Transparently, this was my first apartment. The amenities are nice (the designated dumpster away from homes, the pool, the gym), and I really enjoy my neighbors. However, 3 months in is when it all started to go down hill. Management here has a tendency to be rude and snarky. For example, some of my packages were accidentally getting sent to the leasing office. When I would call to check, they would cut me off saying that they don’t accept packages when other staff members have called me to come pick up wrongly delievered packages. They rushed to have us pay for new key cards because they were finally “fixing the gate” just for the gate to still remain unfixed. I have had a lease here for 15 months and the gate has not worked the entire duration of me staying here. However, the last few months pushed me over the edge to where I had to write a review. Since the beginning of October there has been construction going on in all of our apartments. They are replacing the pipes for the entire complex. As somebody who works from home, this is extremely inconvenient to have active drilling, hammering at all times throughout the day and often they fail to give 24 hour notice. Which means as a woman, if I come back from the gym early in the morning to take a shower I am more than a liable to have a group of men trying to enter my home. This is no animosity towards the workers; they’re only doing their job. But to actively displace us, not pro rate our rent (mind you we had to take everything out of our bathrooms and from under each sink in the apartment, the wash rooms so the house is constantly cluttered now, while more energy is being used (they need all the lights on when my roommate and I prefer to use to the natural lighting) it’s truly been a nightmare. We had open holes in our walls for like two weeks. They are actively sanding the walls after failing to give 24 hour notice again as I type this. Many of us has complained to no prevail. We understand that maintenance has to happen but at least compensate inconveniencing your tenants. By the time they most likely will finish construction it will be around Thanksgiving. I would not recommend staying here for anyone. They lure you in because they are fairly priced but for the headaches that it cost and to not even have updated appliances it just isn’t worth it.

These people only see you as a number on their profits list, nothing more. We've had multiple leaks in the ceilings and floors, tons of bugs, our living room window smashed in by their construction crews and not fixed for months, etc. AND after all that they increased our rent by 20% after the first lease term, essentially forcing us out. And when questioned about it all they say is "we don't have a choice". They're scum who only care about your money. Do not live here.

After one full leasing term here, we have had multiple leaks in our ceiling, water come in through the floorboards, plenty of bugs, and a large concrete slab sent through our living room window by one of their construction crews in the middle of winter, which the complex took over a month to fix. Now, at the end of our first term, they are increasing our monthly rent by $300, in the middle of Covid-19. These people are despicable and they do not care about you. Do not live here.

Hi Holden, thank you for your honest feedback. The repairs in replacing the chimney to your home did present a list of repairs in addition to the water intrusion. NALS has assisted many residents in need during the pandemic offering deferrals, not charging late fees, working with agencies to help residents obtain funds toward their rental payments. This time has been horrific for many individuals and last year, our company proactively reduced rates 10% not knowing the impact the shut down would have on the economy or our residents. The housing market flourished and in turn, home prices surged as did the rental market. NALS and the Gardens of East Cobb Team work hard to remedy the challenges of owning an older garden style community as large as the Gardens of East Cobb. It is our goal to be able to provide a community our residents are happy to call their home. I am sorry our team and our contractors fell short. The gate worked one day during my hold lease. Found out that I had been living without a CO detector for the majority of my time. During my move out, their maintain team used and broke my personal vacuum.

All the bathrooms do not have fans in them so over time you will see that all they did was paint over the previous tenants black mold that grew and did not clean it properly before doing so. On top of that of course more grows and if you call them to handle it they just paint over it with no true cleaning.

Moving from Nashville Tennessee I came to do a walk through and sign a lease. few weeks later part 1 of my move I arrive at the same apartment and guess what? Dead roaches scattered about and a few alive ones in the furnace area. I tried to make a bed on the living room floor still because I was driving back in the morning and as I laid down there they were running across the living room floor. Needless to say I slept in my car that night. After countless phone calls and heated exchanges they finally switched me to another apartment because I was not moving in there with roaches and still while I was living in my current place in that year there were still roach scares and I just had them to just keep coming every Tuesday to spray. At move out You WILL NOT get your deposit back because they will charge you for everything. When I moved I was told I could pay my remaining 7 days of rent through the portal and this was false unless I payed a full month so I sent an email to the address on the community website asking how I pay my remaining balance because my notice stretched into the next month and of course no reply I called Monday to follow up and then was told that the message would be delivered. 20 minutes later I get a phone call from another young lady asking about my remaining balance so no the message wasn't delivered. At the end of the day my move out cost me $207, $7 more than my deposit so of course they covered that nicely. This is the most unprofessional community that I have ever lived in. Save yourself the headache.

