Property Ratings at Cortland Westminster
Pros: great appliances and apartment layouts. Only one shared wall is nice, especially in a pet friendly place like this. Lots of great amenities. Office staff is friendly and usually pretty good with communication. Cons: Had to wait a full month for our sink to be fixed and had zero communication about what was going on or when it would be fixed (additional maintenance people hired after). Hot tub and pool area were out of service when we moved year a year ago for renovations and we only had one week out of 3 months where it was working. This year, it’s been out since before December and unlikely to be fixed until after Memorial Day (biggest reason we moved in here was because we were told these would be open year round but have been out of service for 5 of the 10 months we’ve been here this time around). There is another pool and grill area but unfortunately no hot tub on that side. Floors are super thin, didn’t think we’d have to worry about that on the top floor but our cats bother our downstairs neighbors quite a lot just being cats so being below heavy walkers or dogs might be pretty noisy.

My partner and I looked for an apartment for a while and we found cortland through here. They were the first place to respond and actually help us get started on the touring and application process. Kelley FaceTimed me for a virtual tour because I live far. It’s difficult finding a place when you aren’t in the area to actually look, so that was super helpful! Going through the application process now and we are excited to move here! They have been the best at replying to any questions we’ve had!

Honestly I wrote a long, honest review a month ago and took it down because I felt bad. But things are only getting worse here, and we only just moved in at the end of March this year. Maintenance hangs out in nearby apartments where one of them lives and seemingly do nothing all day because no one ever communicates with us. We follow up incessantly, at the very least 3-5 times on emergency and routine requests. Most recently we needed our A/C checked for the fifth time and we were promised by management that the technician, Maurice, would come by. It’s been two or more days now with no word from the team even though they all passed us outside, very unprofessional, and said nothing to us about the service request that was assigned to one of them already at that time. I appreciate Lexi trying to remedy things, but I was on hold for 45 minutes while the office called Terminx during my working hours even though we put several requests in, that often just get marked as complete when nothing is done. Unfortunately we still have a very long time left on our lease, and even a negative review won’t change how things are. They make it sound like they’ll work to improve it but we were given many “we are short-staffed” or “maintenance’s phone isn’t working,” or “we just have bad service on the property”. I get it, you’re short staffed, but why is no one communicating with us when my bills are so high and can NEVER get through a service request without having to chase the office down for help? Why am I paying $30 (!!) for valet trash if they just leave it at our front door on a Thursday night like they did this week when they’re supposed to pick it up all week except Friday/Saturday? ?? Even my dog hates it here lol

The staff goes above and beyond. Lexi is always so helpful. She's kind, reliable, knowledgeable, and professional. She's been my life savor more times than I can count. I also can't say enough about Everett. He's not only been an amazing maintenance man who was able to expedite the fixing my A/C and get my microwave replaced in record time, he has also helped me clean the snow off of my car, among other things. All of my neighbors are really nice. It's a great place to call home.

We moved in almost a year ago and will definitely be staying. Our apartment is spacious and beautiful!!! The office has always been friendly and they will often have activities or events. Our original paperwork was done with Kelly and she really helped us from start to finish. We were drawn to the property because of the flexible pet policy and haven't looked back. Only complaint is that parking is full sometimes but we ended up getting carports. Definitely worth visiting this place if you're apartment shopping.

I enjoy my apartment and the layout very much, but let's go over all the shortcomings of the leasing office: 1. On move in, they could not accept anything except a money order because their computer system was down and I couldn't log into my account. But I couldn't get my keys without paying my deposit. 2. On move in day, my fridge AND my microwave were broken (took 3 days to fix) 3. There is dog chew marks and stains on the carpet/door frames that weren't taken care of before move-in (and they still haven't been addressed 2 months later) 4. They changed my locks on my without my request 5. They lost a package for me 6. You can only get packages delivered to their office and I get Blue Apron. They don't log their packages in a timely manner before closing and therefore 2 deliveries haven't been able to be used 7. I requested a garage 2.5 weeks ago. They are still "looking into it". Even though I like the look of the apartment and its amenities, this place IS NOT worth the hassle from the leasing office. There are plenty of nice apartment homes in the area. I HIGHLY recommend you go elsewhere.

