Cottage row broke their end of the lease agreement right upon my move in day by failing to clean the home. The unit was appalling. Cob webs everywhere, dog food under my assigned bed. Trash left unattended causing any kind of bug you can think of to appear. We had to pay out of pocket and clean everything ourselves. Maintenance never properly fixed what was needed (even after calling them in more than three times for the same issues) and to top it all off my roomates and I were charged with unnecessary cleaning and damage fees that we had to call and email back and forth to get removed. All of this to say I do not blame the workers under this management, their hands were tied with most of this issues and could not do much, but always responded kindly. The managers themselves however I am extremely disappointed by in their lack of effort and care. Do NOT be fooled by the front houses that line the fences and entry way. They make sure to keep those units in top tier shape while the ones in the back and middle are neglected. The lease agreement is very misleading and I say again Cottage Row does not maintain their end of any of it. I could go on and on, but at the end of the day this establishment is not an ideal place to live in the slightest they screw you over on everything they possibly can.

They don’t care about their residents. If you’re planning on living here I highly urge you to reconsider and look elsewhere. Take it from someone who has lived here for 3 years and seen it all. This year they waited until school started to do heavily invasive work on all the houses. They woke everyone up for weeks and worked from 7am-6pm being a complete disturbance. They also don’t care about you at all and just want you to sign and then have to put up with it. They also don’t have the gym or pool or clubhouse or anything they advertise open even though they still advertise it. On their website they show raving 5 star reviews but find someone who has actually lived here and see what they say.
The apartments are decent the kids love living here BUT.. move out is a night mare you get a random bill they won’t communicate and then want to send you to collections while you are trying to figure out what the extra $300 is for when they aren’t refunding your deposit! Just out to see if they can rip Off the kids… so awful… very bad practice on their part

We do recommend that all of our residents take pictures upon move-in of the condition of the apartment. Additionally, all residents are provided with an inspection form to mark any pre-existing damages or concerns. After our residents move out we do provide them with a financial move out document. This is an itemized list for all of the outstanding charges on the account and pictures are included for any damage charges. We do require that all disputes of charges be handled over email. The houses are decent, but the amenities and the service surrounding said amenities are awful. The bus never runs correctly and after multiple time raising this concern, nothing has been done. I am consistently left on campus and there seems to be no intentions of improving the system.

I took a tour recently with Taylor and she was amazing! She was able to answer all of my questions and even give me info on other types of units as well in case I was interested. Since then, I have spoken to Garrett and Kassidy and they have been so nice and helpful everytime I have called the office!

They are out to make money and that is all. You can expect 500 dollar fee including 300 dollars for paint. They will charge you because they can and everything is made as cheap as possible to maximize revenue. DO YOURSELF A FAVOR AND GO SOMEWHERE ELSE.!
Wish I could give less than 1 star. This “business” makes all their money off of getting students trapped in a lease that they are dishonest about and omit crucial details when signing. Would never want anyone I know to have to go through what I have with them.
I called to get some information about their property and the staff was extremely helpful, definitely a place to consider living at
Number one worst place I've ever lived! Fist off, they're already one of the most expensive places in town to live, then on top of that they screw you on water/electric bills & trash fees. My roommates and I were not home 3 days a week, and we made sure to shut EVERYTHING off when we left and our bills were NEVER below $100/month (in addition to the rent). Then there was a day when I was taking the trash out, and it was leaking from the bag, so I set it outside for 30 minutes while I finished getting ready to leave, and they charged us $15 each (4 people in the house) for "leaving trash leave for too long". In addition to this. About two months in my roommates decided to let someone move into our livingroom (illegally). So I went to management, which cause major problems between my roommates and I. My roommates then started threatening to vandalize my car and tried breaking into my room. When I asked management to switch units to get away from the problem, they wanted to charge me $500, which I can't afford as a college student supporting myself, which no parental help. So they told me that I need to figure it out myself and that there was nothing they were willing to do unless I paid the $500 to switch units. This apartment complex does not care a single bit about its tenants well being or security. All they care about is seeing how much money they can make off of you and it's literally impossible to get out of your lease. DO NOT SIGN A LEASE HERE
Do NOT live here! This is my second year living with Aspen Heights. My first year started out okay, but the staff was very unorganized and very unhelpful. No one could ever answer your questions. When we needed maintenance taken care of on our unit it would take them weeks to get back to us. When we would call the office to remind them of our problem, they would get irritated with us. Then when they did get to us they did not really fix the problem. The problem would just occur again a few days later. At the start of the summer Aspen place a person in our empty room and did not even feel the need to contact my roommate or myself to tell us someone was moving in. The girl just showed up! She was not a good fit for my roommate and myself. My roommate and I are very clean people, and yet when I moved out of our first unit, Aspen charged me $400 in cleaning fees! The unit was cleaner when I moved out than when I moved in. They also charged my roommate and I trash removal fees. They took a picture of the trash and showed it to us, and it was all of that new girl's things! We explained that to Aspen and they said we had to pay it. When we got to our new unit, the house was completely dirty! There was dirt all over the floor, the white carpet was almost brown, there are spots in the carpet where there is not padding under it, the toilets were stained a brown yellow color, there were claw marks all over the furniture, and the list just goes on from there. We called the office and told them and they said that they would send the cleaning crew to our house, but they NEVER CAME! We had to clean it our self because we could not put off moving in since Aspen does not let you move in until two days before school starts. Our new unit was infested with bugs in the fall semester. We kept calling the office to inform them of the problem and they would just send someone down that would tell us there was not a problem. There was a huge rain storm and water started to rush into the house under the front and the back door. We called the office to tell them that the doors were not sealed properly and they just kept telling us there was not a problem. We can see daylight through our closed door! Now that it is winter, the doors not being sealed has created a new problem. The house will not heat up, and it feels like you are walking on ice when you are downstairs. Also the cable that you pay for does not work half of the time, and the internet is extremely slow.
I got hammered for move out charges too! And when you try and get them to respond or answer, let's just say neither customer or service is in their vocabulary. Lousy, apartment complex.
Be prepared to pay at least an extra month's rent on move-out. Aspen Heights will charge you for basic cleaning and maintenance work to get the apartment ready for the next renter. What a deal for them! And what a deceptive and unfair business practice. That's even after we asked the office if there was anything needed to be done in terms of cleaning floors and carpet. What a total lack of integrity.
Aspen Heights is an awesome place to live! I will recommend this apartment to anyone in the stillwater area.
Aspen Heights is not a terrible place to live, but like any hurried construction job, there are issues with the house I live in. There are some cracks in the wall in my unit and I have heard that they are common in Aspen. It is also a notoriously loud college housing area on the weekends, so stay away if you need quiet.Also they seem to enjoy charging out the wazoo for things they refuse to fix, but that seems to be common here in Stillwater.
