Property Ratings at Cottages at UCO
Please read the reviews. I thought we avoided it because we got a tour scheduled prior to applying. But we applied, and then not only did they stop answering multiple calls and emails, but they also have the leasing office closed every time I went by and had a sign on the door that said the office was by appointment only. But won't answer their phone or email to have an appointment. Additionally, if you do get a chance at these apartments, go for one of the ones with less bedrooms and a flex room. all the duplexes are the same square footage, so you would be paying extra $100-300 for a poorly made closet shoved into the corner of a flex room.
The 2 stars are for Maintenance being friendly and at least trying to fix stuff. Overall though, the place is highly unresponsive. Can never reach anyone in the front office. They'll leave a letter at your door but wont answer a phone call. Rodent & pests problems: Snakes, Mice, major spider problem. Stock up on traps and bug spray if you live here.
I placed a rental application and received a text message that my husband had to fill out a seperate application and pay a seperate fee as well. So we paid $80 on 10/14. We have called several times and left voicemails. No responses have been made. The website still shows an apartment available but they have not began to even try and contact us and won’t return our calls.
They never answer their phones or contact you even when you have an application out for one of their units. We applied and were told (after a week of calling multiple times a day) that we do not make enough for rent but that our application was fine besides that so we needed a cosigner. (we are moving states currently so we have been trying to get employment set up) We got a cosigner and after a week (again calling legitimately 10 times a day with no response) they told us that because we do not make enough in rent we wouldn't be getting the place and that us having a cosigner didn't change anything. (even though our cosigner makes way more than 3 times the rent) Very unprofessional. I would not recommend.
We recently moved in May. The area is nice and very quiet. Angela is very nice and although there is only one maintenance guy for all the units he is very proficient. Everytime we needed anything he made sure it was taken care, and if it took time Angela would always keep me updated on the situation. Also, I like that the school has a playground next to us that my kids can use outside of school hours, and Walmart is a bit of a walk but doable. I also like the fact that we park right in front of our garage unlike most apartments where you have to find parking or your spot would be down the street. My only negative thing would have to be that the garage doesn't connect to the inside of the apartment. Other than that, I really like being here.
My family lived in the Cottages for 4 years before we bought a house, and I highly recommend this place. I could easily ride my bike to the campus for classes and my kids walked to the elementary and middle schools. My neighbors were quiet, but parking was an issue at times if they had a lot of guests. When we moved in the house was a little outdated but we transferred to an updated unit, and its so much better. Thee updates to the interiors make such a difference and our utility bill dropped. The new staff is wonderful because they are helpful and attentive to any issues. Its a great place to live, especially for small families like mine.
Quite a few issues with this place. First and most importantly because it's a severe safety issue and they have a history of building fires, is the master bedrooms in most units DO NOT have an emergency egress to the outside. Meaning if there is a fire in the unit you are 100% trapped! Their solution was to say keep a fire extinguisher in the room. Second, due to them "stirring up" rodents and bugs are infiltrating the units and they are doing NOTHING! The rodents are all in the kitchen and even the stove and oven. Third, the amount of bugs inside despite them having an exterminator of some kind coming through. This makes the bathrooms even more gross. Fourth, the amount of money you'll waste on electricity is outrageous! Easily over $200 and that's if you spend a good amount of time away and turn off the AC/heater. Whether it's not insulated, the AC/furnace is inefficient, someone is stealing utilities...idk, but for 2 people and less than 1,000 Sq ft it's ridiculous. Fifth, you know it's not well insulated as you hear everything your neighbors do. Can hear them urinating even. Angela, the property manager, has always been nice and the maintenance man too, but these places still have a long way to go.
Property Manager at Cottages at UCO, Responded To This Review
Thank you for your review. In January 2015, we did have a building fire however it was not because of a "safety issue". It was from a tenant smoking in the home, dropping a lit cigarette into the couch, and then leaving. The smoke alarms did go off, and luckily no one was home. We do provide several smoke detectors, as well as changing batteries regularly in them, and a fire extinguisher in every unit in case something does happen. There are at least 2 windows in every unit, as required by the fire inspectors. Every unit is free of rodents and other pests, insects, etc before it is occupied. If your unit becomes "infested", it is not our responsibility, as stated in the lease. We do bi-monthly pest control in every unit to help prevent these issues from occurring, but it is ultimately up to each resident to maintain a clean environment. All units have received new roofs, siding, and energy efficient windows within the last 4-5 years. Many have also had energy efficient appliances installed. We perform checks on the HVAC unit twice a year, in fall and spring, in addition to changing the filters. Beyond that, we cannot control what your utilities costs run. Over the last year, we have done many other upgrades including new lights/fans, bath counters, sinks and plumbing fixtures, and more.
