Everything is great jusf that the clubhouse closes around 6pm and is not open on Sunday. For an average 9-5 job people need refreshment after this time so making clubhouse available till 9pm and on Sunday instead of Monday would make a lot sense

All my experience at Cortland Park 83 are very good.
I was taking a shower around 5:30-5:40 and it sounded like someone was fighting and yelling. He is so loud I can hear him over my shower and music. I called for a courtesy office because I was scared. Last time I called the police they did nothing. I am attaching a video of his yelling and screaming obscenities.

The staff went above and beyond to ensure that my transition was as smooth as possible, answering all my questions and addressing my concerns with genuine care. The community itself is beautifully maintained, with lush landscaping and well-kept amenities that make it feel like a true oasis. My apartment is spacious, modern, and filled with natural light – it truly feels like home. What has impressed me the most is the top-tier maintenance team. I had a minor issue with my heating system, and I submitted a service request. To my surprise, they arrived within hours and had everything fixed in no time! Their professionalism and efficiency are truly commendable. Cortland Park 83 is not just a place to live; it’s a community where residents are valued and taken care of. This company is very professional. Customer service is always kind and ready to help you out with any problems you may. They fix problems in a timely manner and are overall a very good company.
The rent is way too high for this complex and for the service they provide
My wife and I have been long-time residents of Park 83. We spent quite a while searching the greater Atlanta area (yes, as a whole) for a great place to live. We are actually people who prefer renting, for various reasons - so a comfortable place with a nice ambiance and great team at the office were of utmost importance to us. Park 83 is reasonable for rates in the scheme of things, although their higher prices are offset by the nice community atmosphere. One thing that is of note, and future residents should take into consideration, is that they are very diligent about maintenance here. That is worth its weight in gold. All in all, if you are looking for a nice place to live, then we would recommend you put this at the top of your list.
There’s dog poo/waste on the stairs and this brings it is right to my doorstep cus people step on it and it ends right on my door mat! Sad and pathetic!
Cortland Park 83 was a major improvement from our last apartment. I was convinced I could never love living in an apartment but this place changed my mind. It’s a beautiful landscape littered with beautiful views, amazing relaxing pools and the sweetest pets ever. We’ve fallen in love with all of our neighbors dogs and absolutely LOVE how welcomed they are. The management ALWAYS answers the phone and if it’s after hours always contacts you in the morning for a resolution. They keep the community litter free and are just all around kind people. Cortland park 83 is one of those count your blessings places to live. We’ve even made friends with the local DEER who live here. If you’re able to rent here just know you’ll feel like you live in a resort. We are so proud to call Cortland Park 83 home and bring our friends and family here to visit.

The grills are a fire hazard at the pool and need to be replaced ASAP!

This is a quiet, peaceful and safe environment. It really is a nice place to live in. Great communication between residents and the management. We are kept updated. The extra fun ?? activities, treats etc happen and we enjoy.
Cortland Park 83 has genuinely been a lifesaver for me and my partner! It’s the first place we have truly loved and felt completely at home. Maintenance is quick and always does a great job to take care of us. Management is amazing at communicating reminders of rules and also sets up some fun events in the community. All the people here are so welcoming and friendly, and we’ve had a great experience here and would love to be here another lease term!

Cortland Park 83 is a wonderful place to live. The management does a great job communicating with residents and the complex is beautiful and it feels very safe. I have a large one bedroom apartment and it has a sunroom and a dining room and a balcony and a walk-in laundry room, walk-in closets and plenty of storage and a large pantry as well. For the value I can’t complain and I’m happy here. My unit feels a little bit more homey than just an apartment. I also like that I have plenty of places to walk around within the complex. The clubhouse is pretty the two pools are nice. The gym is nice.

Cortland Park is truly a great place to feel safe and secure. I have moved in and in just two months I feel at home. Between the views out my window and amenities at our clubhouse, some days I have little to no reason to even jump in the car. Cortland has made it very easy to ask questions and be directed to the results you are looking for. The apartment for me is spacious and allows for me to create my own style and comfort. The best days are sitting in the attached sunroom off of my liviing room where I can grab a book and just unwind. I truly recommend more people taking a look at what Cortland has to offer.

My partner and I have been STRESSING our brains to no end looking for a new accommodating living space that not only was convenient but affordable AND nice too. We stumbled upon this complex and it definitely is a vibe! Really nice and welcoming property. The agent helping actually made the experience better. Josh was like super knowledgeable and respectful. Atlanta and it's leasing agents be so extra rude for no reason..Josh was like really warm and refreshing. He was patient with me 'cause I was all over the place lol but he definitely made me feel comfortable and that this would be a great choice.

