The neighborhood of Scott’s Addition is a historic district in Richmond, encompassed by many buildings and structures that contributed to its achievements. This community just south of Bryan Park noticeably became a part of the “Virginia Beer Boom” after the state’s blue laws were reformed. Inside this close-knit community, nine alcohol producers call Scott’s Addition home.
Because of the breweries and distilleries here – like the Veil Brewing Company and Buskey Cider – tourism soared in Scott’s Addition. In addition to many places to grab drinks, there are tons of restaurants in walking distance of one another. Good community with quick maintenance attention. Great neighborhood to live in with lots of new things coming all the time. New streets have made it much nicer to drive around too!
Courtyard Lofts are in a great location in the heart of Scott's Addition near a ton of great places. I also appreciate that the maintenance is very responsive.
I have now lived at courtyard lofts for a year and it has been such a great experience. The building is in walking distance to so many restaurants/bars, coffee shops, a pharmacy and grocery stores. Unfortunately, I don’t have much to say positive about this apartment complex. All appliances in our apartment broke within the first few months of the apartment, floors were black an unclean upon moving in. When requesting repairs we were given a broken dishwasher as a replacement, when our a/c went out over Memorial Day, I placed an emergency order in where the manager of the apartment complex argued about how they had already fixed it. He was very aggressive and matter of fact that I never asked for maintenance again so I didn’t have to deal with his poor attitude. Parking is a joke most people park there without a pass. I would recommend this place if you like living in a storage container
I love the apartment and i love the surrounding area. Sound is always pleasantly quiet and peaceful. I think the leasing office workers and maintenance are very accommodating and kind.

The cost of living is a bit pricy but you gain a lot of fun outside offerings with the neighborhood being the way it is. I like the maintenance staff as well.

At 40 years old I have lived in many apartments. I've dealt with noisy neighbors... none has made me want to move until I moved here. The walls here are thin... so thin that when my neighbors fight I can actually make out the words that they're saying. They also like to party. A lot. Loudly. While I've heard bass make it through walls before, I've never before heard bass, treble, and melodies... so loudly that I could actually make out the song or movie they're playing. I have made 6 complaints, now... the first one was actually on my very first night living here 5 months ago... the most recent one was yesterday. I've offered to help them resolve the scenario by moving me to a different apartment in the complex away from these incredibly rude and inconsiderate neighbors (last night's complaint was made at 11:30pm)... they said I would pay the same price for such a move as if I left the complex altogether. That penalty is punative, too: a 90 day notice (3 months rent) and 2 months worth of rent as a penalty for breaking my lease early. FIVE months of rent... just so that I can get away from the problem that they are not resolving. Don't bother coming here if you value your sleep. Apartment living isn't the easiest, but I have never had it so bad as I do here. It is not worth it. You can do better. I currently spend the majority of my time at home wearing noise cancelling headphones because I cannot enjoy the television without them due to the music and movie noise coming from my neighbors. I can't listen to my own music without it being corrupted by theirs. I cannot live a normal life because of them and Courtyard Lofts has had 5 months to resolve it and they haven't. ...and I can't leave unless I am willing to deal with it for 3 more months and EVEN THEN pay a two month penalty because MY NEIGHBORS ARE BREAKING THE TERMS OF THEIR LEASE. Seriously. You can do better.

Dear Chaz, Thank you for your feedback. We are sorry to hear that you are still dealing with that but when we last spoke you had mentioned that it had gotten better. I would like to assure you that we are in communication with the other resident and are taking steps to assist you with this. Unfortunately, in apartment living, you can sometimes hear other residents. We have reached out to your other neighbors, and they are not aware of excessive noises consistently coming from this apartment. As we have advised, should there be an issue after hours, you can reach out to the police department to address disruptions but as you have indicated, the sounds are not loud enough that the police will follow up on your complaint. To better assist you, we have researched more on sound disturbances and below is what we have found- Per the county code Sec. 11-37. - Violations. (b) Multifamily homes. No person shall operate a device or otherwise create sound which, when measured from inside an apartment unit or condominium unit, but not including hotels, motels or lodging houses, and measured at a point at least four feet from the wall, ceiling, or floor nearest the sound source, with doors and windows to the receiving area closed, exceeds 65 dBA between the hours of 7:00 a.m. and 11:00 p.m. or 55 dBA between the hours of 11:00 p.m. and 7:00 a.m. Examples of noises that are typical in the 55dBA range: • A normal conversation • An electric kettle • A residential street • An electric fan • An office reception area • A moderately quiet home To help remedy this situation, we will again contact the other resident but as the landlord, we do need to ensure ALL residents are able to enjoy their homes. This means they should also be able to walk, talk, watch tv at a reasonable level. However, we will remind all residents to be more mindful of sounds and time of day/night. For your safety, we would again encourage you to not knock on a neighbor’s door but instead let us know or call the police if there is something you need to address. We have also discussed relocating you to another apartment, but do not have any availability here at Courtyard Lofts. We can let you know if something comes available if that is what you are interested in, or possibly one of our sister properties. We are obligated to follow the terms of the lease but would love to talk over solutions when you have time to come by the office. The fees you mentioned are typical of a buyout option which is standard in most leases. We do offer a sublet/sublease option that would be less, that we have discussed previously. Finally, I would like to reassure you that we take every resident’s concerns very seriously. We would like to help and work towards an amicable resolution. Would you be able to come by our office one day this week to talk more about this?
I have lived here for 7 months and have loved everything about my experience. It’s beautiful, clean, conveniently located, and the leasing office is 10/10 hands down. I have never done an online review of an apartment before and set up this account just to give them the recognition they deserve. Very happy tenant and would highly recommend.

