Property Ratings at Cove On 13 - Roseville, MI
I have picked up more bullet shells in the parking lot of this apartment complex than I care to admit. This complex is awful. There have been police here numerous times. Last year there was an awful incident across the street and the perpetrator of that awful incident lived in this complex. There is so much crime here, I am always afraid for myself and my family. We have asked to be let out of our lease for months now, and have been told NO. Do not rent here. Please do not raise children here.
This place has roaches , and other miscellaneous bugs galore ! Stay away ! Basements dirty, customer service sucks it's just a nightmare here wish I could give 0 stars
My AC was and is still broken from Aug 4th to Sep 27th, 2022. After many ignored calls from the office staff AND the coorporate office, my AC is still not fixed. LR Management REFUSED to provide me with paper documentation for not being able to provide a temp air unit. My apt reached temps of 100 degrees and I have pictures to prove it. There are roaches, they take months to repair ANYTHING, and the staff will outright ignore you or be passive aggressive about your issue. DON’T WASTE YOUR MONEY.
I have been living here for two years everything was good the first year. But then the apartment started going down hill. They don’t keep up the maintenance the the carpet in the hallway is dirty. They take forever to fix things the laundry looks horrible and to top it off they have roaches they are in the hallways and even in the washing machine. They are rude and always trying to charge you some extra fees on your rent. I have never went out my way to make a bad review but they deserve it.

I have to say, when I first read reviews I was a little nervous applying at this apartment. But I was in a scary and unsafe situation at my previous home and needed to quickly find a new place for my daughter and I. They were the only place within my school district with openings so I bit the bullet and applied anyway. Let me tell you, the women and men working here have been nothing short of exceptional. The manager and office ladies were so helpful and caring. Quick while working with me and patient as well. They were so kind I was nearly in tears the day I got my keys. They will never know how much they helped me in a time of need. The maintenance guys have also been great. I had a leak in my bathroom upon moving in. They quickly responded and resolved my issue with true care and concern of our wellbeing. I’m not sure why the meadows have had such a bad rap up until now but I can tell you that it has been a truly wonderful experience for me so far.

I moved here in April last year & I was ok with this place until recently. Of all of the issues I’ve had I never complained but with this recent bad weather the lack of urgency to clear the ice from the sidewalk is mind bottling. I fell last Sunday and Broke my ankle in 3 different places taking the trash out. I had to crawl into the street to sit on some trash for almost 10 minutes until I saw someone walking to their car. The lady in the office helped me up, saw that I couldn’t walk, got me in the office to sit down. & I had to ask her to call 911 to get me to the hospital. I would think someone would have contacted me at least to just see how I was doing seeing as though I did hurt myself on their property due to their lack of property managing. Nope... I had to call the office to ask them to salt the sidewalks so visitors could come see me. I had to call again to salt the sidewalks to get out and go to the dr with crutches. And yesterday I fell on ice again coming back from my dr appt. This is just ridiculous. I hate it here. Now I have to miss work because of an injury I sustained on this property and I’m still expected to make my monthly payments. This is a very stressful situation for me. I thought after I fell maybe they would get to the ice a little faster so no one else will get hurt. But obviously I’m out of my mind for thinking that. Thanks Meadows of Thirteen for making my life hell.

