The cortland community is great. l love being a tenant there because the rooms are large and remodeled and the community is friendly .
The staff working on site are kind and helpful. The third party leasing office was a nightmare. I missed my move in date because it was impossible for me to get ahold of the staff after agreeing to sign the lease. They were attentive to getting me set up for a tour, but beyond that it was very frustrating to have to continue moving things around due to no communication from their end and not sending proper documents.
The office management exhibits poor performance, although the maintenance team excels in their duties. The community members are kind and the environment as a whole is great.
We love living at Cortland Olde Raleigh! The staff is very responsive to enforce adherence to community policies and the service team is stellar often responding to work orders in 2-hours. The exterior and interior of the apts were newly renovated and there are many windows bringing lots of cheery sunlight into our home. Don’t hesitate to over here!
I really love living here. It's' a quiet, free smoking community and I appreciate it a lot . I feel safe the office team is super nice and usually solves all my concerns.

Great experience since I’ve been here and appreciate the renovated unit. Have been very happy with the maintenance team and timely service they’ve provided anytime I’ve put in a request. Overall, I’ve been happy and enjoy the grounds and the location!
The upgrades to the buildings, the apartments and facilities have been top notch. Very pleased with the finishings, colors and decor being used. We have enjoyed the carefree lifestyle provided here.
For not being very cheap rent, the services and amenities are cheap. The pool is the best looking part of the whole complex, but it has never opened. You'd imagine for what you pay you get nice reliable features, no bugs, good service (more communication when water dumps through you're ceiling and compensation for all the work you did to clean it).
I have lived here since May of 2022 (I am writing this in July of 2023) and have had no access to the amenities that they advertise. This includes no pool, gym (only open during office hours so it is not a 24/7 gym) dog spa, fire pit or clubhouse. The dog park is half finished and has a broken gate. I usually would not be a big stickler for amenities, but it is frustrating when you pay a rent for promises that are not actually fulfilled. As far as the apartment, our lights are not connected to the switches (they said there is nothing they could do to fix it) our hot water lasts about 5 minutes max, our microwave took over 2 months to get fixed, our toilets are on a lopsided slope and we have ants. It is also frustrating to hear constant construction even on early mornings and weekends. I was so excited to live here but am ending our lease disappointed.

The apartment complex has been doing construction on the pool for over a year. They started in February 2022 and haven’t finished it by May of 2023. The website implied there would be a pool and a gym and neither are available for use. I could not possible be more disappointed in living here
This place is a huge mess of lies, mischaracterizations, distortions and incompetence. I lived here for two years. The management is dishonest, the apartments are infested with roaches, the plumbing regularly breaks (as in, your apartment will be flooded) the trash compactor never works, the gym and pool are never available for use... The list goes on and on. And even though I've stopped by to give them my new address in person, and the manager acknowledged that a deposit refund is owed, I have yet to receive it. Not surprised. This place is a complete joke.

Where do I begin- this place is the absolute WORSE place I have ever lived in. 1. Our move in date was pushed back due to renovations not being complete 2. Our dishwasher did not work, shelves were missing, broken light switches, broken drawers, missing cabinet, terrible paint job, no hot water for more than 10 minutes (still an issue), and the list goes on 3. Master shower was broken for a month and a half and the response from the office was "You have two showers, so use the other shower". NOT WHEN I AM PAYING FOR A 2B 2BR. Had to go to corporate to cut our rent in half 3 MONTHS LATER since the on site workers were not helpful. 4. Flooding TWICE inside our master bedroom and our yard, our vinyl flooring is coming up. 5. Water pouring from guest bathroom ceiling (2nd day of living here) 6. Leakage from broken shower that was NOT fixed PROPERLY the first time, which caused BLACK MOLD in master shower, master closet, guest bathroom, and guest closet RUINING personal items. 7. Flooding in the backyard. We were told that we would have turf in our backyard, but it is just gravel. NOT worth having a backyard. Backyard was supposed to be complete first week of move in, and was completed 4-5 months after. 8. Clear that an exterminator did not come before move in. 9. Bugs everywhere 10. No amenities have been open since move-in (November 2021). 11. Broken air conditioning (going on a month now, still not fixed). Had to have a window unit in place which has increased our electric bill and they will not reimburse us. 12. Change in management, and records of our issues were not where to be found. This is just what I could think of off the top of my head..... if you listen to one review let it be this one because this place is an absolutely nightmare.

