Property Ratings at Courtyards of Roses
They do a great job of keeping the area looking great. Alex takes great care of us. We have been here 35 years and love it here. The maintenance crew is great to take care of issues with our AC/Heater. We had a heater go out awhile back during the gris overload where we had no heat and the maintenance crew worked until 2AM until they had it fixed.
I lived here for 2.5 years from 2020-2023. They have a SERIOUS roach infestation that is uncontrollable. They also have a SERIOUS noise issue with tenants, dogs, and car and street noise. Weekly and sometimes daily water shut offs for an hour or 2. You will not sleep if you move here. The apartments look okay on the inside, until you move in and find the other issues. Again, I repeat, pick a different complex.
The place is infested with roaches and mold and they take forever to come fix anything and the manager is not very professional beware before you move here
Absolutely terrible management: will openly threaten fees for issues they have not given any help in avoiding. Maintenance: will not fix any issues and it takes 6-7 work order requests to get anyone in Laundry rooms: always broken and full of standing water or filth
This complex has too many cockroaches and fruit flies. Literally when you are going up the stairs they crawling around- outside ur apartment and everywhere in the kitchen. Fruit flies show up out of no where I felt like I had a plague. They never go away with their occasional spraying. Neighbors sell drugs so there’s always sketchy people coming to the complex waiting in their cars. You don’t feel safe here. Oh, and there’s NEVER parking! There’s other places that are good. This one ain’t it.
I’ve lived here for over a year. I’ve had a great experience. If I need anything done they get it done fast. Convenient online payment is a great help too. Conveniently located. It’s calm and quiet.

So last year my boyfriend and I were needing a place closer to Dallas, our first place ever not with our parents. And we didn't know what to search for, or what to look for in leasing and renting. But we found this place. The location was just right, and the office was a huge help in figuring out paper work. We were 18 and unfamiliar with having to be adults. So we got the apartment at a great price. At the time it was 700 a month and they added the water and other bills to it so we could pay it all together which was so simple. The apartment itself was nice and updated and we never had any problems. We live in Oregon now and we both agreeed when it's time to move back to Texas, we will go back!

I really like living here its very quite and you don't have to worry about people taking any thing you leave out side. The maintains is very quick to fix your problems. Office has very good customer service.No problem with parking,I just really like it here.The amenities are very nice too.
Apartments are not on par with the pricing. They are priced higher because they have been slightly renovated and are on the tip of Los Colinas. But they are not in Los Colinas and don't maintain the standards of Los Colinas apartments. Don't misunderstand me. They are very nice compared to the others in the immediate area. The location is in a very convenient spot. The apartments do look nice inside. The maintenance men are slow to fix things, the grounds keeping is below average especially during bad weather periods and the dumpsters are too close to the apartments. When garbage truck picks up the trash at 8am it wakes everyone up. And my least favorite thing is the fact that they don't spray for bugs. So if your neighbor is a roach magnet you'll have to fight them off yourself.
