I chose these apartments because it is a dog friendly complex with two dog parks. I love the natural wooded grounds. Staff is very friendly and keeps us updated on community activities.

Old appliances, maintenance takes forever to show up and doesn’t fix anything. I had a man walk into my apartment at 7AM because they were doing repairs OUTSIDE. Didn’t knock, just walked in. Door was locked so he let himself in with the key. Office is terrible to work with. The pool was closed half the time. Couldn’t use half of my outlets from being painted over time after time. Mail and packages opened/stolen all the time. “Maintenance fees” added randomly when they didn’t even work on my apartment. The grounds are beautiful, but the positives end there.

Hi there. We're a little puzzled by this feedback as our pool has not been closed at all. We believe this review might be meant for Waterford Place, whose pool is closed often, not Courts at Waterford. Our team works hard to provide great service at every opportunity while maintaining high degrees of respect and professionalism and we're sorry for any miscommunication that occurred. Our team would never enter a unit without permission or providing the proper notice. Our team always strives to be transparent with residents regarding potential costs and all our fees are laid out in our leasing agreements. Do not stay here!!! Run!!! Know of friend who’s upstairs neighbor’s pipes bursts and flooded his apartment on Christmas Eve. It is now the 30th and they still have done anything to clean it or help him. They are claiming “act of God” but he followed their precautions as instructed and reported as soon as known. the office was also notified that 5 people were living in that apartment but did nothing about it. Now they are not prorating his rent for the time he can’t be in there AND not cleaning or doing anything to help as he has to pay for his own hotel. The office staff are rude and hang up on him when he try’s to talk to them, and they are requiring a 60 day notice to move out even though he can’t live there. So that’s two more months rent he has to pay for an unlivable situation. Rude, uncaring, and practically evil. RUN AWAY!!!
This apartment complex is the worst I’ve ever experienced. I HATED living here. My car got broken into MULTIPLE times with stuff thrown about from my console and other storage areas. Luckily I never kept anything valuable in the car. My car got side swiped while it parked. My apartment itself was NOT worth the amount it cost to rent it, it’s EXTREMELY outdated and you can get much more decent apartments for just $100 more a month. I know for a fact the leasing staff will lie to you in order to get a lease, telling you what you want to hear but then not following through with any promises. They don’t listen to you and making it difficult for you to live there by not responding or only responding when they want to. The complex and especially certain apartments reek of weed and they won’t do anything about it. The leasing staff is full of petty, grudge bearing high school acting middle aged people. I can’t NOT RECOMMEND THIS PLACE ENOUGH!!! I will pay you not to live here

It is really disappointing to see this negative portrayal of our community. When it comes to crime, unfortunately, we have no control over when and where it occurs. This place is literal trash. The office people are an absolute joke. They are RUDE and no help with anything. The trash area is always disgusting. Any holiday, that area is excessively OVERFLOWING with trash. Do not rent here. Point. Blank. Period. Worst 2 years I spent renting anywhere.

I'm a single mom & had an infant in my apt with me. The manager of the property knew this when I applied. First day, the apt had not been cleaned, had mold in the water heating closet, two entire cupboards worth of someone else's food. The vents were matted with dirt, there was no drain covers, the top of my dryer was covered in detergent, and 3 drawers were off the tracks. I had to go out and buy carpet cleaner, floor cleaner, bleach, and trash bags to haul all of the dirt and garbage left by the apt. Then, my neighbors smoked pot often. Pot is fine- but when an infant is inhaling someone else's second hand smoke, and all my clothes reek, and I make a complaint to the office about it not once but 6x before someone comes to look in to it, that's sad. Not just that, it was the manager, who claims he smelled nothing; that if someone had been smoking pot "the smell would never come out of the carpet". That's how cigarettes work, not marijuana. Also, I had bought 5 separate air fresheners, kept an air purifier next to the crib, and I lit candles daily. I had 5 witnesses to how bad it could get. The manager was misogynistic, rude, and frankly, and unprofessional. He got me into the apartment. I shared my concerns about safety- he SWORE that there would be no concerns. First day, my nephew found a bullet casing in the lot. There was a boot print on my door. The neighbors weekly had loud parties until 3am, and if you called the after-hours security guard? Why does that jerk even work there? He doesn't answer calls. He doesn't return them. You have to call him 3 times in less than 5 minutes for him to even listen to your voicemail. (I was told this by the staff). It also took 3 weeks to get a mailbox key. My 2nd key never worked, pool key never worked, AC stopped working multiple times, and the one time I went to the pool, a kid pulled a used tampon from the bottom. I told the staff, but his parents were never told. I had wanted to move here for 5 years. The 2 redeemable qualities about it were the layout and staff. Outside of that, the manager is a bully/liar, tenants are inconsiderate, security is absolutely 0. I moved out 5 months after I moved in. And just so you know, if you want to pay your rent online, there is a nearly $27 "convenience" fee to do so. I've never heard of it going above $5.
My husband and I moved Into the property and immediately had issues. We asked for a non smoking apartment and the apartment reaped of smoke which took us months to get out. The apartment also wasn't even clean, carpet was horrible and plaster was flaking off walls which they were supposed to fix but never did. Our air immediately broke in the middle of summer as well upon moving in due to how old the complex is. Also, people neighboring the apartment would continuously smoke weed and it would come through our apartment vents which was horrible and signified structural issues. After begging to relocate they refused to let us do so without a 600$ fee after paying near 1200$ to move into this place. We also had issues with them tampering with our mail without consent. Management was absolutely horrible with absolutely no athority to do anything and held the worst customer service we've ever experienced. Thankfully after paying a hefty amount we broke our lease early and got out of that hole.
Essentially, it's a great place to live as long as nothing goes wrong. If you are robbed, they act like it's your fault. If your heat goes out in the winter, they take over a week to even look at it. Reaches. Every. Where. If you actually need to speak with the property management, the odds are good that they are not there. The entire office staff goes to lunch together, leaving no one in the office for an hour and a half during the middle of the day. Their hours describe a normal business day, but there is a large chunk in the middle where if you need to, you cannot reach anyone. The buildings are great, the location is great, the staff is insufferable.
If you are renting for the first time this may be decent but other than that it's pretty bad. The appliances are from the 90's, especially the stove, the baseboards and cabinets were just slapped on. You can see cracks between the wall and cabinets where they were not properly aligned. Big roaches have an entrance point from the outside that you'll never be able to find, and the small ones hide in the cracks and crevices in the walls that the base boards are suppose to seal and travel from Apartment to Apartment.. Even if you keep your place spotless the roaches never leave they just hide in the cracks fromwhere this place was just thrown together bad The best thing about this Apartment complex is the groundskeeping.

I have lived here for several years and love Waterford. Apartments have been helpful and keep my apartment updated with the years that I have been here.
An amazing gem centrally located near shopping and restaurants, but tucked away in a beautifully landscaped area that gives you a feeling of privacy. Spacious and unique floor plans allow you to find the perfect, low maintenance home allowing you time to enjoy the pool, hot tub, tennis courts and fitness center. A Chattanooga winner! Welcome home!!