I first fell in love with the whole essence of these apartments from looking at pictures online. I was not disappointed when I saw this place with my own eyes! Even though there wasn't an apartment available to see, I instantly fell in love and knew this is where I wanted to live. Robin was kind enough to show me the building and all of the great features even though they weren't expecting any vacancies for a few months. I was so excited when I received a call that there was an apartment available and I enjoy living here even more than I had anticipated! I've had trouble with maintenance and poor management at other complexes in the past, but have had no issues here whatsoever. The maintenance staff are efficient and friendly and management responds to any emails and answers questions immediately. I highly recommend Courtyard Lofts!
Was one of the 1st tenants to live in this building. Had an absolutely wonderful year living here. Robin and Austin always helped me with any issues I had in a timely manner. This place has all the character and anentities you can ask for in a Richmond apartment. Amazing location with the best rooftop pool and terrace in the city. Highly recommend!
I've lived in Richmond for 6 years and this is by far my favorite apartment/complex! The apartments are very nice and spacious. The courtyard, garage parking, fitness center, clubhouse, rooftop deck and rooftop pool are awesome! The staff-Robin, Jessie, Joseph & John are always super nice and willing to help with anything. The building is right across from Ardent Craft Ale and 1/2 a block from The Circuit Arcade Bar. You can walk to all the breweries and restaurants in Scott's Addition. I would definitely recommend Courtyard Lofts to anyone looking for a new apartment!
Was very excited to be moving into "luxury living" until the hallway outside my apartment flooded into my apartment within the first week of living there. Management is extremely rude and made promises they don't keep. My ceiling has leaked 5 times, once so bad I slipped and fell and required a doctor visit to cast my wrist, medical bills not reimbursed. Every time the ceiling is "fixed" it leaks again and they cant give answers as to what the repairs made were. They only had an actual roofing company come to look at it AFTER the 4th leak. They sent out a notice saying you have 60 days to inform them if you are moving out or re signing but you have to do so within 60 days of your lease ending but they sent it out less then 60 days before, so unfortunately I'll have to stay in the awful place for another year. Needless to say, save yourself stress, money and sanity and never live here. I cannot wait until I can move out!

2 bed, 2 bath. single floor (not loft style with two floors). No kitchen bar area. Everyone has had major maintenance issues. My move-in was rough. My roommate was given keys but there were no appliances, blinds, painting was still happening. We do not have the exposed brick we were shown, we did not have skylights, and management was unapologetic and said "well you don't have to sign the lease." After being approved a month and a half before and paying a deposit. There's supposed to be a rooftop dogpark and there will not be one. Residents were not advised. Over half of people have dogs, including myself. The neighborhood isn't a fun place to walk your dog, so that's why the dogpark was such a plus. There's going to be a small little space by the leasing office, but nothing is being worked on. Pros: - Unit amenities: new appliances - Right by a lot of breweries which is always fun - Fitness center is big enough with equipment so no need for gym membership - Pet friendly - Courtyard is convenient outdoor space - In unit laundry machines new - rooftop deck and pool is good for groups. Cons: - Poorly built: walls don't reach ceilings, plaster falls from ceiling (four months of being here). - Poor ventilation, windows don't open. - Neighbors have told me that their skylights leaked during big rains and soaked furniture. I don't have skylights so haven't seen it. - Heating/insulation: My dog's ears and paws are cold to the touch :( thermostat says 74 - Kitchen: cabinet shelves fall down because they aren't cut straight. - Kitchen: tall cabinets but skinny. - Kitchen: outlets are hard to plug into. - Kitchen: not enough counter space, but we don't have the breakfast bar. I've really tried to like living here, and I hate moving. But I don't think many people are renewing leases.
