Property Ratings at Country Estates of Morningside
Management failed to report roaches before moving in and told us there was nothing they can do about it on our second day here. You are stuck in the lease for at least 2 months and have to pay a ridiculous amount to get out of it! They charge you a monthly pest fee when they don’t even do anything about the roaches. Poor lighting and very depressing environment to be in. Maintenance left a giant hole in my ceiling for at least a month before getting it patched back up due to a water leak. there was no consistent hot water for at least 4 month. Management had us sign the lease before even seeing the apartment and then left us with no A/C for over 2 weeks when it was over 85° out. Black mold has been in our shower room since we moved in and they have done nothing about that and blame it on us. We also had to scrub the walls and shampoo the carpets upon move in since it was neglected. I know this place is cheap but this is not the place you want to be stuck in a lease at. Roaches everywhere and nothing gets fixed around here. You also rarely get your deposit back even if you deep clean before you move out!
Bugs everywhere. Management SUCKS! They don’t clean up the snow and when they do they block your car in. Poor maintenance. Black mold by the windows and bathtub. Main entrance is never closed properly will have crackheads drinking in the hallways leaving trash. Do NOT rent from these people.
Apartments are close to a lot of businesses and are a good price
I moved here because it’s on the cheaper side and next to the highway . . . Honestly this is the grossest place I’ve ever lived at and I lived in a country house with every animal you can think of . . . BUGS ARE TERRIBLE : I’ve told management 3 times and the exterminator only does a check up even after I told him there’s bugs and my feet are just eaten up it’s disgusting. . . SUPER LOUD : I work a weird 12hr rotation schedule and no matter day or night people are yelling outside or neighbors are blasting music or doing loud stuff . . . Trash is everywhere here because people are throwing away furniture and if the dumpsters full they throw it near the dumpster and it’ll just sit there . . . Parking blows normally on Days I can park near my building but nights when I get off in the mornings I’m alway across the complex from my building ALLWAYS. . . I could go on and on about this place just don’t there’s way better for the same price this place is disgusting literally the bare minimum I’d rather live on Pierce St than here

I lived there from August 2019 to March 2020 and had to break my lease do to my roommate dieing in a car accident and they pretty much told me to figure it out and offered no assistance on paying rent or breaking the lease. I ended up having to pay $1350 to break the lease and still had to live there for two months after paying full rent. The management was unkind in this situation. I now have not lived there for almost two months and they texted me saying I owed them a huge fee for things that were broken when I moved in and that I put in requests to get fixed the first week I moved in which they never fixed or even tried to fix. So there is paper proof that I did not break those things. I would highly recommend not living there. It is very unsafe there at night and theres never parking and you can hear everything your neighbors are saying and doing above and below your apartment. Also the management is rude and only cares about getting paid. I would highly recommend not living there.
Horrible place to live. The apartment buildings are filthy and bug infested. I was told I could do a month-to-month lease and when I tried to move because I got transferred, I was told I was tied into a year lease. Things break and they refuse to fix them. And then I got charged for things that were broken before I moved in and we’re never fixed. If I could give a negative rating I would.
I have lived here goin on my 2nd year and I enjoy it... my kids love the pool and we also enjoy playing hide and seek with all the other kids that live here... I absolutely love the management they have done so much to make us feel welcome and makes us continue living here... I now live in a 2 bedroom and loving all the extra space! I have had to call maintenance in the middle of the night and they came right away and fixed all my issues... I have a older son who enjoys helping out the manager with hanging notes on doors and carrying in groceries for the older tenants! Rite now we are satisfied and glad we call this place home!
I've had multiple problems within the two years i lived there. I never was a bad tenant, rent was never late. They have cockroach infestation. We had a broken dishwasher for two whole weeks before they repaired it. We had our ceiling leaking water from the roof and their emergency solution was to poke holes in the ceiling so it drained into our bathroom sink. They also abuse the emergency entry law. Entered my apartment about every other week for the same problem. Stating its an emergency, and once did it 3 days in a row. The workers they have are incompetent, and they hire the incompetent companies to help them fix the emergency issues. They also refused to send me proof that there was an emergency problem. Save yourself the headache and don't rent from them, by far the worst people I have ever rented from
If I could give less than one star, I would. Morningside country estates is the most disgusting place I have ever lived at. The management team is a joke, and most of the people that live there are not clean. There were constantly parties being thrown and the cops being called for people in my building and in neighboring buildings. Repairs were never done, and took a long time to get done when asked. Towards the end of our lease there, we got bed bugs. When I told management this, they reported to me that there were multiple other units that had them as well. They had an exterminator come out, and they were still there when we left the unit. I had to throw out my couch, bed, most of my clothes, and make sure that everything cloth (that was left) in the home was washed and treated properly. I had to buy a new couch and bed. When we got our deposit back, the complex had taken $200 out of it to fill in nail holes on the walls and paint. When I called to discuss this with management, they reported that bug beds are not their fault, that I did not have to throw anything out and they could have treated it, and that they are not responsible for anything. Anybody who is thinking about moving into this complex, DO NOT DO IT. You will get bed bugs, and you will pay for it.
I lived here from 2012-2014. You get what you pay for at Morningside Country Estates, it is a reasonable apartment for a reasonable price. It could use a paint job, it could use new carpet in the hallways, and it could use some minor maintenance. However, I never felt unsafe, it was affordable, I never had issues with the staff, and continued to live there because it was cleaner and in a better neighborhood then any of the other rentals I found in that price range. Now I will say there is a very diverse tenant population which could cause concern for some, being a recent male college grade with fairly decent size I was never worried about my safety. I had to call maintenance twice during my time there and both items were fixed the very next day. On the maintenance issue the sinks are old, the showers are old, and the fridge was old but everything worked as intended. My biggest complaint was that I could hear ever move the neighbor above me made, be it walking or just opening a drawer. I received my entire deposit back as well. As for your vehicle being broken there was an incident where several teenagers, whom lived elsewhere, smashed several car windows. They were later caught in another neighborhood doing the same thing on a different night. I actually didn't lock my doors during the winter as my locks would freeze and I never had any items stolen. Overall I would recommend this as long as you know what you are getting, if you think your living in a big city loft you're going to be disappointed. If you are looking for a decent affordable place you will have no issues.
I have lived at Morningside Country Estates for almost 9 years. It was built in the 80's. It is close to WITCC campus and has an interesting mix of families, students and older residents. Although places in the area are starting to get more pet-friendly, there was a time when Morningside Country Estates was the only place you could have a dog in the Sioux City area if you were renting. The current management is courteous and responsive. They are quick to repair issues that arise. One of the biggest bangs for your housing buck in this area - very affordable. Laundry is communal, each building has a laundry room. There is covered parking available for only $10 per month. We live in a 2-bedroom, 2-bath unit - plenty of space. Overall, a nice quiet community.