The staff is very knowledgeable and super friendly! We loved the tour so much we decided to live here. During move-in we had some problems with the dryer. The staff went above and beyond to help improve and fix the situation! We couldn’t have picked a better place to call home.
It's nice living here, but the price of the rent and the poor parking keep it from being rated higher.
My first impression of the sitting area in the reception lobby was ok. The coffee table was damaged and some chairs had stains. But, as I toured the property, the property was clean and in a great location. The apartment layout was great and while inside, seemed quiet.
I liked the complex, the apartment and the amenities. The leasing agent did a great job! I did not lease here because I found an apartment with similar amenities that had a better view of the mountains.
I am the maintenance supervisor here and I love living and working here and we continue to focus on getting everything right for the community and residents to have a great experience like mine while living here
We don't want anyone walking in on us, we had gotten out of the shower and didn't hear the maintence guy and he had opened the door and almost saw us. So we would like to be home and answer the door for our maintence requests. They did nothing wrong it's just our preference for our privacy. Thank you
The entire EAT team made a terrible situation much more bearable and absolutely did everything that they could to get my heat/hot water working as quickly as they could and were very pleasant to work with. I am very impressed with the entire staff here.
We really love living here but we have been having some issues with the landscaping (the grass outside building 9 wasn't watered all summer so anytime it rains or snows now, it's all mud. Because of this some of the neighbors have decided picking up the dog poop doesn't matter in the mud. We also live right by the trash and the doors are almost always left open, which causes trash to blow everywhere.
Very easy to be in I-25. Excellent maintenance, kind staffs. But the company will raise rent after a year. That's the only reason I do not want to refer.
I have recommended it, actually. The amenities are great, great staff in the office (and friendly maintenance people! I pass by them in the community a lot and they almost always at least say hi.) The park across the street is also wonderful for walking in the evening.
If they continue to properly address maintenance requests as they did this time, I would definitely recommend to others. Though, it should not take 3+ maintenance requests to get my shower fixed.
I would recommend this community to friends and family because everyone is very nice here. It is clean and quit. I totally enjoy living here.
You can tell the facility is old, by the cracks throughout the sidewalks and the lack of cleanliness in the hallways leading to the apts.

i would recommend this apartment based on location. Rent will always be high in colorado so theres nothing you can do about that.
The valet trash people are far too loud. I would complain about the cleaniless of the hallways/stairs, but that appears to be getting better.
Good size apartments. Cute interior. Price is decent for the area. I definitely have my complaints but I think it just comes with the territory of renting an apartment.
I would recommend because the community is very nice, the apartments are up to date, office staff is very friendly and tries to help out the best way they can. The only two reasons I wouldn't recommend is that sometimes maintenance can take a bit even when calling the emergency line. Second, rent is a little pricy compare to some other apartments around the same size.
It is a true pleasure to have lived at estates at Tanglewood from the beginning to the end. No stone unturned for their superior customer service. They start as a team and absolutely nothing is found wrong that cannot be resolved. Truly grateful for the hidden treasure of apartment living here. Awesome work from management especially. Christine is a delightful caring and humble PM.
Overall it is not horrible. Things happen anywhere and my biggest complaint would be the office staff. I have not worked with or brought this to Managements attention which is my fault but I would hope in knowing how their upfront staff treats residents they would make adjustments. It is a great area and convenient for my family so I would recommend this place but warn anyone about staff attitude, serious lack of available free parking and the cheaply completed renovations.
Upon entering, we were greeted and was given the information asked but I felt like our meeting was very short and quick, plus we weren't even given a tour and haven't heard back about receiving a tour so our chances of wanting to further look into this apartment is very slim. Felt like the rep could've been more helpful compared to others we've seen. The information she gave us what just what we were asking, nothing more.
DO NOT LIVE HERE! There is a reason why they have so many units avalible here! I was told something by one of their employees and come to find out she gave me the wrong information that ended up costing me money, and the only thing they did was apologize and would not live up to their employees word. I would highly recommend finding somewhere else to live where they have a better and more honest staff!
The apartments amenities are nice and well kept except for the phase two pool. The grass areas are well kept as well. There seems to be a problem with getting service requests fixed correctly the first time even though they respond quickly.
I found the condition of the pavement in the area to be quite poor in some areas and access to some of the garages very difficult at best. My perceived lack of maintenance eroded my confidence in issues being dealt with as I would hope them to be.
I love the layout of my apartment as well as how much natural light I get and the great view!

