unit. I went in and spoke to management then about my lease discrepancies and they promised it would be fixed and they recognized their leasing mistakes on my account and told me they’d fix it. Three months go by and it’s still not changed!!!!! Now I am trying to put in proper 2 month notice to let them know I will not be renewing, and they have front desk calling to tell me I will receive a large fine for wanting to vacate because my lease is 15 months. MY LEASE IS NOT FIFTEEN MONTHS. I HAVE ORIGINAL COPIES. I AM NOT VACATING MY APARTMENT. I AM TRYING TO ABIDE TO THE LEASE AND GIVE PROPER NOTICE THAT I AM NOT WANTING TO RENEW. I am so tired of dealing with this.

I have been more than pleased with Cortland Partners and Cortland Gateway Park (which was Lakecrest at Gateway Park when I moved in in August, 2018). Taylorann, Julia, Keith, and everyone else in the front office have been terrific from day one. I had something quite terrible happen to me March 1st which honestly left me thinking I was not going to be able to pay my rent, and not only was everyone in the front office more than willing to work with me but they were understanding and sympathetic and really let me know, in their caring, they were on my side. I really needed that right then. I first moved into an unrenovated apartment, with which I was moderately pleased, but a couple of months later I moved into a brand spanking newly renovated apartment, and the difference blew me away: granite counters, new carpet, 2018 appliances, new fixtures. And my particular apartment has a *spectacular* view of the length of the lake. And the lake!! The lake is the centerpiece of the outdoor appeal of Cortland Gateway Park and is, for a lifelong birdwatcher like me, a paradise. I have never in my 50 years encountered an array of bird species all in one place!! The landscaping is well-groomed. The pool is great, the hot tub is a great daily indulgence, and the Fitness Center is GREAT!! And the $150 a month the Fitness Center saves me on a gym membership, I consider that savings on my rent!! The Fitness Center truly is that nice. The equipment is nice, varied, and clean, and there is a fine selection of dumbbells, barbells, and machines. There's also a punching bag, which, on days when I'm particularly stressed, I really appreciate. Cortland Gateway Park puts much work into making here a true community, with lots of monthly events and get togethers and classes. There's also a wonderful seating area with grills and benches and picnic tables (actually, there are a couple of those). And the kids love the playground, and there's a great Dog Park, nice and roomy where our canine friends have lots of room to work off a lot of pent-up restlessness. And, speaking of dogs, Cortland Gateway Park's pet-friendly policy is a HUGE plus. Finding places which are pet-friendly is a lot harder than you might think. All in all, if it sounds from this review that I am happy with living here, then you are reading my review correctly. I couldn't be happier.

There are at least 3 cars whose windows have been smashed in the parking lot. They took a month to get my apt ready for move in and decided not to credit me when I asked for a credit - even though I had to pay rent at TWO places since they couldn't get the bathroom lights working and refused to have a cleaning person clean the apartment before I moved in. I am leaving after one month. It was awful. Get a room at someone's house and share before you get locked into a lease here.

I was really satisfied with both of my service calls.
The apartment and community as a whole are fine. But when compared to past apartments and other communities and other units Ive had, its just not worth it. The units are small, and in the 1bed specifically, the kitchen is super small and laid out very poorly as far as cabinets. The closet space is also small and poorly laid out. My specific unit faces north and gets no natural light at any point of the day. The community has a number of amenities but they are always crowded or just not that great, so Im paying for things Ill never use. Finally, the most obnoxious thing Ive dealt with was the new installation of speed bumps. To go from the gate to the unit Im in, I cross 7 bumps each way. 14 speed bumps a day minimum. That is insane for a cars suspension. Overall, management is fine, neighbors are fine, and the price is competitive with the area. Even the parking isnt that bad, plenty of room each night for my wife and I to park. I need to get out before the lack of sunlight depresses me any further, and before I have to replace my cars struts.
