I recently moved into Cortland Highcroft and I couldn't be happier. The leasing process was smooth, and the staff was very helpful. My unit has a stunning view of the pond and gazebo and the newly renovated interiors feature high-end finishes and modern appliances. The team has been fantastic and welcomed me with open arms. They host fun resident events like weekly yoga classes, food truck nights, and they just threw an awesome pool party with a DJ and a snow cone truck! The complex is also in an amazing, convenient location, close to many stores, restaurants, and offices. Plus, the apartments are in the district for Highcroft Elementary and Mills Park Middle School, two of the top schools in the state! I love calling this place home and would recommend Cortland Highcroft to anyone looking for a place in the Triangle.

Poor communication by the management, missing amenities, and unresolved loud ringing noise from AC led to health issues and early lease termination. Avoid this complex. There are plenty more options in the neighborhood.

In regards to your HVAC system, it was brand new when you moved into the home. When we learned that you were experiencing issues with it, we had our service team out to inspect the HVAC system, however nothing was found to be malfunctioning and noises were not detectable. Regardless, as the issue persisted on your end, we then had the vendor that installed the HVAC system out to conduct further inspections twice and this time with a decibel reader. The readings from that were all within normal range and nothing unusual was found with the system. We understand that we did not reach the desired outcome you had in mind, but assure you that our residents’ comfort is our priority, and our team will do whatever it can to make sure you are happy with where you live. I have lived here since April of 2023 and have had several maintenance issues over just the past 6 months. The maintenance team was apparently so overwhelmed at one point that it took them over a month to even look at my service requests. Maintenance requests have also been moved to a "done" status even when no maintenance has been done (I have a security camera inside my apartment to verify that). If workers do come in to work on a request, they leave it half done with wires exposed without any update on the request or notification of when they will be coming back to finish. This place is not worth the price and I would recommend looking elsewhere if you want a competent maintenance team.

This is the worst place I’ve ever live in. They advertise all the amenities but NONE are available. No working playground for your kids, the tennis court is not even available. The pool was supposed to be open 3 months ago, it’s not and will probably stay closed for the rest of the year. My garage door motor has been out for the last 3 weeks and 2 different techs have told us that it’s an old model from the 1990’s and they still haven’t fixed it. They told it to manually open the garage. The service requests are often ignored and not fixed promptly. We had to clean the entire apartment when we moved in. The apartment smelled like cigarettes smoke and when we spoke to the management they smiled saying that not everyone followed the rules. Great job for a so called smoke free facility. The air filter was disgustingly filthy like it hadn’t been changed in over a year. If you like paying a premium price for no amenities and to be ignored by management this place is for you. If not please go elsewhere. If I had known I would’ve gone somewhere else. Worst place in a 100mile radius! If I could give it 0 start I would have. Seriously don’t rent here!

I find Cortland Highcroft to be the worst complex I have lived in across two continents and three states. The entire property management team is indifferent to its residents once the lease has been signed. Rents increase regularly all the while the amenities are minimal, under construction or otherwise unavailable. You are often ignored whether you call or message. Service requests are cleared without service provided. Or the maintenance team arrives and breaks as much as the fix. Mailbox doors are broken and miss-installed. This place has seen better days, but I have no hope that Cortland Highcroft will ever be an improvement.

One of the worst maintenance team . I live in west cary and they are irresponsible team. Think ten times before moving here
Noise: I live on the 2nd floor so I can hear those above me walk around occasionally but nothing that's obnoxiously loud, standard apartment living. I don't hear my next-door neighbors at all. I can sometimes hear kids playing outside but only if my place is dead silent. Lighting: No living room or bedroom overhead lighting. Solved with some lamps. Amenities: The gym is nice, not the largest, not too crowded either. There's a small fitness room as well as a free weights room next door. This is going to be renovated soon so this may be outdated. Community: There is always people, families, kids playing or walking around the neighborhood. People are very friendly to say hi or open the door. Very safe here.

I would not recommend this place. Rent is high end of competition but staff/maintenance at low end. Apartment was out of heat for 20 days and management did not update me or provide me with heaters. For some issues tickets were closed without fixing. There are things in my apartment lying around which are supposed to be taken out by maintenance staff. Very disappointed.
I do not recommend living at Cortland Highcroft, since they have taken over the property, they don't care about anything. They are constantly fixing the outside looks of the property but are neglecting the residents and maintenance.
Good place to live. They are informing beforehand about raising the prices, but the neighborhood still look the same. Management needs to listen to tenants. I have an horrible entrance on my door due to sand bags that were never removed. Management never accomplished the schedule to remove the bags. Has been three months now. Very hard to communicate with office.

