In many ways, Arlington’s Clarendon/Courthouse neighborhood leads a double life. On the one hand, the mix of upscale single-family homes and swanky apartments combined with the super-convenient access to Washington (just a mile away and served by multiple Metro stops) make this an ideal location for DC-area commuters seeking a more suburban home environment. The abundance of parks and playgrounds reflects the family-friendly nature of the community, and the local public schools are among the best in the region. Parts of the neighborhood also contain several corporate high-rises, giving many folks the option of walking to work.
However, Clarendon/Courthouse also has a lively, fun side. The neighborhood is generally known as the nightlife capital of Arlington – the robust bar and club scene along Clarendon Avenue attracts partiers from across the DC area on weekends.

Property Ratings at Courthouse Plaza
I decided to live at Courthouse Plaza as a first apartment out of college and I don't think I could have made a worse choice. Simply the quality of the building and apartments are nowhere near the outrageous prices they demand, the value of your apartment is driven entirely by location. During just one year staying here I have seen some of the strangest outages and issues, from the plaza level doors breaking for several days to entire building water outages and I am dumbfounded. They'll try to convince you that the elevators were "fixed," which is absolutely not true. I have regularly had the elevator system ask me to use one elevator, only for another to immediately show up and need to wait, which in some cases has been in the matters of minutes. As of 2023 they recently replaced the door system with one that doesn't automatically lock, and for my apartment no longer properly fits in the frame, requiring you to push the door hard to close. The apartments themselves are not worth the "luxury" price they are asking for. The appliances are loud, inefficient, and too small in the case of the washer and dryer to even wash sheets. Several of the doors in my apartment have either fallen off or don't close properly, and the bedroom door requires you to manually lock above the door, otherwise it will open while the AC is running. I could go on and on about all the grievances I have had during my stay here but I strongly recommend to stay away from this place, there are much nicer and newly renovated apartments in the immediate area for a fraction of the price.
The location and big apartments are really the only attractive features to this building. The elevators are a long outstanding issue (pre 2015) and it becomes an unbearable wait... think 10+ minutes. There are 5 very old elevators for a 20+ floor building. At least 1 if not 2 are "down for maintenance" weekly. I have lived in the building for 3 years and have about 30+ emails of "elevator service notifications" ... and that's IF management decides to recognize the problem! We were told the elevators would be upgraded in the start of 2018... yet here we are... no changes have been made. This place severely overcharges in rent and utility fees. Utilities are broken down building wide and not by actual apartment usage. Expect $150+ in monthly utility charges. There have also been multiple changes within the leasing office staff, most likely due to the inability to properly manage this building. Almost all leasing offices have a downside but this building isn't worth all the hassle. Look elsewhere. Small rooftop and gym are NOT worth it.
I moved here from a garden-style apartment building, and this property is way better. The apartments are in great shape with updated kitchens and bathrooms, the private balconies are large (larger than any I'd toured in the Arlington Courthouse area), and the building is quiet and safe. I am an older tenant, and I was worried about the noise level of partying 20-somethings, but there was nothing to worry about. The building is full of friendly, professional people of various ages, and I've hardly had any noise issues at all. I can't hear anybody in the apartments next to me and across the hall, and the building is almost always quiet. Also, the leasing staff is very professional, and the service guys are excellent. They fix everything I request, and quickly. The main concierge is a treasure -- everybody loves him. The property is also very dog-friendly, and I feel like 50 percent of the tenants have a dog. There's always at least one riding in the elevators. The staff is friendly to the dogs, and we can get treats for them in the lobby. My pup is very happy here. I've really enjoyed my time so far at Courthouse Plaza. Plus you can't beat the breathtaking views of D.C. from the rooftop terrace and fitness center!
The management team is terrible (besides Errika). Lived in the building for two years and have never experienced so much greed and selfishness in a property team. Don't waste thousands of dollars on a money hungry community who doesn't care about its residents. Will charge you for everything and some when you move out. Also lost our cat in the building and when we asked if they could send a message to the community they said they don't send "personal" emails. A community is about caring and helping one another. A lost pet is like a lost child to some people. COLD BLOODED.
Besides the good things that the website and a visit could show you (location, awesome roof, renovated kitchens), when you move in and have things break practically nonstop, along with one elevator working for the whole building during most times and good luck reaching the front desk, it gets old and will keep going because this building has a pretty amazing ability to try to blame things on others, that is when you are able to talk to someone in or associated with this particular property, which is not always the case. Management could not care less
Property Manager at Courthouse Plaza, Responded To This Review
We are very sorry to hear that you feel this way but know that we appreciate your feedback. If you would like to share your experiences with management beyond the community team, we welcome you to contact Resident Relations at http://upload.equityapartments.com/. Thank you.
The best thing I can say about Courthouse Plaza is that it is in a great location. So, if you don't mind feeling like you live in a college dorm or being treated like the resident of a college dorm, then go ahead and live here. Shared amenities like the rooftop and pool sound nice but are constantly overrun by recent college grads that invite all of their friends over to use the space. Having W/D in unit is a plus and the appliances are on the newer side. Maintenance staff can be unprofessional (e.g. certain staff members have said inappropriate things to us about other residents) and incompetent (e.g. they caused flooding in our apartment while trying to fix another apartment). The parking garage floods when it rains and the elevators are constantly on the fritz. Leasing staff members are unresponsive, unhelpful, and nothing is ever their responsibility. Their ability to nickel and dime is beyond what I've experienced anywhere else I have rented. Be warned: our rent increased by 6-7% per year. Concierge staff are friendly but lack any real authority to help you beyond getting you a parking pass or handing you a package.
If you own a pet this apartment complex for you. The build is surrounded by a ton of greenery and dog parks/pet stores are within walking distance. The apartments have hardwood floors which is ideal for a short haired pet owner like myself.
I love the apartment - we absolutely fell in love with the kitchen. But there have been alot of issues with appliances in the apartment since we've moved in. Still happy with the decision but it hasn't been completely smooth sailing!