never come to live here!!!!! even if they paid me I wouldn't renew my lease!!!! they wouldn't take another person off the lease, because she wasn't living in Michigan anymore, there was no contact with her and I couldn't add anyone else on. in the year I lived there, the office manager was replaced twice!!!! I had to deal with three different people. maintenance was unprofessional, they never fixed anything. when I moved in, there was paint everywhere, they never took care of it I did. the toilet, the blinds, the doors and the bathtub were broken. still waiting for the plumber to arrive... the first day I noticed the fridge wasn't working properly, had to wait for another one. they kept putting off the date for me to move in. management in the office is extremely rude, not customer service oriented at all. and they never pick up the phone. the door to the building half of the time was broken, it slammed, there was no handle, someone broke the window. took them months to fix it. I was paying 8 times as much because there was space heating, which was supposed to be included in the rent but they told me it wasn't the day I signed the lease. the windows were not sealed correctly, they couldn't do anything about it, was cold all the time. there was no smoke alarm. there were bugs. neighbors were loud, parking was ridiculous. laundromats and dryers don't always work.
My lease is ending soon I am not behind in my rent and have never been behind; so lets get that out right now! I have a so called updated apartment. I don't even no where to start but since I have been here they have changed managers so many times I can't even keep up. You have people stealing your packages! The door bells or intercom doesn't work and has not ever worked. The air conditioner doesn't blow threw the apartment so prepare to burn up! They don't fix anything at all! There is no pool no club house and putting a work order in is a dam joke! The hallways are nasty! I have cleaned them to the point I just gave up! The storage in the basement has bed bugs cause it is so nasty! The office staff is rude (the guy that works the desk) the female is ok! Go to Sandhurst right down the street they are worth the money! I am not signing another year I would rather be in a shelter!!!
The apartment under my unit caught fire and the property manager wouldn’t even move us to a new unit even though our unit was badly smoke damaged!! The property manager NEVER reached out to none of the people in our building (including us) when the fire happened then we had to constantly call the property manager and ask to be moved to a new unit just for her to tell us we had to wait two week before they would put us in a new unit and our rent was going up! Overall this place was TERRIBLE snow wasn’t shoveled in the winter, you have to constantly call for maintenance to come do repairs and it’s a new property manager every 2 months. VERY UNPROFESSIONAL....Stay away from this place.
You are extremely unprofessional. You give out false information and you could careless about your tenants. Worst business I’ve ever done with an apartment. I would never recommend anyone to live at Utica square.
They hire subcontractors who complete the work asked for then don't pay. The management company is full of lying, disrespectful jerks.
I have been living here almost three years June 5th. My first year here I loved it even though I lost my section 8 because of them. I have been thinking about moving because all you see especially in the summer is a bunch of ratchet looking people. I am really ready to move now because Friday February 9th my apartment was Broken into because our entrance to this building has two doors that are broke so anyone can walk in so I can't say if it was a inside job or some of these dirty kids or grown people that just walks the parking lot. In the one bdrm rooms you have to pay your own gas and electric the two bedrooms it's included in their rent. You can have crimes and break-ins anyway so just move in at your own risk and make sure you get renters insurance because I don't so I have to replace it myself and I want to break my lease because I feel violated but I have to pay two months rent to break it so I am debating because these bums that broke in my apartment is watching me evidently and I feel they know what kind of car I drive and can come back again.
Management here is horrendous. They don't care. As long as they get money from you, they don't care. Maintenance here doesn't do their jobs. They don't fix anything unless it's leaking water, because it's on their dime. Free heat, yet they never turn the boilers on. Everyone here smokes pot, and it's disgusting. You let them know they're illegally smoking pot, and they practically tell you to suck it up. This place does nothing. We've been here for nearly a year, and they still haven't came out to fix something as simple as the cabinets or sliding doors. Management lies to you. "Don't worry about it. The heat will be on tomorrow. They have to audit and get parts." Well, guess what? It's been two weeks. Please, don't ever live here. This place just doesn't care.
I've lived here for three years with no problems, but now in the complex that i reside in the hot water keeps going out and we've been told for months that it will be fixed.... Well it's not fixed and if it goes out over the weekend or a holiday tough luck until Monday because it's not an emergency situation. I'm considering moving next year.
Not all but MOST of the buildings are infested with bed bugs especially building B when I first moved in the lady downstairs told me 3 days after I moved in about the bed bugs she showed me her and her son arms and legs she also said they been treating her apartment every Friday n it's was going on 4 months. FOUR MONTHS is a long time that means it's in the vents and in the walls, under the carpet and hallways This whole building needs treatment inside and out! And this isn't the only building that has them save yourself the time and money they try to get you with the no security deposit
Worst place I could ever have got. Free heat they advertised. Only problem is they won't turn it on. 34 degrees last night. Apt was 62 degrees this morning ! When I called and asked when they were going to turn the heat on. She said I'd just have to bundle up. The blinds have been broken since I moved in, and they refuse to replace them. Won't be staying here another year. Best try somewhere else.
My daughter and I haven't had our on place in 3 years and Utica Square apartments gave us our independance back! So far we love it here, perfect size for us!
i like where i live but wish i had a smaller place like an studio apartment am an older lady and i like peace and quiet the neighbors are too loud sometimes the squeaky floors drive me crazy the carpet, the kitchen and bathroom floors could have been cleaner.i love nice and clean if i need something fixed they come right over if its not too late next day you dont have to call again they are here i like living in apartments
It's a nice and quite area. Very nice in the inside The only thing is that it is to far from my family If I had a car wouldn't mind moving there.
My first years here was beautiful , Finding out everyone first year has been beautiful . Then i went into my second year with problem's like , Bad capet cleaning , cheap blinds , Everything in the bathroom breaks , The kitchen sink stay broken , They refuse to paint year -after - year . I CANT WAIT TO MOVE THIS YEAR 2014 !!!
My stay has been very pleasant! I love my bathroom and kitchen. My bedroom is huge. The office staff is great! I love Alicia, anytime I had a problem she was on top of it......:-) My reason for leaving, VBK don't believe in replacing carpet. The carpet was bad when I moved in. I asked for new carpet after 3 years and they wouldn't give me new carpet so I won't renew my lease.
