Upgrades are poorly done. Windows are cheap and insulation. Is poor. Your energy bills are high because of the poor insulation and you can hear everything outside and above. Trash is now left on everyone’s front door steps. Repairs will never be completed even when promised many times. Remodel is cheap and construction debris are everywhere. Over priced for what you get.

My husband and I came to Cortland Sabino Canyon site unseen from 2000 miles across the country and could not be more pleased with our decision! Nearly daily we sigh with relief at how safe, clean, and great our apartment community is. The location of the community is excellent, we love the view of the mountain and the close proximity to hiking trails, while still being near enough to some restaurants. Our apartment was in excellent shape, and we have no heard noises from neighbors at all! We love having in-unit clothes washer and dryer, and the large windows the apartment features, perfect for viewing the lovely Sabino Canyon scenery. All staff members have been incredibly helpful, kind, and all service requests have been fulfilled promptly and to our satisfaction. I would highly recommend this community for anyone looking for a great place to call home in AZ! We could not be happier with our luck in choosing a place to live out here sight unseen! Additionally, Cortland Sabino Canyon was the most prompt at responding to our application, we heard back very quickly and they made the process very easy for us!

Great experience living here. Out of hustle and bustle of downtown traffic. Quiet surroundings and just a short distance from needed stores and restaurants. I whole heartedly recommend this place.

Do not live in downstairs unit unless you're willing to put up with a lot of noise from upstairs tennant (toilet, hearing every footstep, etc.). I feel the upgrades being done are not worth the additional rental price--they were unnecessary. I had a better experience with the owners prior to Cortland purchasing. However, the location and view are great. The management team is great. Once all the upgrades are completed, the exterior noise will be minimal. The living room is spacious. The pool is small. Pool furniture has been upgraded. The gym looks to be pretty nice (once opened).

Our two plus years here have been wonderful. Amy and the staff here have always been prompt, friendly, and honest with us. Management and Service Personnel are excellent. Construction crews are messy, noisy, and make navigating the parking difficult. Amenities are non-existent. The over-all look is not appealing. Water has been shut off numerous times, sometimes without any advance notice. Downstairs tenants hear every footstep and water drainage from tenant above them. Since replacing the carpeting with vinyl flooring, foot traffic noise is much worse.

Stepped on a tarantula in my apartment the other night and have had quite a few crickets in the apt lately. Our living room light and fan have not worked in over a month. Said the service request was completed but it still does not work

The office stuff are very friendly and fast response to anything you need... Very affordable place to live, one of the best areas to live in tucson, Dont ask for everything NEW if you can’t afford to live in a new construction complex. People sometimes gets crazy thinking they deserve everything in life. If you want to live in an expensive luxury apartment go for it if you can afford it. Otherwise be grateful for what you have and the office/maintenance always tried their best to make all people happy. I’ll always recommend living here, I never had any problem. I’m very happy living here.
The office staff is pleasant and personable, but they need to get out of the office and look at the condition of the property. The maintenance guys are pleasant, too. Sometimes maintenance requests take a couple of tries to get done correctly, but the band-aids they apply usually work. Just don't ask for anything new. The single-pane windows should have been replaced 10 or 20 years ago, as they have gaps that let the heat in and your air conditioning out. You can hear what your neighbors are doing. Worse, you can smell what they are doing. Smells come up through the bathrooms. The popcorn ceilings that also should have been replaced have never been cleaned. Never. They're gross. The AC/heating ducts have never been cleaned. If you have allergies, prepare to be miserable. You'll be breathing in everything the previous decades of tenants dirt, pets, and everything else. The bathroom and kitchen drains have never been cleaned, so they drain nice and slow. If you clean them yourself, you'll be pulling out hair that isn't yours for months. When a neighbor slams a door, the building shakes. The air conditioner is as old as the building, so it's loud and inefficient. The parking spots are tiny and awkward. The landscapers make sure the entrances and office area are clean and nice, but ignore the sidewalks by the buildings where people live. Rent keeps going up, but it's a 30+ year old place in need of renovation. Much more than just a new coat of paint on the outside of the buildings. The only "luxury" is if you're lucky enough to get an apartment with a view of the mountains.