Please understand that we do have to charge for cleaning, and damages in resident's homes. The only reason a resident may not receive their deposit back, is if there are damages in their apartment, or its left in an unclean condition. We, as every apartment community, have to pass those charges along to the resident in accordance with the terms of the lease agreement. As far as the rent, we provided a letter to you, per your acknowledgment of notice to vacate, describing how to pay your last month’s rent. We received no emails from the portal or to any of the staff members from you about the last month's rent. We did however, waive your late fee as a courtesy to you. There was a thorough inspection done by Stacie and Lawrenceville Pest Control prior to your move in, and the memo states there were no live roaches in your apartment found by either person inspecting. There is also an email from you, stating you did not see any on the day of your move in either. A couple of weeks later, you requested a transfer to another apartment, and although we don’t normally do that, we did make the exception for you and had you moved by the following day. We realize you are upset about the move out charges, but feel that we did our best in providing the best possible service and solved the issues as fast as possible. I have lived in this complex for 2 years and during the course of that time have had more problems than any place I have ever lived. The leasing office is unhelpful, and have failed to address numerous concerns of ours as well as complete the simple task of providing us with paperwork on time. A tree hit our unit during a storm and maintenance was so understaffed that they never made it to us. We had to call the parent company to get any attention to the issue, and this was unfortunately after the ceiling collapsed. An enormous amount of water got into our apartment before we saw anyone at all. The gate is always broken, so if you care about security look for residence elsewhere. One of our cars got broken into because anyone can come in whenever they want. Of course, we told the front office and was met with nothing but insincere concern, after which we were told to handle it ourselves. As of today, the gate has been broken at least 30 times. The call box is so old that you will often find yourself driving down to let your guests in yourself, as when the gate is closed it seems like a 50/50 chance on whether anyone will be able to get in through the visitors entrance. During our first year, the HVAC system broke 6 times before we finally got them to replace it. Even then, the only reason they did was because a contractor was here for an inspection and noticed that our unit was extremely old. For some reason, after 6 visits, no one else thought to replace it. Collectively we went several weeks without A/C in the heat of Georgia's summer, again demonstrating the staff's lack of care when it comes to resident problems. If for some reason you do end up choosing to live in this place (which again, I do not recommend at all), make sure you ask them for a copy of all documents or if you are able to, print your own. You will NOT be able to find copies of these online or in your email a week after you move, and the way they deliver new paperwork to you is to drop it at your door and hope you get it, without any sort of warning or any followup whatsoever. Should you fail to adhere to the documents that you may or may not receive, you will be charged absurdly high fees for any and every single thing. Forget the security deposit, you should budget at least an extra $1000 just to leave because they will do everything they can to find a way to siphon some extra money out of you before you go. I'd say take your chances literally anywhere else.

This complex is terrible. Office staff will ignore you in person or not answer the phone unless you’re a prospective renter. Beware when you apply for an apartment-the amenities shown online for that apartment may not match up to what’s actually in the apartment (this is awful to find once once you’re already applied and cannot get your money back). Can’t pick up packages for your spouse without written consent. Cockroach problem, which will never be fixed. You can call the main office (maybe they will answer, and just maybe you will actually be added to the pest control list for that week) to have a pest control person spray your apartment but it doesn’t help since the apartments around you won’t get sprayed unless they also call to get on the list. Renters beware.

My husband and I visited this complex and thought it was one of the nicer complexes in our price range. We were able to view their only model apartment (a 2b2b), although that wasn't the style of apartment we were interested in. After discussing with the front desk staff, we found out that there was a 1 bedroom apartment with the exact amenities we wanted (as well as on the floor we wanted). Although the staff was a bit rude to us, we went ahead and applied for the apartment. After paying the nonrefundable application fees and getting approved for the apartment, we find out that the apartment doesn't have any of the amenities that we discussed. The amenities were listed on their website, but apparently the website "doesn't always match up with what [we] have in the system." Because we had already paid the application fees, we were forced to move into an apartment we didn't want, or else lose all of our money. After moving in, the staff did not record the damages already present in the apartment during our walkthrough...I am expecting them to try to charge us for damages when we move out. We have also been getting a lot of cockroaches in the apartment - when we call the main office they have a variety of excuses (the cockroaches' food is outside so they will die soon, sorry our office is closed, oh yes you are already on the list for the exterminator), but its been a month and the exterminator has not come. Recently we just found out that husbands/wives cannot pick up packages for their spouse - this is another unnecessary inconvenience that other apartment complexes don't do. In short, we have only been in this apartment for 3 months, and there have been so many problems. The only reason I am not giving 1 star is because the apartment itself isn't in the WORST condition...I mean our stove top only half works, and the appliances are from the 70s...but maybe it could be worse?