I have lived at Cortland Park 83 for going on 4 years now! There are been many great team members I've met over the years, but none like the staff there now. All of my concerns are addressed quickly and each time I stop by I am greeted by name! It feels great to be more than a face or number! I look forward to many more years here at Cortland Park 83!

Overall, Cortland Park 83 seems welcoming and like a nice place to live. Unfortunately, I have been dealing with pests in my apartment since I have moved in, and I am only just finishing my third month of living here. I am really disappointed because I had believed this would be a nice place to stay for at least a couple of years.

A great place to call "home". The entire staff always greet you with a smile and are very helpful to my needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is lovely. I love the convenience of having a gym on-site. I live alone here and could not feel safer anywhere else....a beautiful neighborhood with parks and trails.

It's a nice place, quite and well kept. I like the events planned for the residents. Service calls are responded quickly and the renovated units (like mine) are very nice!

So far, Cortland Park 83 has a welcoming leasing staff. I enjoy the various amenities, and while I am not able to have a pet currently, it is nice to see so many with other residents and know that I may be able to have one in the future. Unfortunately, I have been dealing with a roach problem since about a week after I moved in (I am almost two months into living here now). I have submitted two service requests regarding the issue, and while I have been given a response each time, the most recent one completely disregarded my concerns and did not address the actual request made. Generally, I am hopeful that with added pressure the situation will get better, but I am already apartment searching for when my lease is up a year from now in the event that it does not.

I have had a very positive experience living at Cortland Park 83. The apartment has everything I need and the amenities are great: off-leash dog park, gym, car wash station, pool. Grounds are kept clean. Office staff are helpful and friendly.

Good location, nice neighborhood. a nice place . But the service is very poor. The office is not client oriented. Trying to communicate with them takes a lot of time.

I have enjoyed living at Cortland Park 83. The apartments are nice and well kept. I can't wait to enjoy the pool once the weather warms up. I love walking on the trail around the pond. Alison was great with getting me and my roommate ready for move in back in September. I have not had any majors issues since moving in and hope to stay!
I recommend Park 83, an excellent living place with safe and well-maintained landscaping.

Courtland Park 83 is a beautiful commercial and they take pride in making sure the residents feel like they have escaped to a resort. I've lived here 3 years and I really enjoy coming home.

I moved into my new apartment at Cortland Park 83 in November of 2022 and I absolutely LOVE IT! I love that the community is located near everything I need from parks to restaurants and shopping. The neighborhood is always clean and the staff is always helpful. Every single time I've entered the leasing office I'm immediately acknowledged and warmly greeted. Anytime I have an issue that needs to be addressed (and thus far I've had very few) it is always easily and effortlessly resolved. I love that during the current renovations tenants were taken into consideration and specific services like Planet Fitness gym memberships were offered to readily accommodate us. There are always community events for tenants and I love the daily digest emails that keep me abreast of what's going on in our community. I have been blessed with great neighbors too! Everyone pretty much keeps to themselves and are respectful of one another - unfortunately this isn't as common as it used to be in today's society - so again I'm definitely blessed. The community is pet friendly so there are lots of people with pets in the community but strangely enough I never hear any excessive barking at all. Since my move-in leasing representatives and management are always reaching out to check-in to see how my time in the community has been and if there is anything I need. I literally haven't done anything to prompt this so its great to see that there are people in business who actually understand the value of customer service. The community's entire team from maintenance, to leasing to management have been nothing but professional and beyond kind to me since I've been here. I have lived in the Roswell/Alpharetta area for more than 20 years and this is by far the best community I've lived in hands down! By the time I applied for an apartment at Park 83 I was literally starting over from scratch. I could not have picked a better place to write a new chapter for myself. I am beyond happy with my new home and am so grateful for it. To any Park 83 staff or management reading this THANK YOU SO VERY MUCH for being your professional, compassionate, wonderful selves! I truly appreciate all of you for who you are and what you do to keep our community going from day to day. I am more than certain that it is not an easy task but you definitely make it look easy. A great community with amazing 24/7 and normal circumstances maintenance support. A very peaceful community barring aside some "needs some upgrade" staircase and breezeways.

I am so excited to finally get moved into my new place. I have been a resident for a few years and had the opportunity to transfer to one of the newly renovated apartments. I am not disappointed. Moving from out of state to Park 83 was a seemless transition thanks to the staff. Mallorie directed my leasing process, as well as gave me a tour when was in town visiting one weekend She has been a pleasure to work with in this process as she has shown a genuine willingness to help and accommodate the best she can. The community is very welcoming and the complex is conveniently located nearby many attractions and notable stores.
