I moved to Cortland South Kendall in 2023 and moved out in 2024 and the experience was at times. Once I moved in, then I quickly realized a few problems with this place and how unwelcoming the leasing agents became. There is very little if not any signal to your phone anywhere inside the. The "Fire Alarm Ennunciator" outside of my apartment door which was basically the fire alarm box for the building beeped every 3 seconds without mercy, usually following a thunderstorm. After calling the service technicians multiple times and personally showing up to the leasing office (the leasing office agent (Stephanie? I believe) rudely informed me the office was closed), I was told that this issue had "already been reported" and that the "alarm center will be coming to fix it", particularly as it is an issue external from Cortland South Kendall and can only be resolved by the alarm company. This beeping continued THE ENTIRE NIGHT and the entire FOLLOWING DAY AND NIGHT that can be heard as clear as day from my apartment and through headphones. There was no urgency to fix this issue and the leasing office agent informed me that they would most likely come to fix it on the following Monday (several days later). This was an ongoing issue several times throughout the year and always required several days for it to be somehow deactivated and was a sound that could be heard through the walls and in the bedroom. Keep in mind, I begged the leasing office several times to resolve it, including the manager who told me it was not possible to shut off as it was a fire safety alert. I ultimately reached out to the company that manages the alert and they were of no help either. The most CONCERNING issue I had was when I called the emergency 24/7 line which they have FALSELY ADVERTISED SEVERAL TIMES because this routes to a call center in the Philippines and the operator routes messages to the leasing office, who was closed on a Sunday and therefore no maintenance request was dispatched to fix it as the emergency line operator is in another country. Therefore, if it was TRULY an emergency unlike my situation and it unfortunately occurred on a Sunday, it would require calling an emergency service to come at MY OWN COST. For prospective families and tenants coming to tour this apartment complex or sign a new lease, I highly urge you to reconsider because the management team has been extremely unhelpful in resolving any issues.

All except this is gonna be the 3rd month can’t pay the reset online because my app it’s down and the day there’s a ticket they gonna fix it but it’s been 3 months and nothing, so I have to play with money orders I spend more money in that and is gas because of that

My husband and I toured this apartment with a young lady named Jessica. Jessica was extremely professional, friendly, and made us feel so comfortable! The only reason we didn’t end up renting from here was because my husbands commute would be a little long but honestly Jessica’s customer service, the tour and the complex made us almost reconsider. Amazing staff and place!

It is a wonderful location, the social areas, the apartments, and everything about the infrastructure. But unfortunately there is a lack of better management coordinating the rules and policies of the community and enforcing them.
Really awesome location with convenient grocery shopping and restaurants. Staff is welcoming and responsive. Maintenance is always helpful and timely.

I love living in Cortland, they have great amenities. The pool area is really nice and relaxing, there is a grill and pool table where you can hang out with your friends and family. They’re gym is also great!

I’ve lived here for 3 years and the manager Stephanie has been wonderful. She’s handled any concerns that I’ve brought her way and always in a calm manner. Maintenance has also been great always responding to any service requests promptly, keeping the apartment in good working condition.