I would because it's a well-located apartment with good amenities and helpful staff. The apartments are modern and spacious and are priced well, too!
On the plus side, the rent is cheap for the area. Noise insulation between apartments is relatively decent. But with the decent price, comes a cost. There's constantly cop cars in or near the complex, which makes sense because in the summer people like to smash windows to the cars that are parked on the street. Parking is also a major pain. If you get home after 6PM, good luck finding a spot that isn't on the street. There is an option for a carport and a garage, but that will cost up to $100/mo on top of your monthly rent and trash removal fee. The carports are really only good for having a saved spot, they don't really do much to keep the snow off your car in the winter. During winter snow removal can be a bit of a joke, we've slipped on the ice and got hurt on a couple occasions. There's a lot of nasty tenants (when the people below us moved out, there were animal feces ALL over their apartment, and they had to air the apartment out for a couple of weeks, which meant we had to keep our windows shut to avoid having the smell linger in). Their lack of cleanliness has led to a raccoon problem, and no one picks up the trash the raccoons leave in the stairwells. UPS and FED-EX will deliver packages to your door occasionally, but most of the time you have to drive to the leasing office to pick up your packages, which is nice not having to worry about it being stolen, but a pain having to walk or drive to the other end of the complex just to pick up a package. When you move out, they'll respond with "We'll let you know how much you owe". Regardless of how clean you've lived and cleaned up the apartment, they will charge you for AT LEAST $75 for carpet cleaning, and $90 for standard cleaning regardless of the condition. This is the ONLY apartment I've ever lived in that has had to charge me for anything. They will nickle and dime you for everything. I lived there for a year, and by the end of the lease, we couldn't wait to move out. If you can afford to live in a nicer area, and pay a little bit more, it's worth it.
Overall things are great. I would like the maintenance people to watch their volume at times. I understand their jobs and mentality but something's could bother other residents. Also there has been a towel hanging in a tree since I moved in. Simply looking up at any point during a property walk would identify it.
This is a great place to live because of the staff, the area and the location. In the past few months, since the property was purchased or is under new management, things have improved a ton. It's actually not looking run down like it was prior to.
I would recommend this apartment because it is pretty well kept, nice safe neighborhood, responsive management for the most part and the rental price is reasonable for the accommodations.
The management at this place is a bunch of crooks. They are a greedy evil corporation that does not care about their tenants. So they charge a late fee of $35 if you don't have renters insurance. The thing is we DO have renters insurance. We've talked to four different incompetent idiots at this place stating they will take the charge off and it still isn't done. They keep putting it off so we have to pay it and don't return phone calls. THESE PEOPLE ARE CRIMINALS. The apartments are kept in horrible condition and the grounds look like garbage. I urge everyone to stay away from this complex. It's the worst decision I've ever made to live here. It's absolutely awful and I dread coming home every day because I hate it so much.
I've been here for barely 3 months and have had nothing but issues with this place and the staff ever since. The leasing staff is rude anytime you go in the office and they never follow up with you. Maintenance can be very hit & miss, just depends on the day. The parking is a joke, if you get home after 6pm you will have a hard time finding a spot. I highly recommend you find a different property.
Its a great apartment, quiet, and the whole complex is taken care of well! My wife and I love living here. The maintenance team works hard to make sure everything stays nice. They have a great pool, good food just a few blocks away, and a central location to anywhere in the metro Denver area.
Tanglewood Estates is the 5th apartment community I've lived in and are by and far the best to date. I truly don't think I'll move unless I find a house. The office staff are very friendly even when they know you are a resident. The prices when I moved in were extremely competitive although I'm not sure about current rates. And best yet, I live on the bottom floor and have never heard the neighbors around me! There's a high school and a middle school within throwing distance but the neighborhood remains pretty quiet. There are several parks and trails within the area too which makes it nice for afternoon walks. There are literally dozens of restaurants within a few mile radius so you could have something new everyday. Parking isn't the worst but it's definitely not the best, so I got a garage.