Brook Arbor Apartments is a joke! The apartment complex does not keep the premises clean as they should, especially the entry way of apartment building and stairs. It is overtaken by roaches, spiders, and centipedes. In addition this complex was one of very few in a 30 mile radius that had water included in your rent, but now decides to change that and make you pay for your water as an additional utility that you take on. One of the reasons I chose Brook Arbor was because I knew water was going to be a less expense that I would have to worry about. I keep my apartment clean on a regular but still have to worry about seeing golf size roaches in my bathroom, kitchen and living area. Something is always broken and its gotten to the point that this it is annoying. Office staff rarely every return your phone calls or emails. You have to constantly stay on top of them just to receive any type of communication.We pay TOO MUCH at this apartment complex to be enduring these inconveniences. I do NOT recommend Brook Arbor apartments and will be relocating as soon as possible.

Constant turnover in the office, garbarg was broken forever, office staff tell you one thing and then do not follow through. "new" apartments have fake wood flooring, no storage. You get what you pay for. Stay away.
I moved into Brook Arbor as my first apartment out of college and the experience has been completely miserable. The first month was free so that was one benefit but the second month they tried to charge me more than what I signed the lease for. Then instead of accepting the error they made, they tried to make me sign a new lease with a higher monthly payment. Then I had a roach infestation than they neglected to solve claiming that pest control comes every Friday. I went through reporting this issue for 3-4 consecutive weeks before calling an exterminator personally for this problem. I am currently in the process of trying to get the issue fixed but it’s just been not a welcoming and inviting experience.
There's no counter space in the kitchen, the water pressure sucks, maintenance is slow or completely ignores and management does the bare minimum. If you're looking for cheap rent in Cary, there are nicer communities.
Apartments are soacious but dated. You’re likely to have many service requests. Be ready to have all your requests ignored and unanswerd. Worst management!! They love to argue back but do not want to get basic things fixed. Our front door lock is not working ever since we moved in and nothing is being done about it. Things as basic as this. Many other such issues.
It's a good apartment complex, but it's too expensive for what you get. My biggest complaints are; Not enough parking spaces to park at your own home. You will need a cart or wagon to bring in the groceries from the car because if you get home after 6-7pm you won't be able to park in front of or close to your building. The water pressure is terrible and there's no spray hose on the kitchen sink, but hey, at least there is a garbage disposal, right? There aren't any overhead lights or ceiling fans. I can do without the ceiling fans but no overhead lights is the most ridiculous thing I've ever seen...if I could see, which I can't, because it's too dark to see anything.
After reading the previous five star reviews it's MORE than obvious to me that these reviews were written by the corporation that owns Brook Arbor to make themselves look like a five star place. There's NO WAY this is a five star place. It's a SLUM. __________________________ I can't say anything nice other than this; The general... I can't say anything nice other than this; The general manager is a professional and a gentleman. That's it. Note: Review is based on interviewing numerous current and former tenants: The cons: . Molds problems. . Upgraded apartments aren't upgraded, they only have different cheap garbage in them. . Apartments are constantly falling apart. . 6 maintenance men have been accounted for, most of the time they are seen standing around talking. . Health code violations ignored. . No safety enforcement. . We moved into an UPGRADED apartment and EVERYTHING was falling apart from the beginning. The day we moved in, there were doorknobs falling off doors, the dishwasher fell out of the slot as soon as I opened it, and ALL of the knobs on the cabinets were sitting in a pile on the countertop not at all attached. EVERYTHING I touched that had been painted was still wet. There was dust EVERYWHERE from sanding that was done on all of the walls and ceilings prior to our moving in. None of it was vacuumed. We had to move everything in, vacuum while lifting and shuffling things about, and repeat. All of this was DAY ONE. . The pool. Ah, the pool. The pool was shutdown this past summer due to contamination. Lovely. . The pond. While it's pretty, it's situated next to a sidewalk with no separation and a steep hill. Any young child (like the many unattended ones in the complex) could fall right into the pond and drown. . The geese. Sure, they are pretty, but they leave feces EVERYWHERE. Another disgusting health concern and disgrace. . Slow to cash rent checks, fast to charge late fees. Need I say more? That's a scam if ever I heard one. . NO HANDICAP ACCESS. Their only recommendation for handicapped are to take a bottom floor apartment. . MAJOR child safety concerns, children are always playing in the streets. Very young children unattended. No enforcement of safety.
Being my first home in US, it's a beautiful community. The 1BHK appartment is specious enough with dining area. Rent includes washer/dryer/water and garbage expenses which is quite economic. Gym and pool are excellent. Children paly area needs some work done though. I am having pleaent stay till date.
Wonderful apartment, allows large dogs, has a catch and release pond.
Amazing 24/7 fitness center, on-site trainer, helpful staff and maintenance crew, nice pool and lounging area, beautifully maintained property, great schools and convenient location to area shopping and dining.
I truly loved this place. They do not have one available for me on first floor in May which is time frame I need. I hope this changes prior to this date.