I've lived here for 2 years now and the management has only gotten worse. There's always new staff members every couple months, none of which are helpful. I always have to resort to raising my voice in order for anything to get done, which is unnecessary and I hate doing. Both the manager (Jorge) and assistant manager (Tiffany) are the most unprofessional people I've never encountered. They have never returned a call to me in the time frame they've promised, nor gotten the job right the first time. They're rude to me in person and over the phone. It has taken them well over a year to fix a leak in my apartment. There's also always overflowing trash and recycling, which stinks up the place. Not to mention, the neighborhood has become extremely questionable. I've called the office and complained several times about shady, wandering people at the complex at night and security has never taken care of it. Although dogs are welcomed in the complex, people don't leash their dogs, nor pick up their dog's poop. It's disgusting! Plus, there's been a reoccurring flea problem in the area that I've lived in. Again, I've called to complain about this issue and to no surprise, the apartment management has not taken care of it. I am moving next month because of the horrible management, it's far too expensive for a dump of a place, and I just don't feel safe. Just the other day, we got emails about car break-in's...I most definitely don't recommend the complex to anyone.
My issue is the lack of communication between the residents and property staff. They will change the gate code to the amenities and not tell the residents. Most of the time you call, no one answers the phone and if they do, the only person who can help is the property manager who is not available. It took two weeks to do a walk thru inspection which takes ten minutes at the most. Padlocks are placed on the gym door during the time the gym is suppose to be open and when you inquire about it, nobody has an explanation.
I've been here at the Gardens for two years recently had a death in the family causing some family members to stay with me with a service dog. The Gardens is trying to charge $400 for a service dog that's one of my family members that is staying with me for the funeral . On top of that on 8/25/2016 The Gardens did a safety inspection of my apartment not removing and replacing the outdated Fire extinguishers. This complex is poorly ran outdated advice for other people don't move here !
its my second year here, my roof was leaking and they didn't fix it for 3 months. now my bathroom has fungus, ants all over. management is the worst you can ever find. they don't even listen to you! Please take extra caution before signing a contract. I'm looking forward to move out!
We're told these apartments are undergoing renovation, since they were built in the 1980s and they are so close to the new Braves stadium. They looked great during our walk-through, just a little older, which seemed OK for the cheaper price. However, the vinyl flooring bubbles in places, and the enamel in the showers flakes off. Our dishwasher doesn't work, but since it runs water through a cycle, it won't be fixed or replaced. The complex doesn't take responsibility for the safety of the common areas/parking lot, so if you have pets, be careful if your neighbors leave broken glass our like ours did. Take a look at a crime map before you move in, too, and make sure you're OK with the number of thefts, robberies, and burglaries in the complex and surrounding neighborhood. We'd move, but the language in the lease makes it difficult to leave without paying a lot of money. I definitely recommend any prospective renter read the lease VERY carefully.
I have lived in the gardens for about three months. The aprartment floor plans are open and spacious. The maitanece responds in a timely manner and are very friendly. There are many bugs around the area but there is no problem in getting your apartment sprayed. The only complaint I have is the management. They are slow to respond to issues such as noisy neighbors. I've contacted the management at least three times about a noise complaint and honestly I feel ignored by them. Other than that it is a great an safe place to live
It is a great place to live, nice size apartments and maintenance staff is accommodating.
Quiet. Great maintenance and Lessing agents. I've lived here for 2 years and I love it. Great location, close to pretty much everything, with easy access to 75 north and south. The only con is that they leave the security gates open during the day when most people are at work.
The townhouse we rent is well suited to our needs, but they really need to update kitchens and improve the security and trash situation
When I first moved into this roomie townhouse, it was really nice. However, I'm anticipating a move after only my first year. The apartment is a little outdated, I swear my water is brown. And to many bugs. I'm not a nasty person but to many outside bugs find their way through cracks, unlabeled foundations unfortunately and it drives me crazy!! Someone has tried to break into my car on 4th of July. I've had several water leaks and I'm only in my 9th month. I'm ready to move on. And they are raising the prices it not really worth it. Primary I loved the gate but it's always broken from someone driving through it. Always people walking through the night. I just don't feel comfortable. And last the security is a joke!
The apartment is huge for the price I pay. How ever there is always something breaking. Everything gets fixed right away but I wish this place wasn't so old and outdated. With that being said the people in the office are always nice but the turnover seems to be very high. Every time I go in there it's all new people working. Overall though this place is good for the money and the community has a very diverse community.
I lived here since 2011 and my time as a resident has been great! It is a large diverse community that is very quiet and peaceful. They have made minor upgrades to the units over the years. The office staff changes periodically,(not sure what that is about) but they are very friendly and helpful. The visitors gate gets broken often by guest. The trash compactor gets full sometimes and can overflow with tenants garbage. The landscaping is well kept and the maintenance staff has pretty prompt service. In the two units I have been in I have had pleasant neighbors. There are two pools one for laps, a tennis court, and gym with decent equipment. The rent has gone up every year. Very convenient to grocery store and relatively close to I-75 and 285. Near a high traffic highway during rush hour. school and colleges close to this community. Overall the Gardens have as been a great place to call home.
I loved the community.... The staff and the personal attention that my family received while living here. The staff was excellent and community was well kept. The grounds were clean and safe. I only moved because I bought a house. Will miss living here.
This apartment complex is perfect for my husband and I. We are close to retirement and did not want the hassle of maintenance, etc. It is the perfect size for us, a 2 story townhouse apartment with a garage. The staff is very accommodating and friendly. See no reason to want to leave this apartment community
I've lived here for several months and from move in to now has been a wonderful overall experience...
