About an hour inland from Savannah, Statesboro is a charming small city steeped in history and culture. With Georgia Southern University occupying the south side, the college town atmosphere extends well beyond the campus with 20,000 enrolled students heavily influencing the city’s cultural landscape. The city’s Downtown district features countless examples or beautifully preserved architecture, with historic storefronts housing unique specialty shops and restaurants of every description, particularly clustered around the intersection of Main and Main (where North, South, East and West Main Streets come together).
The Statesboro Mall on the east side anchors the city’s larger retail district, with more shopping centers found along Fair Avenue near the Georgia Southern campus. Rental rates in Statesboro tend to be quite affordable, making life a little easier for folks on a budget.

My son was not able to head back to school, yet landlord refused to negotiate any kind of release from the lease payments. Never moved in. I speculate the unit has been rented again as well. Dishonest landlord, renters beware and don't expect anything if something happens with your life circumstances.

Although we know that plans change and things happen, we require anyone who is looking to get out of their lease to find an individual to take their place via Delegation or Mutual Termination. Without an individual to fulfill the contract, the original leaseholder remains financially responsible to the terms of the agreement. How can you have five stars? There’s not one favorable review on your entire website! Every single one I looked at was one star, which I presume is because you have to give at least one star to submit review. (About to find out) Our son our had lived here for three years, the gates are always broken, management says it’s rhe resident fault for running into them. There have been numerous home invasions, many residents have been robbed and while Management refuses by hiring security they can’t get gate working more than 10% of the time. More than not the gate is open coming in but closed on exit. We will not renew again renter beware do not rent at Aspen Heights. BTW MADE ME PUT A STAR TO RATE. SO REALLY THESE ARE ALL NO STARS OR ZEROS!
They only care about nickeling and diming you and charging you for everything they can. They seem to be setting you up to have to pay extra fees and fines. BEWARE if you rent from them you will be charged extra charges for every little thing that they can think of and they do not care at all about the fact that these are college kids trying to make it on minimal income.
Signed a lease in December 2017 for the next year. Had to leave school for new onset medical reasons in January 2018. Will not be able to return and Apsen refused to assist in any way. They only care about getting as much money as possible and not helping those with extenuating circumstances who can no return next year to GSU or afford to pay for apartment.
I was a loyal Aspen Heights resident, renewing my lease for the 3 years I lived off campus. At first my experience was wonderful, but as years passed, things truly went downhill. After numerous crime reports in the neighborhood, I no longer felt safe walking my dog at night. The houses were beautiful when I first moved in, as they were only a year old. However, these houses were not at all maintained and quickly turned to crap. Ex: our dishwasher required maintenance every week because it was so broken, yet they wouldn't replace it; they never came in to fix common areas when 4 of the 5 residents moved out because it wasn't a "complete move out". Therefore, carpet and walls had residue from 3 years prior residents that they refused to come in and clean after. The amount of dog poop in my yard was unbelievable. They use to have people come around to clean after the immature college students that can't take care of their own animal, but they stoped that service as well, so I could not comfortably walk my dog (that I clean up after) because of other dogs doing their business in my yard. Don't get excited about living in a gated community-- it is ALWAYS open or broken. Trash service use to be free, then they started charging.... Using Simple Bills is a disaster, over charges you, and requires a service fee every month. Truly a rip off. Aspen use to host many resident events, such as dinners at the clubhouse or handing out chicken biscuits at the gate. Yet in my last year of living there, this never happened. They only tried to recruit new residents instead of thank people that have lived there for 3 years and paid thousands of dollars to them. Staff is IMPOSSIBLE to work with. It is incredibly frustrating to call 3 different times and get 3 different answers from kids that have no customer service and have no idea what they're saying. College kids helping college kids does not work out. Luckily, I did not experience any problem with move out charges or else they would never hear the end of it from me. Overall, I would not recommend and wish I would have never renewed my lease after the first year.
This is the worse possible decision I made is to move my daughter into Aspen...she will NEVER live in an Aspen community again. The manager is rude and ignores all communications. They will mess up your billing and not correct it wanting you to pay for their mistakes. They charge obscene amount for cleaning and paint and then never paint or clean.
They managed to steal your money from your pocket. When I moved in, it looks good, my utility bill is low since they give me a cap $30 per room. If you don't renew the lease, then your utility bill will be around $200 starting from April to August. They made money from me. All the promise are just baits. So that I just moved out without any hesitate. The outside of every apartment looks very good. Even when I moved in, I feel inside is also good. HOWEVER, After several weeks, the smell of the bathroom is very stinky. After calling the service, I found out that plumb is leaking. My roommate told me that there was a leaking in the first floor last year. Under the good looking, there are all cheap material, black mould under the polished floor, which is very harmful to your health. And you can not find the problem unless you indefinably fall in sick. You can't argue with them since every bad thing is covered by the beautiful outside of those apartments. Last year, before I moved in, I read the google reviews on Aspenheights Statesboro, many others warned me about this apartment. I didn't listen to them. Now I warn you again, stay away from them!
Please beware of the false comfort and assurance of both prices and amenities of this apartment complex. Moved in to a filthy house in which I extensively cleaned and then was hit with a very hefty move out statement. I was able to dispute the statements as I had pictures proving the apartment was cleaner on move out than it was on move in. I was still forced to pay nearly $100 for "move out damages". Please rethink your living selection and expect to pay around $100 in extra charges per month. With no one in my apartment, the air off, hot water heater off, and no other appliances on or running I was still charged an "overage for power and water". Very nasty and un truthful business. Buyer beware
This place is complete joke. You will pay anywhere from $20 to $100 more a month!!!! They say it's due to overages & to check-out for 3 kids was like $1700. I have no idea how they get away with this. I will as well be filling a complaint w/ the Better Business Bureau.
Charged over $1700 in damages to three girls on move-out. Was "too busy" to walk parent through apartment to PROVE the damages. Parent insisted and waited until they allowed her in. They were unable to point to any damages because they had already painted over the walls. This parent had done the cleaning herself and had photo evidence of no damage to walls or carpet before the painting, but they will not remove charges. Do not move here. They bill for trash if the plastic bag is peeking out from your recepticle. This is the most dishonest business I have seen in some time. Do not let your student move here. They will hit you with hidden charges over and over again and corporate will not answer the phone. Do NOT move into Aspen Heights.
They are gonna screw you on the checkout regardless of how spotless you leave it - it's a racket. We had a mint condition apt on checkout and they tried to charge us $1600 for damages they cannot show us. They tried to avoid a joint walk thru by saying it was already closed...but we knew the law states they must walk thru together in 5 days. Now that they walked thru with us and can't show any damage, they are saying we have to prove we don't owe $1600. Lil do they know that we know the law and we can (and will if they don't fix things) sue for treble damages plus legal fees... But I suggest you save your time and headache and find another place to live
Unbelievably ridiculous what they try to make you pay for. And then try to work with the office to get things cleared off your bill--yea, good luck with that. Don't think they know the words customer or service.
Be prepared to pay at least an extra month's rent on move-out. Aspen Heights will charge you for basic cleaning and maintenance work to get the apartment ready for the next renter. What a deal for them! And what a deceptive and unfair business practice. That's even after we asked the office if there was anything needed to be done in terms of cleaning floors and carpet. What a total lack of integrity.