DO NOT LIVE HERE. This complex and company as a whole cares nothing about the lives in their community. Allowing residents to move in before everything is completed in the apartment and not taking MOLD seriously is a disgrace

Do not rent here. Cortland seems to be making it their mission to drive out residents. Every amenity has been closed for renovations that are never completed. They cannot seem to get the trash compactor working and sometimes refused to provide alternate trash disposal options. Everyone I know that lives here hates this leasing company. This place is not worth the trouble.

If you want to move to a place where you will likely move in to a new apartment and it won't be completed for 2 whole weeks while you live there and are expected to pay full rent, this is the place for you.
The staff at Olde Raleigh answers all questions, inquires & repair requests in a timely & professional manner. Excellent customer service.
We love living in this community. It meets our current needs very well. Its convenient to everything, safe, kept up to date with all the latest conveniences and well maintained. The staff is super responsive and helpful.

Lovely complex with nice units and an excellent location. Management is a bit of a mess and is juggling too many projects right now, though.
Buildings are old, all built at different times and at different specifications. 3rd ownership change since we have lived here. Each ownership was unaware of the true quality of the property and bailed due to costs.
Self service apartment complex. Want it fixed? Do it yourself. Need to find maint? Look for a golf cart parked offsite taking a 2 hr break. Make your own decisions since no one responds to emails or picks up phone. Drive by trash drop off. Raccoons included. Compactor always broken.
We were drawn to these apartments because of the hardwood floors & large windows. We quickly found that these were the only great aspects of this apartment. Our front door did not close all the way at the top so we had constant roaches entering the apartment, the water heater was dripping all of the time, there were several domestic disputes in our building (one ending up in gunshots), there were spiders and roaches in the outdoor hallways- the list goes on. The apartments were recently painted & the crew were jumping onto balconies and ended up smashing our patio lights. They left the broken glass on the floor. When we wanted to talk to the office about anything, we were always told that it would take a few days to get back to us- and that was if the front office answered our calls at all. We wanted to rent one of the amenities & were told that they would get back to us. After not hearing back for a week, we would call again & again, but no one every helped, so we gave up. Stay away from these apartments- there are much better out there for the price.
Since Cortland has taken over I actually feel like I am getting my rents worth. They are working on the appearance of the buildings, the landscaping and updating the apartments. I am excited to see how nice the community looks once they are done.
New to Cortland company - but they seem to be aggressively moving to fix some major building needs (ie exterior wood repair and painting) and I appreciate that kind of attention!

I would recommend this community to any one looking for a quiet place to live. The location is very convenient to a shopping center, dining, and hospital. I would not recommend it to a single guest or college student trying to support a one bedroom apartment alone.
I think the location is good. The area is safe. I had trouble with maintenance issues during my time, so I have to be upfront and honest with people. I also had many different office staff over the past few years, so that was hard to stay up-to-date with who was working there.

Despite all the problems, I still find the advantage of location and charming factor to outweigh anything else.
Maintenance is still almost never done in a timely manner - the only way I can get something done is by also talking to office staff. Otherwise, maintenance staff is friendly. However, sometimes things need to be done multiple times due to incorrect maintenance in the first place.
I like the staff a lot, the buildings are old, the maintenance is slow and the only amenities I care about are in horrible shape, except for the dogwoods. The landscapers cut down everything and it looks awful. The sprinklers don't work and my smoke detector has been going off for three weeks now.

The community staff is great. Very professional and friendly. The location of the apartment is perfect. The grounds are clean and its obvious the team is dedicated to the community.
Maintenance staff was dispatched the same day to clean up the trash that had been spilling out of the recycle bins and accumulating near our building. We trust this need will be monitored on a regular basis to keep the area clean.

I like this place but there are a few things that I feel this complex is missing, so if someone were to ask if I recommend living here, just depends on what they like to have accessible around them. I feel this complex charges to much when there’s no playground or dog park or trash valet..
I would recommend, we were fine. We moved in during home construction so it was a short term situation from the beginning.
I just came home to find our parking lot has been scraped and dug up, trucks spraying chemicals and hot asphalt being put down. No notice to tenants to give us an opportunity to move our vehicles to safety. The crew doing the work laughed about and obviously don't care whether damage is done or not. What an example of horrible property management. they do this as they pass out rent increases.
I had an issue two hours before i was to leave town for the weekend. The maintenance crew came and fixed the issue and did not interfere with my plans but allowed me to go away knowing my home was safe and secure.
Rent tend to go up by a small percentage every year prior renewal. Service requests take days to be completed.
